Start with the focal point (usually the TV wall) and arrange seating around it without blocking walkways or natural light. In open-plan condos, use the sofa, a rug or the ceiling design to subtly zone living from dining. Keep at least 900mm clear as a comfortable walkway around the main seating.
The TV wall and sofa should face each other at a comfortable viewing distance — typically 2.5 to 4 metres depending on TV size. Pulling the sofa away from the wall, even 300–400mm, makes the room feel more spacious and curated than pushing everything against the perimeter.
