Most independent Klang Valley retailers land around RM100–RM200 per sq ft once shopfront, lighting and a decent counter are in; most cafes around RM200–RM280; and a typical KL casual-dining restaurant around RM200–RM320 once the kitchen and exhaust are properly built. F&B costs more than retail because of the commercial kitchen and its services.
Commercial fit-out generally needs local-council building or renovation approval and Bomba fire-safety sign-off, a business premise licence (plus a food premise licence for F&B) and a separate signboard licence from your council. Authority submission — drawings and fees — typically runs RM8,000 – RM25,000 depending on scope, and mall units add the mall’s own fit-out rules on top.
