Bare shell, CAT A or a previous tenant's office

There are really three starting points, and they change the budget more than any finish choice. What a CAT B fit-out involves

CAT B work follows the order of any office fit-out: survey the space, agree the layout, get the building's approval, then build partitions and ceilings, run power and data, adjust aircon and fire services, lay floors, install joinery and finish. Specialist systems belong to specialists. Avoiding paying twice for the same work

The classic waste in a CAT A to CAT B fit-out is removing what the landlord just installed. Ceiling tiles come down for a feature ceiling, a new raised-floor layout fights the floor boxes, or the landlord's light fittings are thrown away for a different style. Some landlords will agree to leave out items you will replace, or to credit them, if asked before handover. Ask early, and put any agreement in writing.
