Setting up a dialysis centre? Plan the water room, the station services and the treatment floor before the interior.

A dialysis centre fit-out is built around water: a treatment room that purifies the incoming supply, a piping loop to every station, and a drain beside every machine, together with dependable power, a treatment floor that nurses can see end to end, and finishes that clean easily. Private healthcare premises are regulated by KKM, so the layout is agreed with the medical team and the authority before the interior is styled. The water plant and medical equipment are specialist work; ClickBina handles the building fit-out and coordinates the trades. A site visit is RM150, waived if you go ahead.
A GP clinic is mostly rooms, furniture and a few sinks. A haemodialysis centre is closer to a small plant room with a treatment floor attached. Wikipedia's haemodialysis entry explains why: dialysis patients are exposed to vast quantities of water, which is mixed with concentrate to form the dialysate, so even trace contaminants can reach the patient's blood. For that reason the water used is carefully purified before use.
That single fact drives the fit-out. The building has to host a water treatment room, carry purified water to every chair, drain every machine, keep the power on through a session, and let a small nursing team watch every patient. Everything else, from finishes to the waiting room, follows from those needs.
The water treatment system is supplied and commissioned by a specialist, but the room it sits in is part of the fit-out. The haemodialysis entry describes a common purification train: pre-treatment to remove particles and chlorine or chloramines, then reverse osmosis, in which water is forced through a membrane that holds back even very small solutes, with further polishing in some systems.
| Room need | Why it matters | Fit-out item |
|---|---|---|
| Space and access | Tanks, filters and the RO unit need room to be serviced and replaced | Room sized to the supplier's layout, with a wide enough door |
| Floor strength | Filled tanks and vessels are heavy | Engineer's check before the room is fixed, especially upstairs |
| Water supply and storage | The plant needs a steady incoming supply | Supply pipe sized with the supplier; storage as designed |
| Drainage | Filters are flushed and the RO rejects part of the water | Floor drain and waterproofed, falls-to-drain floor |
| Power | Pumps and controls must keep running | Dedicated supply as the supplier specifies, coordinated with the electrician |
| Ventilation and cleaning | Humidity and disinfection chemicals | Exhaust, washable finishes, chemical storage |
Get the supplier's room layout and service requirements before the floor plan is fixed. Moving a plant room after the partitions are up is one of the most expensive changes on a dialysis fit-out.
Purified water travels from the treatment room to each dialysis station along a dedicated loop, and each machine needs a drain close by. The piping route, materials and access points are set by the water treatment supplier, because the loop has to be kept clean and disinfected. The fit-out has to give that loop a route through walls and ceilings, keep it accessible, and provide a drain point at every station without making the floor a trip hazard.
Think about maintenance from the start. Panels that open, ceiling access along the loop, and drains that can be cleared without closing the treatment floor all save disruption later. ClickBina's commercial plumbing maintenance guide covers how shared drainage in commercial premises is kept running.
A dialysis session runs for hours, and the machines, the water plant and the lighting all depend on power. Ask the medical team and the equipment suppliers what must keep running in a power cut and for how long, then design the supply around it: dedicated circuits for the stations and the plant, and a backup arrangement if the service requires it. ClickBina's generator installation guide explains how standby power is tied in safely. Fixed electrical work is done by a registered electrical contractor. ClickBina coordinates that work with the rest of the fit-out.
Nurses need to see every patient from the station. Most centres arrange the chairs or beds in open rows or an arc facing the nurse station, with space around each chair for the machine, staff access, and a trolley.
If the clinical team or the authority requires patients with certain conditions to be treated separately, that area is designed in from the start; confirm this with the medical director early.
Surfaces on a treatment floor are wiped down many times a day and meet water, disinfectants and spills. ClickBina's clinic interior design guide describes the principle for clinics: clinical layout follows patient and hygiene flow, keeping clean and contaminated paths apart. For finishes that means seamless, washable floors turned up at the wall, wipeable wall surfaces around the stations, ceilings that can be cleaned, and joinery that does not trap dirt.
The clinic guide explains that clinics are regulated by the Ministry of Health (KKM) under the Private Healthcare Facilities and Services Act, and that the design must satisfy KKM standards before the premises can be registered and operate, with floor plans showing each room's function, sterilisation and clean/dirty separation, ventilation, electrical and plumbing plans, accessibility and fire safety. Confirm with KKM how your dialysis centre is classified and what it must show; the medical director or a healthcare planner usually leads that submission.
Council building approval, Bomba fire-safety sign-off and the landlord's consent apply as for any commercial fit-out; ClickBina's commercial renovation permit guide explains each one.
| Stage | What happens | Who leads |
|---|---|---|
| Site selection | Water supply, drainage, power, floor strength, access for patients | Operator with engineer and fit-out contractor |
| Clinical brief and layout | Number of stations, rooms, flows, plant room | Medical director and planner |
| Supplier requirements | Water treatment room layout, loop route, power needs | Water treatment and equipment suppliers |
| Submissions | KKM, council, Bomba, landlord | Healthcare planner and consultants |
| Fit-out on site | Partitions, services, wet areas, finishes, ceilings | Fit-out contractor coordinating the trades |
| Commissioning and inspection | Water system commissioned and tested; authority inspections | Suppliers and operator |
For commercial works in general, ClickBina's commercial fit-out process guide gives about 2 – 6 weeks for approvals and 4 – 10 weeks on site. A dialysis centre adds the water system's commissioning and the healthcare registration on top.
ClickBina publishes no dialysis-specific price. For comparison, these are the clinic lines in ClickBina's clinic interior design guide (indicative 2026, Klang Valley):
| Item (for comparison) | Indicative price | Source guide |
|---|---|---|
| Small GP / medical clinic fit-out | RM150 – RM220 per sq ft | Clinic interior design guide |
| Dental clinic fit-out | RM200 – RM300 per sq ft | Clinic interior design guide |
| Permits for KKM and local-council approval | RM3,000 – RM5,000 | Clinic interior design guide |

💬 WhatsApp for a quoteA dialysis centre's building cost is driven by the plant room and its structural check, the piping loop and a water and drain point at every station, dedicated power and any backup arrangement, washable clinical finishes, and the number of wet rooms. The water treatment system and the dialysis machines are specialist supply items quoted separately.
