Opening a co-working space? Here is how to plan a floor that sells desks, rooms and booths, and keeps members coming back.

A co-working fit-out is an office fit-out designed to be sold by the desk and the room: a mix of hot desks, dedicated desks, private offices, meeting rooms and phone booths, with member access control, strong Wi-Fi and power everywhere, a shared pantry and finishes that survive heavy use. Because members come and go, the layout has to be easy to change, which favours demountable partitions and flexible services. A normal office is fitted out for one company that knows its headcount. A co-working space is fitted out for many small tenants and individuals who pay for access, a desk or a room, and who may leave next month. The operator earns money from how many seats and rooms the floor can sell, how often the meeting rooms are booked and how long members stay. Put the lively zones — reception, pantry, lounge and event space — near the entrance, and the quiet zones deeper in: dedicated desks, private offices and booths. Keep a clear circulation route so people are not walking past other members' screens all day. Glass-fronted rooms keep the floor feeling open while giving acoustic separation.
Co-working floors are re-planned more often than ordinary offices, so partitions should be easy to change. Whichever you choose, rooms sold as private need proper sound separation, which means attention to the gap above the ceiling and around doors, not just the wall itself.
Video calls have made phone booths one of the most used spaces in any co-working floor. Booths can be freestanding pods or small built rooms. Either way they need sound insulation, a door that seals, ventilation (a closed booth gets hot and stuffy quickly), a light, a power point and a small shelf or table. Place them where people can reach them quickly without walking through a quiet zone.

Access control lets members in with a card, fob or phone and keeps private offices locked. Link it to the membership system so access follows each member's plan, and plan the after-hours access and security the operator wants to offer.
Hard floors, glass and exposed ceilings make an open co-working floor noisy. Acoustic ceilings or baffles, wall panels in meeting rooms and soft flooring in quiet zones make a big difference to how long members stay. Aircon zoning matters too: private offices and meeting rooms fill and empty through the day, so separate control avoids rooms that are always too cold or too warm.
Sound separation between private offices is a different problem from echo on the open floor. Echo is tamed with absorbent surfaces; separation needs walls that run up to the slab or are sealed above the ceiling, and doors with seals. A co-working floor sees more traffic than most offices, from members, guests and events.
