A spa or massage centre is a salon-style fit-out with a wet building hidden inside it: showers, sometimes a steam room, laundry and a lot of water in a unit that usually sits above someone else's ceiling. The design priorities are quiet, private treatment rooms, wet areas waterproofed as carefully as a bathroom, ventilation that removes humidity, and a calm, easy-to-clean finish. That means more walls, more plumbing and far more water than a salon. Treatment rooms are the revenue of the business, so they are planned first and everything else fits around them. Each room needs space to walk around the bed, somewhere for the client's belongings, a trolley position and, ideally, a wash basin. Couple rooms need more space and often their own shower.
Clients notice noise before they notice finishes. A standard single-skin partition does little to stop voices. Take partitions up to the slab above rather than stopping at the false ceiling, otherwise sound travels over the top. Keep music and white noise gentle and even across rooms.
Showers, wet treatment areas and changing rooms are bathrooms in all but name, and they need the same waterproofing discipline: a membrane system laid before tiling, turned up the walls, detailed around every floor trap and pipe, and tested with a ponding test before the tiles go down. Floors should fall to the drains so water does not stand, and wet-area floors need an anti-slip finish; clients walk barefoot and oiled.
A steam room is a sealed, fully waterproofed box. The key points are the ones that stop water escaping: a complete waterproofing layer on floor, walls and ceiling, finishes and adhesives suited to constant heat and moisture, a ceiling shaped so condensation runs down the walls instead of dripping on clients, a floor drain, and a tight-sealing door. The steam generator needs its own power supply, installed by a registered electrician, and the room needs a way to be dried out between uses. A spa adds more moisture to the air than almost any other shop: showers, steam, laundry and wet towels. Without mechanical extraction, it condenses on cold surfaces, ceilings stain and mould appears behind cabinets.
