Showroom Fit-Out
Furniture, Kitchen & Car Showrooms (2026)

Opening a showroom rather than a shop? Here is how the product you sell shapes the layout, lighting, floors and services.

Furniture showroom room set under track spotlights with a polished concrete floor

A showroom is a shop built around display: large open floor, carefully lit room sets or vignettes, and often working products that customers can touch, open or sit in. The product decides the brief — a furniture showroom is about lighting and room sets, a kitchen or bathroom showroom needs live water and power at the displays, and a car showroom needs a floor and an entrance vehicles can use. As a reference, ClickBina's retail fit-out guide puts a mid concept store at RM150 – RM250 per sq ft (indicative 2026, Klang Valley).

What makes a showroom different from a shop

A shop sells what is on the shelf. A showroom sells what customers will order: a sofa set, a kitchen, a tiled bathroom, a car. The space has to let people imagine the product in their own home or driveway, so it is laid out as a series of displays rather than rows of shelving, with room to walk around, sit down and talk to a salesperson.

That changes the budget too. Less goes on stock fixtures and more on floor finishes, lighting, feature walls and the services that make displays work. Our retail fit-out cost guide explains how shop fit-out is priced per square foot.

Layout: plan the customer's route

Good showrooms are planned around a route. The entrance shows the strongest display, the route leads past each range in a sensible order, and it ends at a sales desk or consultation area with seating, samples and a screen for quotes and drawings. Keep the route wide enough for couples, prams and wheelchairs, and keep stock, deliveries and staff areas behind the scenes.

  • A clear view deep into the space from the entrance, so people want to come in.
  • Room sets or vignettes that show products used together, not lined up.
  • A consultation corner with a table, sample library and good light for materials.
  • A back-of-house store and delivery route that does not cross the display floor.

Lighting sells the product

Lighting does much of the selling in a showroom. Accent light on each display, lit walls and good colour rendering make fabrics, timber, stone and paint look their true colour. ClickBina's retail shop lighting guide explains colour rendering: the Zumtobel handbook it cites rates Ra above 90 as very good and Ra above 80 as good. Track lighting lets you re-aim lights every time a display changes, which matters in a showroom where room sets are rearranged.

Plan switching in zones, so the showroom can dim areas that are closed or being rearranged, and keep glare out of customers' eyes.

Floors: finish, loads and wear

The floor is part of the display. Furniture showrooms often use warm timber-look finishes or large tiles; tile and kitchen showrooms may lay several finishes as samples. Car and motorcycle showrooms need a floor that takes vehicle loads, tyre marks and oil, which is why polished concrete and epoxy coatings are common there. Our polished concrete floor guide compares those finishes and their costs.

If vehicles will be driven in, ask the landlord or an engineer whether the floor slab was designed for that use, especially on upper floors of a shoplot or mall.

Working displays: water, power and drainage

Kitchen, bathroom and appliance showrooms sell best when products work: taps that run, sinks that drain, hobs and hoods that switch on, showers that can be demonstrated. Each working display needs its services planned into the floor and walls before finishes go in.

  • Water and drainage points at each wet display, with a route to a drain.
  • Waterproofing under any display where water will actually run.
  • Power points and circuits sized for the appliances on show.
  • Any live gas connection is specialist work, arranged and approved separately.
  • Access panels so displays can be changed without breaking finishes.

Car and motorcycle showrooms

Vehicle showrooms add a few specific points. Vehicles need a drive-in route with a wide entrance, often a large glass door or folding glass front, and a level threshold. The floor needs to resist tyre marks, fluids and cleaning chemicals. A handover bay with good lighting, and a service or detailing area kept apart from the display floor, keep the customer experience clean. Our frameless glass shopfront guide covers large glass entrances.

Shopfront, signage and approvals

A showroom is a commercial fit-out, so the usual approvals apply. The council's renovation approval, a signboard permit and the landlord's or mall's fit-out rules come first; ClickBina's retail fit-out guide notes that operating a sign without one risks fines and forced removal. Our commercial renovation permit guide explains the council process, and the signboard guide covers signs.

Common Questions

How much does a showroom fit-out cost in Malaysia?
It is quoted per design. As reference points, ClickBina's retail fit-out guide puts a mid concept store at RM150–RM250 per sq ft and a high-spec flagship at RM250–RM400+ per sq ft (indicative 2026, Klang Valley).
What is the difference between a showroom and a shop fit-out?
A showroom is laid out as displays and room sets that help customers imagine the product, with more spent on lighting, floors and working displays and less on stock shelving.
Do kitchen showrooms need working sinks and hobs?
They sell better with them. Each working display needs water, drainage and power planned in before finishes, and any gas connection is specialist work approved separately.
What floor suits a car showroom?
One that takes vehicle loads, tyre marks and fluids; polished concrete and epoxy coatings are common. Check the slab was designed for vehicles, especially on upper floors.
What lighting does a showroom need?
Accent lighting on displays with good colour rendering, lit walls, and track lights you can re-aim when displays change.
Which approvals does a showroom need?
Usually the council's renovation approval, a signboard permit and the landlord's or mall's fit-out approval.
How should a showroom be laid out?
Around a customer route: a strong display at the entrance, ranges in a sensible order, and a consultation area at the end, with back-of-house kept out of sight.
