Indoor Kids Play Centre Fit-Out
Premises, Surfacing, Safety & Layout (2026)

Opening an indoor playground? Plan the room around the play structure, the children and the parents.

An indoor play centre is two projects in one: the play structure, which the equipment supplier designs and installs to its own instructions, and the room around it, which has to give that structure the height, floor, services and escape routes it needs while keeping children safe and parents comfortable. Choose premises with enough clear height and span, plan impact surfacing and child-safe fittings from the start, give parents clear sightlines, and treat it as a crowded assembly space for fire safety. A site visit is RM150, waived if you go ahead.

What a play centre fit-out involves

Most of the budget and all of the excitement sit in the play structure: towers, slides, nets, ball pits and toddler zones. That structure comes from a specialist supplier, who designs it for your space and installs it. The fit-out is everything else: the shell that holds it, the floors around and under it, the toilets, party rooms, cafe corner and reception, the aircon, lighting and fire safety.

The two have to be planned together. A structure designed for a height the room does not have, or a floor that is not ready when the installers arrive, costs weeks. Get the supplier's layout and requirements before the fit-out design is fixed.

Choosing the premises

  • Clear height: the play structure's height sets the minimum, measured under the lowest beam, duct or sprinkler pipe.
  • Open span: columns in the middle of the floor limit the layout, so fewer is better.
  • Floor: the supplier and an engineer should confirm the floor can take the structure and the crowd, especially upstairs.
  • Access: parking, lifts for prams and strollers, and a route for the equipment to be delivered.
  • Neighbours: noise from a busy play floor travels, so check who is below and beside.
  • Landlord and mall: confirm a play centre is an accepted use and read the fit-out rules before signing.

The play structure and the supplier

ClickBina's playground equipment maintenance guide makes a point that applies just as much indoors: the manufacturer's written instructions are what a maintenance regime should be built on, and the inspection regime for your equipment comes from those instructions, the intensity of use and the advice of whoever you appoint, not from a general website. Ask the supplier for the installation requirements, the fixing points, the maintenance and inspection instructions, and the documentation for the structure and its surfacing before you sign.

The fit-out contractor's job is to prepare for that: the floor finished to the level the supplier needs, fixing points in the structure where required, power for lighting and any powered features, and clear access for the installation team.

Floors and impact surfacing

The same guide stresses that the surfacing under play equipment is part of the safety system, not decoration, and that performance figures for it are a matter for the surfacing supplier's written specification and professional advice. ClickBina's child-safe fittings guide makes the related point for childcare premises: impact-absorbing surfaces belong under play equipment rather than concrete or tiles.

Child-safe fittings throughout

Children in a play centre run everywhere, not only on the structure. The child-safe fittings guide lists the details that prevent the common injuries:

  • Finger guards on the hinge side of doors, and door closers or holders so doors do not slam.
  • Rounded edges or corner cushions on counters, tables, low shelves and ledges.
  • Covers on unused sockets, and cords fixed to the wall in play areas.
  • Hardware-mounted gates where children must not go, such as stairs and back-of-house.
  • Toilet doors with a release that works from outside.

Layout, supervision and the parents

A play centre is designed as much for the adults as for the children. Parents will stay longer, and come back, if they can sit comfortably and still see their child.

  • One controlled entrance and exit past reception, so children cannot wander out.
  • Parent seating with clear sightlines into every play zone, and no hidden corners.
  • Separate zones for toddlers and older children.
  • Shoe and bag storage at the entrance, before the play floor.
  • Party rooms that can be closed off and cleaned quickly between bookings.
  • Staff viewpoints over the busiest parts of the structure.

Toilets, baby-changing and cleaning

Plan more toilets and handwash points than the floor area suggests, including child-height basins, a baby-changing space and room for strollers. At least one accessible toilet helps parents with prams and visitors with disabilities; ClickBina's accessible toilet guide covers what business premises need. Choose finishes throughout that stand up to daily disinfecting.

Aircon, ventilation and noise

A play floor full of running children gets hot and loud. Size the aircon for the busiest weekend afternoon, bring in fresh air, and place indoor units and grilles away from where children climb. Hard walls and floors make the noise worse; acoustic panels high on walls and ceilings calm the room for parents and staff, as ClickBina's noisy cafe acoustics guide explains for F&B rooms.

Fire safety for a crowded space

A busy play centre holds many children and adults, and a large play structure can block sightlines to the exits. Keep escape routes clear, make sure exit signs are visible from inside the play zones, and check that the structure does not cover sprinkler heads or detectors. ClickBina's fire safety equipment guide and emergency lighting guide cover the items, and Bomba review applies to anything affecting escape routes, sprinklers, detection or emergency lighting.

The play structure and its surfacing are usually the largest single cost and are quoted by the supplier. The fit-out cost is driven by the toilets and wet areas, the party rooms and cafe corner, aircon capacity, acoustic treatment, and any strengthening the floor needs.
