Taking the first or second floor of a shophouse as your office? Plan the stair, condensers, toilet and power first.

An upper-floor shoplot makes a good SME office because the rent is lower than the ground floor, but the staircase, the aircon condenser positions, the toilet above someone else's shop and the old wiring decide what the renovation costs. Check the approved use first, keep the stair clear as the way out, agree where condensers may go, waterproof any wet area with a flood test, and budget power and partitions with the narrow floor in mind. A site visit is RM150, waived if you go ahead.
First and second floors of shophouses are home to accountants, agencies, tuition centres, clinics, small tech firms and back offices across the Klang Valley. ClickBina's tuition centre guide sums up the trade-off: upper-floor shoplots are popular because rents are lower than the ground floor, but the stairs, the fire escape and the aircon ledges decide how much of the floor you can really use.
An office in a shophouse also has no building management to lean on. There is no CAT A handover, no lift, no central aircon and often no working toilet of any quality. The renovation has to supply what an office block would have provided.
Shophouse upper floors are used as homes, offices, stores, hostels and tuition centres, and not all of them are approved for what they are used for. ClickBina's shophouse upper-floor guide advises finding the approved use from the building plan and the title, asking the council if in doubt, and not assuming a previous tenant's use proves anything. If the floor is approved as residential, using it as an office is a change of use for the council to decide.
The same guide notes that under the Street, Drainage and Building Act, building or altering without approval can bring a fine of up to RM10,000, and the council can order the work to be undone. Get the answer before you sign the lease.
In a shophouse the staircase is your lobby, your fire escape and your delivery route in one. Before you design anything:
A shop below and an office above are different uses in one building. ClickBina's fire-rated door guide explains that the floor or wall between different uses is treated as a fire compartment, so do not cut new openings through the floor without advice.
Most upper-floor shoplots have no lift, so access without stairs is limited. If your business sees the public, think about who may struggle with the stair: older clients, someone on crutches, a courier with a trolley. ClickBina's accessible premises guide explains that what a particular building must provide depends on its approvals, use and age, so confirm with the council or your architect. In practice, many upper-floor offices meet clients who cannot manage stairs at a ground-floor meeting room or off site.
A shophouse floor has no central aircon, so each room needs its own units, and every outdoor unit needs a place the landlord and council will accept: an existing ledge, the rear wall, or the roof on the top floor. Agree positions in writing before you sign, because a missing condenser position can cost a meeting room.
For the choice of unit, ClickBina's aircon installation cost guide covers wall-mounted and ceiling types.
Old shophouse wiring is often overloaded and patched. For an office that usually means a new distribution board, new circuits for aircon and a server or printer corner, and sockets and data points at every desk. Check the incoming supply before committing to many aircon units. ClickBina coordinates this with a wireman rather than treating it as general building work; its office cabling guide covers the data side.
Wet areas are where upper-floor renovations go wrong, because a leak does not stay in your office: it lands in the shop below. A new or rebuilt toilet or pantry needs proper waterproofing with a flood test before tiling, a floor laid to fall to the floor trap, and a drainage route to the building's stack that can be reached for repairs. Agree in writing with the landlord who pays if a leak happens.
Check the water supply too. Upper floors are often fed through an old tank or a long pipe run, and pressure at the top floor can be weak. ClickBina's office and commercial toilet guide covers fittings and finishes that survive office use.
Glass-fronted rooms pass light into the middle of the floor. For privacy, add frosting at eye level rather than solid walls.
On the top floor, the roof is part of the job: a flat concrete roof heats the ceiling below, and a leaking roof damages new ceilings. Lower floors pick up the shop below: shutters, customers, deliveries and condensers. An insulated false ceiling helps with both heat and noise. Above a restaurant, find out where the kitchen exhaust runs before you sign.
