Taking over a shop, cafe or office fit-out? Snag it properly before the landlord inspects and before you open.

Snag a commercial fit-out well before opening day, not the night before: walk the unit with the contractor, test every service, check the fire and life-safety items with the specialists, and collect the drawings and test records. Clear the obvious items before the landlord's or mall's own inspection, because rejected items go on a defects list that must be cleared before opening or before the deposit comes back. Write every item down, number it, agree dates, and tie the final payment to the list. A site visit is RM150, waived if you go ahead.
A home owner can live with a sticking drawer for a while. A shop, clinic, cafe or office cannot open with a dead socket at the cashier, an aircon that trips or an exit sign missing. Three things make a commercial handover harder: a fixed opening date, a second inspection by the landlord or mall, and approvals that depend on the work being finished properly.

Electrical, aircon and data items should be tested by the trade that installed them, with you watching. Ask for the test records rather than a verbal assurance.

In a mall or a managed building, a second inspection follows yours. ClickBina's mall tenant fit-out guide says the mall inspects against the approved drawings and its own checklist, looking at the shopfront and signage, fire services, ceiling and access panels, finishes at the boundary and the corridor outside. Items it rejects go on a defects list that must be cleared before opening or the deposit refund.
Walk the unit with your contractor a few days before that inspection, have the approved drawings and sign-offs ready, strike the hoarding only when the mall says so, and keep a record of the date each item was closed.
Number every item, have both sides acknowledge the list in writing, agree a date for the fixes and a second walk, and release the final payment when the list is closed, or hold back what the contract allows for open items. Keep items that affect trading, such as power, aircon, water or an exit, at the top.
