Warehouse & Factory Sprinkler Upgrades
Racking Height, Hose Reels & Approvals (2026)

Changing racking, goods or layout? Check what it does to the sprinklers and hose reels before you commit.

A warehouse or factory sprinkler system is designed around what is stored, how high and how densely, so taller racking, denser storage, different goods, a new mezzanine or office, or a change of use can mean the sprinklers and hose reels no longer match the building. Take the proposed layout to a fire-protection consultant and the authority before committing, and treat the upgrade as specialist work by a Bomba-registered firm. ClickBina coordinates the building works around it. A site visit is RM150, waived if you go ahead.

When a warehouse sprinkler system needs to change

Sprinklers are designed for a building as it is used on the day of the design. When the use moves on and the sprinklers do not, the protection quietly stops matching the risk. The usual triggers in Klang Valley warehouses and factories are:

  • Taller racking, or racking added to an open floor that used to hold floor-stacked pallets.
  • Denser storage: narrower aisles, more levels, more pallets in the same footprint.
  • Different goods: plastics, packaging, aerosols or flammable liquids replacing less combustible stock.
  • A new mezzanine, office, cold room or enclosed room under the existing roof.
  • A change of use, for example from storage to manufacturing, or from light to heavier processes.
  • New ceilings, roof insulation, ducts, cable trays or lighting that sit between the sprinklers and the floor.

Why storage height and goods matter

ClickBina's warehouse racking guide puts it plainly: storage height, storage arrangement and what you actually store are inputs to fire-protection design, and putting tall dense racking under an existing roof system is a design question rather than a layout preference. It advises taking the proposed heights and layout to the fire-protection consultant and to the authority before committing, and getting the answer in writing.

The reason is physical. A fire in tall, densely packed racking grows faster and higher, and roof-level sprinklers may struggle to reach the seat of a fire deep inside a rack. That is why the same building can be adequately protected with low storage and under-protected once the racking goes up. No rule of thumb replaces the design for your building and your goods.

Sprinkler system types in brief

It helps to know the vocabulary before meeting the consultant. Wikipedia's fire sprinkler system entry describes the main types:

TypeHow it worksWhere it tends to be used
Wet pipePipes are always full of water; each sprinkler opens on its own when heatedMost heated or air-conditioned buildings
Dry pipePipes hold air; water enters only when a sprinkler opensSpaces cold enough to freeze water, such as refrigerated coolers
Pre-actionWater is held back until a detection event as wellRooms where accidental discharge would be costly, such as computer equipment
Control modeControls the fire's heat and wets surrounding stock until firefighters arriveGeneral storage and industrial areas
Suppression mode (ESFR)Aims for a severe, sudden reduction of the fire's heat releaseSome high-piled storage, where the design allows

Which type and layout suits your warehouse is decided by the design, not by the brochure. The point of the table is to help you ask the right questions.

Obstructions: racking, lights, ducts and mezzanines

A sprinkler can only work if its spray reaches the fire. The racking guide lists the things that set the real clear height in a warehouse: lighting, ducts, sprinkler pipework, roof bracing and crane rails. The same items can block the spray. Common problems after a layout change include new high-bay lights or ducts hung directly under sprinkler heads, a mezzanine or office roof that shadows the floor beneath it, and stock stacked above the level the design allows. Before any overhead work, mark the sprinkler heads and pipework on the drawings so every trade can see them.

Hose reels and hydrants in a working warehouse

Hose reels and hydrants are for fighting a fire before it grows, and they only help if people can reach them. New racking and changed aisles often leave a hose reel at the end of a blocked aisle or behind pallets. When the layout changes, check that every hose reel is still reachable along a clear route and that its hose can reach the areas it is meant to cover. ClickBina's factory and warehouse maintenance checklist includes keeping access to extinguishers, hose reels, exits and signs clear in its routine walk-round.

Water supply, tanks and pumps

A bigger or different sprinkler design can ask more of the water supply than the old one did. The designer will check whether the existing supply, storage tank and pumps can meet the new design, and a shortfall can turn a modest pipework change into a much larger project. Roof tanks for process or sprinkler water belong to the roof inspection too; ClickBina's factory roof waterproofing guide suggests keeping them inside the same inspection cycle.

Who does what

PartyRole
Owner or tenantDescribes the new use, racking and goods; agrees landlord consent; pays for the design and works
Fire-protection consultantAssesses the change, designs the system, prepares the submission
Bomba-registered specialist contractorInstalls and tests sprinkler, hose-reel and alarm works
Bomba and the local authorityReview and approve the changes; inspect where required
Landlord or building managementConsents to works in a leased or managed building
Fit-out contractorBuilds the offices, mezzanine finishes, ceilings and making good around the fire works

The commercial electrical maintenance guide notes that installing and servicing fire alarm, sprinkler and extinguisher systems is Bomba-registered specialist work. ClickBina coordinates that work rather than performing it.

Process and timeline

Testing and inspectionSystem tested; authority inspection where requiredStock moved in before sign-off

For commercial works generally, ClickBina's commercial fit-out process guide gives about 2 – 6 weeks for approvals. Sprinkler redesigns in a working warehouse can take longer, so start the consultant's assessment before ordering racking.

Keeping the warehouse running during the upgrade

Sprinkler work often means isolating parts of the system, working at height over stock and moving pallets out of zones. Agree with the specialist how isolations will be kept short and recorded, which zones are closed when, and what extra precautions apply while protection is reduced, such as a fire watch and no hot works nearby. Tell your insurer before the work starts; ClickBina's fire insurance guide explains why policy conditions can turn on whether the sprinkler installation is working.

Common Questions

Do I need to upgrade sprinklers if I install taller racking?
Possibly. Storage height, arrangement and goods are inputs to the sprinkler design, so ask a fire-protection consultant before ordering the racking.
Can I just add more sprinkler heads myself?
No. Sprinkler work is Bomba-registered specialist work, designed and approved before it is installed.
What is the difference between wet and dry sprinkler systems?
Wet pipes are always full of water; dry pipes hold air and fill only when a sprinkler opens, which suits spaces cold enough to freeze water.
Why does my new mezzanine affect the sprinklers?
It can block the spray from roof sprinklers to the floor beneath it, so the area under it may need its own protection.
Do hose reels need to move when I change the layout?
They must stay reachable along a clear route and able to cover their area. Check every reel after a layout change.
Does ClickBina install sprinklers?
No. ClickBina coordinates with the fire-protection consultant and specialist contractor and handles the building works around them.
How long does a sprinkler upgrade take?
It depends on the design and approvals. Commercial approvals typically take about 2 – 6 weeks; start before ordering racking.
