Epoxy wall paint is a two-part coating that cures into a tough, hard, washable film, used where walls are scrubbed, splashed or disinfected often: commercial kitchens, food premises, clinics, factories, wash bays and sometimes home wet kitchens. It only works on a sound, dry, well-prepared wall; it does not cure damp, it can chalk and yellow in sunlight, and FRP panels or tiles are better where walls take knocks or constant water. What epoxy wall paint is

Ordinary wall paint is a water-based emulsion that dries as the water evaporates. Epoxy coatings are different: a resin and a hardener are mixed just before use and react to form a hard, cross-linked film. Two-part epoxy coatings were developed for heavy-duty protection and give a tough coating with excellent hardness. There are also one-part, water-based epoxy-modified paints that are easier to use but less demanding in performance.

Preparation decides whether it sticks

  • Dry wall: find and fix any leak or rising damp first. No coating cures a wet wall; trapped moisture pushes it off.
  • Sound surface: hollow plaster, flaking old paint and powdery render must be removed or repaired.
  • Clean and degreased: kitchen walls carry a grease film that stops anything bonding.
  • Cracks filled and surface smoothed: a glossy epoxy shows every bump and patch in raking light.
  • Compatible primer: use the primer the coating maker specifies for plaster, render or old paint.

What epoxy wall coatings do not do

  • Fix damp or leaks: they cover them for a while, then blister or peel.
  • Stay white in the sun: epoxy coatings chalk under UV and epoxy resins yellow with time, so they suit indoor walls; outdoors, use an exterior system.
  • Survive trolley impact: hard films chip at corners; add corner guards or bumper rails where trolleys run.
  • Hide a poor wall: gloss exaggerates unevenness; preparation is most of the job.

How it is applied

  1. Fix the moisture source and let the wall dry.
  2. Repair and fill, then sand smooth and remove dust and grease.
  3. Apply the maker's primer for the substrate.
  4. Mix resin and hardener in the right ratio, only as much as can be used within its working time.
  5. Apply the coats by roller or brush, keeping to the recommended thickness and recoat times.
  6. Let it cure fully before scrubbing, splashing or chemical cleaning.

Solvent-based two-pack products give off strong fumes while being applied, so the area must be well ventilated and closed to other users; water-based systems are milder. In a working kitchen or clinic, plan the job around closing hours, as for any refurbishment done without shutting the business.

Corners, coving and the floor junction

A washable wall is only as hygienic as its joints. Where the wall meets the floor, a coved junction is easier to clean than a sharp corner, and the coating should run into it without gaps. Seal around sockets, pipes and door frames. If the floor is epoxy too, the wall and floor systems should be planned together.

Choosing colour, sheen and height

Light colours make dirt easy to see, which is the point in a kitchen, clinic or food room: staff can tell when a wall needs cleaning. A semi-gloss or gloss finish is the easiest to wipe, but it also shows every dent and patch, so a slightly lower sheen can suit walls that are less than perfect. In many premises the coating only needs to run to splash height or to the top of the working zone, with a cheaper washable paint above. Mark the coated zone on the drawings so every trade knows which walls are hygienic finishes.
