A permanent guard post is a building, not a shed — it needs footings, services, a workable vehicle lane and council approval. Here is how a Klang Valley guard house is specified, approved and priced.

A guard house looks trivial and prices like a small building, because that is what it is. On a per-square-foot basis it sits in the same territory as any ground-floor construction — the house extension cost guide → publishes RM150–RM350 per sq ft all-in for structure, roofing, basic M&E and plastered walls — but the square footage is small, so the fixed costs dominate. Getting power and water to a spot at the entrance of a scheme can cost more than the walls.
Four things move a guard house quotation more than anything else. Ground conditions decide the footings. Service run length decides the electrical and plumbing lines. The vehicle lane arrangement — how many lanes, whether there is a barrier, an autogate, a card reader or an ANPR camera — frequently costs more than the building. And the council submission adds professional drawings and a processing period that has to sit at the front of the programme, not the end.
Not every guard post needs to be a masonry building, and the type you choose changes both the price and the approval position.

The footings are the item most likely to surprise you. A scheme entrance is often made ground — backfilled over a drain, a culvert or an old service trench — and a guard house dropped onto a thin slab there will crack and settle within a couple of monsoons. Pad footings run RM3,000–RM8,000 in normal ground. Where the ground is soft or filled the footings have to go deeper, and that costs more than the normal-ground figure — how much more depends entirely on what the survey finds, which is why a ground-conditions clause belongs in the contract. Resolve this at survey rather than in a remedial claim two years later.
Walls are conventional brick or blockwork, plastered and painted, at RM55–RM80 per sq ft of wall area. Because a guard post is mostly glazing on the lane side, the wall area is smaller than the footprint suggests, and the glazing becomes its own line. Specify the glazing deliberately: the guard needs a clear sightline up the approach, a serving aperture that does not force the door open in the rain, and glass that survives a knock. For the roof, metal deck at RM12–RM20 per sq ft is the economical choice, while clay or concrete tile at RM20–RM35 per sq ft is chosen where the post has to match the houses behind it. In either case a generous overhang on the lane side is worth more to a working guard than any interior finish.
A guard house is manned around the clock, so the services are not token. It needs lighting inside and over the lane, power for a fan or air conditioner, sockets for the console and the recorder, a data path back to the management office, and — if it is manned on long shifts — a water point and a toilet or reasonable access to one. The cable and pipe runs to a scheme entrance are frequently the single largest service cost, because the trench has to cross a driveway.
Electrical work here is safety-critical and regulated: the supply and final connections must be carried out by a competent person registered with Suruhanjaya Tenaga (the Energy Commission), not by a general builder. Standby power deserves a decision too: a guard post that goes dark and loses its barrier control during an outage is a security gap, not an inconvenience.
Most schemes discover that the lane costs more than the building. The decisions are: how many lanes, whether residents and visitors are separated, what stops a vehicle, and how a resident is recognised. A boom barrier, an autogate, a card or sticker reader and a camera are four separate purchases, and they have to work as one system or the guard ends up doing manually what you paid to automate.

This is the part that gets skipped and should not be. A one-line "build guard house" price is impossible to compare and easy to vary upward. Insist on separate lines for: site clearing and setting out; footings, with a stated allowance and what happens if ground conditions differ; slab and floor finish; walls, plastering and painting with the wall area stated; glazing, door and serving aperture; roof type and area; ceiling and insulation; the electrical supply route, its length and the registered competent person doing it; lighting inside and over the lane; air conditioning; water point and drainage; data and cabling back to the management office; the barrier or autogate; access control and cameras; drawings and council submission as a named professional fee; and defects liability with its period stated.
Two clauses are worth adding to the contract. First, a ground-conditions clause, so that if the footings need to go deeper the mechanism and rate are agreed in advance rather than negotiated under pressure. Second, a clause tying the programme to approval, so nobody is standing on site waiting for a council decision that was never budgeted time.
