The barrier at a scheme entrance is the most-used moving part on the property — and the one most often specified by price alone. Here is what actually drives the cost of a lane upgrade and how to write a quotation that can be compared.

Quoting only the first of those five is how a scheme ends up with a new barrier and an unchanged problem. The order to think about them is the reverse of the order they are usually bought in: decide how the lane should work, then buy the hardware that delivers it.
A boom barrier at a busy scheme entrance is a mechanical device performing tens of thousands of cycles a year outdoors in a wet, hot, lightning-prone climate. The recurring failure causes are consistent:

A long arm on a fast lane is a different machine from a short arm on a quiet one, and the duty rating matters far more than the headline price. The second commonest is forgetting the exit: many schemes upgrade entry beautifully and leave the exit lane on the equipment that was already failing.

Two governance points belong with this decision rather than after it. First, whoever issues and revokes credentials becomes an administrator, so decide who that is before the system arrives. A boom arm is a powered machine that moves across a space people and vehicles occupy, so the detection around it is not an accessory. This page names no ratings and no clause references — that belongs to the supplier and to whoever advises the scheme — but a committee can require the following to be specified, installed and demonstrated rather than merely described:
Require a demonstration of every safety device at handover, with the management office present, and record it. A device that was never demonstrated is a device nobody can confirm was ever connected. The same discipline applies to the visitor route: decide where a visitor stops without blocking the resident queue before the hardware is ordered, because no reader fixes a lane that has nowhere to hold a waiting car.
Lane equipment lives outdoors at the end of long cable runs, and three environmental factors account for most premature failures.
Power. Decide what happens in an outage before it happens. A scheme entrance that cannot open during a power cut is a safety problem as well as an inconvenience, so establish how the barrier is released manually, who is trained to do it, and whether any backup supply is included. Get the answer in writing rather than assuming.
Surge. Klang Valley lightning seasons are hard on outdoor electronics. Surge protection on the incoming supply and on long signal runs is inexpensive relative to the equipment it protects, and it is one of the first lines a competitive bidder deletes. Require it as a named line item.
Rain. Cabinets need to be sealed and mounted clear of standing water, and the island needs to drain. A barrier base that sits in a puddle after every storm has a predictable future. The invisible half of the job is the half that is usually under-priced. Ducting under a road cannot be added later without digging it up again, so it should be specified generously the first time.
We could round something up into a confident-looking table. We are not going to, for the same reason our intercom guide refuses to: there is no reliable published Malaysian market rate for a boom barrier, and a scheme about to spend management funds is worse off with an invented number than with an honest "quoted after a survey".
