CCTV Servicing & Maintenance
What an Annual Check Should Cover (2026)

Most CCTV failures are found the day footage is needed. Here is what a proper service checks, how often, and what you can check yourself.

Outdoor dome CCTV camera under a house eave with a spider web across the lens

A CCTV service should clean and re-aim every camera, check that each one records and plays back, test the hard disk's health and how many days it really keeps, check power supplies, connectors and surge protection, update firmware and passwords, and hand you a written record. Most homes need it once a year; shops, offices and buildings with more cameras benefit from more frequent visits. One published Klang Valley rate card lists a yearly service for 1–5 cameras at RM150 per visit, with parts charged separately (market estimate 2026).

Why CCTV needs servicing at all

CCTV is often installed and forgotten until the day footage is needed, which is exactly when owners find the recorder stopped weeks ago. ClickBina's CCTV cost guide lists why: cameras lose focus, spiders build webs across the infrared lens and trigger motion recording all night, cable glands weep after a storm, and a drive that has been writing continuously for years will eventually fail.

A scheduled service catches these quietly, before an incident. It is also the moment to check that the system still does what you need: the right angles, enough days of footage and working phone access.

How often to service CCTV

For a home with a handful of cameras, once a year is a sensible minimum, ideally before the monsoon so outdoor joints are sealed before the heaviest rain. Shops, offices, factories and condos with more cameras often put the system on a scheduled contract, because a failure there has a cost and many cameras mean more points to fail. Service sooner after a lightning storm, a renovation near cameras or any change to the network.

Between services, open the playback calendar once a month and check that every camera has recent footage. It takes a few minutes and catches most failures early. If you rent out a property with CCTV, agree in the tenancy who checks the system and who pays for a failed disk or camera, so the question is settled before anything goes wrong.

The hard disk: the part that fails quietly

The recorder's hard disk writes all day, every day, and is the most common part to fail with no warning on the live view: the cameras still show an image, but nothing is saved. ClickBina's CCTV hard disk guide explains how retention is worked out and why a continuous-write surveillance drive matters. At a service, ask for the disk's health status and the oldest footage date, which is your real retention.

If you need a month of footage but the disk holds a week, the answer is a larger drive or different recording settings, not hope. Ask for the change to be made and tested at the same visit.

Outdoor cameras, rain and lightning

Outdoor joints and power adapters are where rain gets in. A camera that drops out only in wet weather almost always has water in a connector or a failing supply; ClickBina's guide to CCTV going offline in the rain walks through the diagnosis. After thunderstorms, the recorder or a group of its ports is more often damaged than a camera, so check surge protection at every service; our lightning and surge protection guide explains the options.

Passwords, firmware and privacy

  • Change any default password on the recorder and cameras, and remove old user accounts.
  • Apply firmware updates from the maker where the recorder supports them.
  • Check who has phone access, and remove former staff, tenants or contractors.
  • For businesses, check signage and footage handling against your privacy obligations; our PDPA and CCTV guide covers offices.

What you can check yourself

  1. Open playback for each camera and scroll back to the oldest footage.
  2. Walk past each outdoor camera at night and check the image on your phone.
  3. Look for new blind spots: grown plants, new fixtures or a moved car porch roof.
  4. Wipe dome covers gently with a soft cloth if they are within safe reach.
  5. Write down any camera that drops out, and when.

Leave work at height, opening outdoor joints and anything on the mains side to someone with the right access equipment and skills.

When comparing servicing offers, ask what is included in the visit, whether parts are extra and whether you receive a written report.

The service record you should receive

Ask for a short report after every visit: each camera's status, the disk health and oldest footage date, any faults found and fixed, parts replaced, and anything recommended. For condos and businesses, keep these with your asset list; they show the system was maintained if footage is ever questioned. Condos should also read our condo CCTV rules guide.

Common Questions

How often should CCTV be serviced?
For most homes, once a year, ideally before the monsoon. Businesses and buildings with more cameras often use a scheduled contract. Service sooner after a lightning storm or a renovation near the cameras.
What does a CCTV service include?
Cleaning and re-aiming cameras, checking night vision, playback on every camera, hard disk health and retention, time settings, power and connectors, surge protection, firmware, passwords and remote access.
How much is CCTV maintenance in Malaysia?
One published Klang Valley rate card lists RM150 per visit for a yearly service of 1–5 cameras and RM240 per month for a contract covering 6–30 cameras, with parts separate (market estimate 2026).
Why does my CCTV show live video but no recordings?
Usually a failing or full hard disk, or a recording setting changed after a power cut. Check the disk status and playback.
Should I replace my CCTV hard disk?
Replace it when the recorder reports errors or footage has gaps. Use a surveillance drive; a 2TB drive lists from RM234 per ClickBina's hard disk guide.
Can I clean my CCTV cameras myself?
Where they are within safe reach, a soft cloth on the dome is fine. Leave work at height and outdoor joints to someone with the right access equipment.
Why do my cameras show spiders at night?
Infrared light attracts insects, and webs across the lens reflect it and trigger false motion. Cleaning at each service fixes it.
