Shutters that jam, crash down, refuse to lift or scream on the way up — diagnosed properly, repaired where a repair is honest, and replaced only when it is not.

Knowing the parts is most of the battle, because it turns “the shutter is broken” into a question a technician can answer honestly. A roller shutter is a curtain of interlocking slats that winds onto a barrel above the opening. The barrel is carried on brackets and end plates fixed to the structure. The curtain runs up and down inside two side guides, and finishes in a bottom rail that carries the locks and takes the impact when the shutter lands. Balance comes either from springs inside the barrel or from the motor itself. Everything else — the motor, the control box, the remote receiver, the safety devices, the manual release — hangs off those five things.
Almost every failure is therefore one of five stories: the curtain is damaged, the guides are obstructed or out of true, the barrel or its bearings have a problem, the balance has gone, or the drive and control side has failed. A technician who cannot tell you which of the five you have is not diagnosing, and the quotation that follows will be a guess. The useful first test costs nothing: with the power isolated and the manual release engaged, does the curtain move by hand? If it does not, the problem is mechanical and replacing the motor will not fix it — it will just burn out the new motor.
The type you have determines both what can go wrong and what a replacement looks like. Identify it before you call anyone, because it is the first question you will be asked:

The call almost always comes in as a symptom. This is how those symptoms map onto causes, and what an honest remedy looks like. Use it to ask better questions, not to self-diagnose:

The decision is not really about age, it is about how many of the five subsystems are gone. A shutter with a sound curtain, sound guides and a tired motor is a repair every time. A shutter with a buckled curtain, distorted guides and a failed barrel is a replacement even if it is not old, because you would be paying near-replacement money for a shutter that has already told you how it will behave. The dangerous middle ground is the one where a series of cheap repairs is quoted one at a time and the total quietly passes the cost of a new shutter.
Ask for the decision to be written down: which parts are being replaced, which are being kept, and what the technician expects the life of the kept parts to be. Ask specifically whether the curtain is being repaired or part-replaced, because slat availability on an older or non-standard shutter is the thing that most often turns a repair into a replacement halfway through. And ask whether the opening itself has moved — on older shoplots a shutter that suddenly binds is sometimes reporting structural movement, not shutter wear, and replacing the shutter into an out-of-true opening simply restarts the clock.
On a motorised shutter the drive has three separable parts: the motor itself, the limit arrangement that tells it where to stop, and the control side — wall switch, key switch, remote receiver and any safety devices. They fail independently, and they are priced very differently, which is exactly why a quotation that says only “replace motor” deserves a question. Limits drift with use and are a setting, not a part. A remote that has stopped working proves nothing about the motor until the wall control has been tried.
The manual release is the part nobody thinks about until the power is out and the shop cannot open, or the staff cannot get out. Every motorised shutter should have a way to operate it without power, it should be accessible without a ladder if it is an exit, and the people who work there should have been shown how to use it. Test it at every service visit. If a repair leaves the manual release missing, seized or unreachable, the job is not finished — insist it is restored and demonstrated before you sign anything off.
A motorised shutter needs a proper supply with the correct protective device and a means of isolation, and on a lot of older Klang Valley shoplots the honest finding is that the shutter was spurred off whatever was nearest when it was installed. That is a genuine electrical defect rather than a shutter defect. Electrical work in Malaysia is safety-critical and regulated: the connection must be carried out by a competent person registered with Suruhanjaya Tenaga (the Energy Commission), not by a general handyman and not by a shutter fitter unless he holds that registration.

One more thing worth asking at survey: what happens to your shutter in a power cut, and is the answer acceptable for the way the premises is used? For a shop that is fine. For a loading bay that has to clear vehicles, or a unit where staff are locked in behind it, it is a planning question rather than an afterthought.
A replacement or a first installation is a made-to-measure job, and the measurement is taken from the opening as built rather than from the drawing. What the surveyor is establishing is the clear opening, whether the structure above can carry the barrel, how much headroom there is for the roll, where the side guides can be fixed, and where the power and controls will land. Openings in older buildings are rarely square, and a good surveyor will tell you so rather than discover it on fitting day.
Lead time is manufacture, not fitting: the curtain is made to your dimensions, so build that into your programme rather than assuming a shutter can appear this week. Three safety points matter more than everything else on this page. A shutter that drops, runs away or has lost its balance should be taken out of service immediately rather than operated carefully — the failure mode is a heavy curtain falling. A shutter should never be operated with anyone standing under it, and a motorised shutter in a busy opening should have its safety devices tested, not just assumed. And nothing should be stored against the guides or the bottom rail, because that is how the curtain gets forced and distorted.
Where a shutter sits on or near a means of escape, or forms part of the fire strategy for a commercial premises, that is a matter for the authority having jurisdiction and for the fire consultant on the building — not a decision for the shutter installer, and not something this page can settle for you. Shutters are one of the few building assets where a modest service routine genuinely prevents the expensive failure, because most catastrophic damage starts as something small that was operated through: a dry guide, a slightly bent slat, a limit that overruns by a few millimetres. A proper visit cleans and inspects the guides, checks the curtain and the bottom rail for distortion, checks the barrel, brackets and fixings, tests the limits and the safety devices, tests the manual release, lubricates to the manufacturer’s written advice and leaves you a written report of what was found.
