Roof and box gutters first

Drainage and the compound

Perimeter drains, sumps and gratings silt up quickly on industrial estates, especially where lorries track mud in. A blocked drain backs water up to the loading bay and under shutters. Keep drains clear, check gratings are intact under wheel loads, and keep vegetation and stacked pallets away from walls, where they hold water against the building and give pests shelter.

Floors, loading bays and traffic

Forklift and pallet-truck traffic opens joints and cracks, and a broken joint quickly becomes a pothole that damages wheels and spills loads. Mark cracks and damaged joints when found and repair them while they are small.
