A home lift is a building project with a machine in it. Here is how the drive types differ, what the pit, headroom and structure survey decides, what the electrical supply has to do, and the questions to answer in writing before you pay a deposit.

Most home lifts in Malaysian houses are bought for one of three reasons, and the reason should shape the specification rather than being an afterthought once a model has been chosen.
Ageing in place. A parent whose knees have made the stairs a daily negotiation, in a double- or triple-storey terrace or semi-D where the bedrooms are upstairs and moving house is not the preferred answer. This is the commonest driver, and it carries a design consequence people miss: the lift has to work for someone who may later need a walking frame or a wheelchair, not only for the person who is reasonably mobile today. Specify for the harder future case, because you cannot enlarge a car later.
Accessibility now. A household member who uses a wheelchair, where the question is not convenience but whether the upper floors exist at all. Here the car dimensions, the door clear width, the landing space in front of the doors on every floor, and the control height are the specification — and a lift that a wheelchair cannot turn into is a lift that does not solve the problem.
Convenience and value in a tall house. A three- or four-storey house where carrying shopping, laundry and luggage up two flights is the daily reality. Perfectly reasonable, but be honest that this one is a comfort purchase; it will not necessarily return its cost on resale, and a badly placed lift that has eaten the only usable corner of the living room can reduce what the house is worth.
Before you commit, weigh the alternatives fairly. Home lift marketing leads with the look of the car. What actually matters is the drive, because that is what decides the pit, the headroom, the power supply, the noise, the ride and the servicing for the next twenty years.

Ask to ride one before you buy — ride quality, door operation and noise are impossible to assess on paper, and a lift that is audible in the bedroom next to the shaft is a problem you will have every day. Ask what happens in a power cut, what the lift does when it is called after a long idle period, and how a person is released if it stops between floors.
Four positions cover almost every Malaysian retrofit, and each has a characteristic cost and a characteristic problem.
In the stairwell void. Tempting, because the void is already vertical and already wasted. The catch is that a staircase void in a terrace house is rarely wide enough for a usable car, and taking width from the stair to gain it can leave you with a staircase that is worse than the one you started with — which matters, because the stairs remain the escape route when the lift is out of service. Measure before you fall in love with the idea.
In a new internal shaft. The most common answer in a landed house: a corner of the living or dining area, a store, or the space beside the staircase is given up and a shaft is built through the floors. It is the cleanest result and the most invasive build, because you are cutting openings in suspended floors, which is structural work with structural consequences.
Externally, against the rear or side wall. Often the least disruptive to the living space and sometimes the cheapest to build, but it is the option most likely to need approval, because you are adding to the outside of the building. It also has to be weathered properly for a tropical climate and it takes compound space — frequently the space the car porch or the drying area was using.
In an apartment or condominium. Rare, restricted and usually limited to duplex or penthouse units. Wherever it goes, plan the landings as carefully as the shaft. You need space in front of the doors on every floor for someone to wait, turn and manoeuvre — with a frame or a chair if that is the point of the lift. A car that opens into a corridor too narrow to turn in has solved the vertical problem and created a horizontal one.
These three are the survey, and they are the reason two apparently identical houses get very different quotations.

The pit deserves a paragraph of its own, because it is where retrofits go wrong. Structural openings are the other big one. Cutting a hole through a suspended floor changes how that floor works, and it is not a decision for a lift salesman — it needs an engineer’s input, the same way any other structural alteration does. A lift is a fixed electrical installation, and it usually needs its own dedicated circuit with its own protection and isolation rather than a spur off whatever was convenient. In an older house the honest answer is sometimes that the existing board has neither the capacity nor the spare ways, and the electrical upgrade becomes part of the project. Find that out at survey stage, not at commissioning.
Who may do that work is not a matter of preference. Electrical installation work in Malaysia is done by a competent person registered with Suruhanjaya Tenaga (the Energy Commission), and the lift supply is exactly the kind of dedicated circuit that has to be installed and certified properly. Ask for the electrical scope as a named line in the quotation, and ask who is doing it — the lift company, your renovation contractor, or a separate contractor you appoint. Then the question everybody asks and few get answered properly: what happens in a power cut? Most home lifts have some means of bringing the car to a landing and releasing the passengers, but the arrangement differs by drive type and by model, so get it demonstrated rather than described. Ask five things and write the answers down: how does the car reach a landing when the supply fails; how is a person released manually, and by whom; is there emergency lighting inside the car; is there an alarm or an intercom, and where does it ring; and if the house has a generator or a battery system, is the lift on it — our generator and genset installation guide → covers what that involves. A household using the lift for someone who cannot use the stairs needs a rehearsed answer to the release question, not a reassuring one.
Malaysia regulates lifts as machinery. Our lift maintenance guide → sets out that regime in full: lifts fall under the Factories and Machinery Act 1967 and its associated regulations, with DOSH — the Department of Occupational Safety and Health under the Ministry of Human Resources — as the regulator. Under that regime a lift must be inspected periodically by a DOSH-approved inspector (a competent person or authorised examiner) and hold a valid Certificate of Fitness issued by DOSH; any major repair, alteration or modification must also be approved and certified; and maintenance and repair must be carried out by a competent person or registered lift contractor whose technicians hold the required competency certificates.
What this page will not do is tell you how that regime applies to your particular private installation, or invent an inspection interval, a certificate name or a registration category for a home lift. Those are answers to obtain from DOSH and from your supplier, in writing, for your specific job — and a supplier who cannot produce them is telling you something useful about himself. Two related approvals sit outside the lift regime and catch people out. If the installation adds to the outside of the building or alters structure, local authority consent may be needed on the building side — the same path our mezzanine floor guide → describes. A home lift is two projects running against each other: the builder’s work that creates the hole, and the lift package that goes into it. Most problems on these jobs are interface problems, so agree who owns the interface on day one.
Sequence it with the rest of the house honestly: this is dusty, noisy structural work, and doing it alongside a wider renovation is far less painful than doing it afterwards to a finished interior. The decision with the longest tail is not the price. It is who will be able to service this lift in ten years, and that is settled the day you choose the brand.
Ask, before you sign: is the supplier the manufacturer or an agent, and what happens if the agency changes hands? Are spares held locally, and what is the lead time for a controller, a door operator or a drive component? Does the lift need proprietary software or a proprietary tool to diagnose and adjust, and if so, can anyone other than this company obtain it? Is there any independent contractor in Malaysia who can service this model — and can you speak to one? Then set up the maintenance arrangement itself. Get the visit frequency, the scope, what is included and what is charged extra, the response time for a breakdown, and the out-of-hours arrangement in writing — the same structure as any other service contract, as in our planned preventive maintenance guide →. Keep every service report in one file with the handover documents, because that file is what proves a maintained lift when you sell the house, and an unmaintained lift is a liability to a buyer rather than a feature. Home lift quotations are hard to compare because the split between the lift package and the builder’s work moves from supplier to supplier. Force them onto one shape.

Check the company as hard as the product: how long they have installed in Malaysia, how many of this model, whether you may visit a working installation, whether the crew is theirs or subcontracted, and what insurance they carry. A home lift that is never used is the most expensive outcome of all, and it is nearly always one of these six decisions.
