Doors & Windows Malaysia
Types, Materials & Prices

Choosing the right doors and windows affects security, ventilation, noise and long-term maintenance. Here is every common type in Malaysia compared with indicative prices.

In Malaysia, aluminium is the dominant window and sliding door frame material — low-maintenance and rust-free in our humidity. For interior doors, hollow-core is the budget option; solid timber is premium. Use WPC or fibreglass for bathrooms and wet areas where moisture resistance is critical.

TimberWarm look, good insulationNeeds sealing/painting, can warp in humidity, higher maintenanceTraditional & heritage properties, premium bespoke joinery

Aluminium is the default choice for the vast majority of Malaysian homes because it is affordable, durable, rust-free and widely available with powder-coat finishes in any colour.

Glass specification for doors & windows

The glass in your doors and windows is as important as the frame. Key options:

  • Single-glazed (standard): one pane of glass — most Malaysian windows and doors. Adequate for moderate climates; limited thermal or acoustic insulation.
  • Laminated glass for any large pane at low height (below 800 mm from floor), full-height sliding doors and balcony panels — safety requirement.
  • Tinted glass (grey, bronze, blue) reduces solar heat gain and glare — recommended for west-facing windows in Klang Valley’s afternoon sun.
  • Low-E glass has a metallic coating that rejects solar infrared heat while allowing light; most effective in double-glazed IGU (insulated glass unit) form — cost-effective for large-window renovations.
  • Double-glazed (IGU): two panes with a sealed air or argon gap; the best thermal and acoustic insulation option but significantly more expensive and less common in Malaysian residential properties. Worth specifying for high-floor condos with noise or heat challenges.

See our glass types guide → for full safety specifications.

Security grilles

Security grilles on windows and doors remain common in landed Malaysian homes for theft deterrence. Key considerations:

  • Fixed grilles — welded steel or mild steel, powder-coated. Most common and cheapest. Must include at least one quick-release emergency grille per floor for fire escape — required under UBBL / local authority rules.
  • Collapsible / swing-open grilles — hinged, lockable, also emergency-exit compliant.
  • Stainless steel mesh (invisible grille) — unobtrusive, cable-based, allows full ventilation; popular in condos; higher cost.
  • Aluminium-frame grilles are rust-free; mild steel needs paint maintenance.

Acoustic & thermal performance

In Klang Valley’s increasingly dense urban environment — MRT lines, flyovers, schools, mosques — acoustic performance of doors and windows is a real quality-of-life issue. Options to improve it:

UpgradeBenefitApproximate cost premium
uPVC frame vs aluminiumBetter acoustic seal; hollow-chamber frame absorbs vibration+50–100% over aluminium
Laminated glass vs single-panePVB interlayer damps mid-frequency noise well+30–50% on glass cost
Double-glazed IGUBest acoustic and thermal; sealed air gap blocks all frequencies+100–200% on window total
Solid timber or solid-core door vs hollow-coreMass reduces sound transmission through doors+50–100% on door cost
Brush seals & compression seals on door perimeterEliminates air gaps where sound leaks throughRM30–100 per door (minor)

Choosing by location

  • Main/front door: solid timber or solid-core for security and kerb appeal.
  • Interior bedroom/study: hollow-core is fine; upgrade to solid-core if sound isolation matters.
  • Bathroom & wet areas: WPC or fibreglass door only — never solid timber or hollow-core in wet zones.
  • Living to balcony: aluminium sliding door or French casement; add security grille or multi-point lock.
  • Bedroom windows: casement with security grille; include quick-release panel for fire exit.
  • Kitchen / service yard: louvre window for maximum ventilation and steam release.
  • High-noise / high-floor units: consider uPVC frames with laminated/double-glazed glass for acoustic and thermal improvement.

Installation notes

Door frames should be set plumb and level in the opening before the wall is plastered — correcting an out-of-square frame afterward is costly. Window frames must be sealed with a flexible sealant at the perimeter to prevent water ingress, one of the most common causes of wall dampness in Malaysian homes. Always confirm the glass specification: use tempered or laminated safety glass for any pane larger than about 0.5 m² or within 500 mm of the floor.

Maintenance & lifespan

  • Aluminium frames: wipe with a damp cloth and mild detergent annually; re-lubricate sliding tracks with silicone spray. Powder-coat scratches can be touched up with matched paint. Lifespan: 20–30+ years with basic care.
  • uPVC frames: clean with non-abrasive detergent; UV additives prevent yellowing. Seals and gaskets may need replacement every 10–15 years. Lifespan: 25–40 years.
  • Timber doors and frames: re-seal with spar varnish or exterior wood oil annually (exterior doors); inspect for swelling or warping every rainy season. Sand and repaint if finish deteriorates. Lifespan: 15–30 years with diligent maintenance.
  • WPC/fibreglass doors: wipe clean with damp cloth; no painting or sealing required. Lifespan: 20–30 years.
  • Security grilles: inspect mild steel grilles annually for rust; sand and re-prime where paint chips. Stainless steel and aluminium grilles are maintenance-free.

Buying tips

  • Confirm frame wall thickness and glass type in writing before ordering — cheaper quotes often use thinner sections (1.0 mm frame vs the recommended 1.4 mm+).
  • Check powder-coat colour consistency across all windows if ordering from different production batches — batch variation is real.
  • For aluminium windows, specify minimum 1.2 mm frame wall thickness; 1.4–2.0 mm for larger openings or high-wind exposure.
  • Request written confirmation and documentation that at least one grille per floor is a quick-release emergency type.
  • Factor in hardware: handles, hinges, locks and weather seals are often quoted separately by cheaper suppliers and add up quickly.
  • For solid timber main doors, confirm the species and moisture content — kiln-dried timber is far less likely to warp than air-dried wood.

Common Questions

What is the best door material for a bathroom in Malaysia?
WPC (wood-plastic composite) or fibreglass is the correct choice for bathrooms and wet areas. These materials are water-resistant and warp-free in our humid climate. Never use hollow-core or untreated solid timber doors in wet zones — they swell, warp and eventually fail.
What is the most common window frame material in Malaysia?
Aluminium is by far the most common frame material in Malaysian homes — rust-free, low-maintenance, affordable and widely available in powder-coat colours. uPVC is a premium alternative with better thermal and acoustic insulation but at higher cost.
How much does a main door cost in Malaysia?
A solid timber or solid-core main/front door typically costs RM1,200–3,000+ supply and installed in Klang Valley. Standard interior hollow-core doors range from RM300–600 and solid-core interior doors from RM600–1,200.
Do I need a quick-release security grille in Malaysia?
Yes — UBBL (Uniform Building By-Laws) requires at least one quick-release emergency escape grille per floor. Fixed welded grilles on all windows with no means of escape are a fire hazard and non-compliant. Ensure your contractor provides written confirmation of which grille is the emergency type.
What is the difference between a casement and sliding window?
A casement window is hinged on the side and swings outward, providing excellent ventilation at any angle and a tight seal when closed. A sliding window moves horizontally and takes no outward clearance — better where a projection would obstruct, but offers slightly less ventilation area.
How much do aluminium windows cost in Malaysia?
Standard aluminium casement windows are roughly RM250–600 per panel; sliding windows RM200–500 per panel; aluminium sliding doors RM800–2,000 per two-panel set. uPVC windows are higher at RM500–1,200 per panel, installed in Klang Valley.
What glass should I specify for large windows and sliding doors?
For any pane larger than 0.5 m² or within 800 mm of the floor, specify tempered (toughened) safety glass minimum. Laminated glass is recommended for full-height sliding doors and balcony glass panels. For west-facing large windows, consider tinted or Low-E glass to reduce solar heat gain — see our glass types guide →.
How do I reduce traffic noise through windows in my Malaysian home?
The most effective upgrades in order of impact: double-glazed IGU windows (best), laminated glass with PVB interlayer (good), uPVC frame replacing aluminium (moderate improvement), and ensuring all window perimeter seals and weatherstripping are intact (low cost, often overlooked). No single change eliminates noise; a combination works best.
