Before listing, aim for clean, neutral and move-in-ready, not renovated. The goal: move-in-ready, not renovated

A buyer walking through a house is doing two sums at once: what it is worth, and what they will have to spend before moving in. Every stain, crack, dripping tap and dated fitting adds to the second sum, and buyers usually overestimate it. A pre-sale refresh is about shrinking that second sum cheaply, not about putting your taste into a house you are leaving.

Fix what buyers and inspectors will find

Serious buyers, and their inspectors, look in the same places. Walk your own house with those lists before the first viewing.

Leaks and water stains first

Nothing worries a buyer more than a water stain. It suggests a hidden leak, damaged ceilings and a repair bill of unknown size. Painting over a stain without fixing the cause is a false economy: the stain returns, and a buyer who finds it later has good reason to feel misled. Find and fix the source first.

Neutral repaint and touch-ups

Fresh neutral paint is the highest-return item on most pre-sale lists. It hides scuffs and old nail holes once they are filled, makes rooms look larger and lets buyers imagine their own furniture. Bold feature walls and children's colours are the first things to go.

If the walls are mostly sound, a targeted touch-up of marked walls may be enough. Either way, the preparation matters: holes filled, cracks skimmed and sanded, stains sealed. Kitchen and bathrooms: refresh, do not rebuild

A full kitchen or bathroom rebuild rarely pays back before a sale, and a buyer may rip it out anyway. A refresh usually does more for less:

  • Clean or regrout stained grout lines.
  • Replace dripping or dated taps, the shower head and bathroom accessories.
  • Replace or repaint tired kitchen cabinet doors and change the handles.
  • Fix any leak under the sink and replace a swollen cabinet base.

Rebuild only if the kitchen or bathroom is clearly worn out, and keep the finishes neutral and mid-range.

Deep clean and declutter

A deep clean is what makes all the other work look finished. If you are still living in the house, declutter hard before viewings: fewer items on surfaces, less furniture in small rooms, personal items packed away and cupboards tidy, because buyers open them.

What not to spend on

For viewings, open every curtain, switch on the lights, air the house out, make sure the aircon works and nothing is dripping, and keep the porch and entrance tidy. Small working details, like a doorbell that rings and lights that come on, tell a buyer the house has been looked after.
