Plaster ceiling is a catch-all term that covers gypsum board, calcium silicate and POP (plaster of Paris) finishes. The table below shows Klang Valley contractor rates for supply and install, excluding painting.

Gypsum board vs cement board

Gypsum board (e.g. Knauf, CSR) is the standard choice for air-conditioned dry areas — living rooms, bedrooms and offices. It is lighter, cheaper and easier to finish smooth. The downside is moisture sensitivity: gypsum sags and stains if there is a water ingress above.

Cement board (calcium silicate board such as Zinco, Hardiebacker) is the right choice for bathrooms, wet kitchens, laundry areas, and any ceiling directly beneath a bathroom above. It resists moisture, will not sag, and can be tiled directly. Expect to pay RM 2–4/sq ft more than gypsum for the material and the extra labour to cut and fix it.

L-box cove ceiling & hidden LED lighting

An L-box (or cove ceiling) creates a recessed ledge around the room perimeter — or as a central feature panel — where LED strip lights are tucked out of sight. The result is a soft ambient glow with no visible light source.

  • L-box framing & board: included in the cove rate (RM 15–22/sq ft of ceiling area)
  • LED strip lights: RM 8–20 per linear ft of cove (supply & install)
  • LED driver / transformer: RM 80–200 per zone depending on wattage
  • Electrician wiring point: RM 120–250 per circuit (add to electrical quote)

A 15 ft × 12 ft living room with a full-perimeter cove will have roughly 54 linear ft of LED strip — add RM 430–1,080 to the ceiling cost for lighting alone.

What affects the final price

  • Ceiling height — rooms taller than 10 ft require scaffolding, adding 10–20% to labour.
  • Existing ceiling condition — hacking and disposing of an old plaster or asbestos ceiling adds RM 2–5/sq ft.
  • Design complexity — curved edges, multiple tiers, and geometric coffering all increase framing time significantly.
  • Material brand — branded boards (Knauf, Gyproc, Zinco) cost 15–30% more than generic but offer better finish and durability.
  • Number of downlight / fan openings — each cut costs RM 15–30 in extra labour.

How plaster ceiling work is done

  • Ceiling grid (C-channel metal furring) fixed to structural slab with anchor bolts at 600 mm centres.
  • Boards screwed to the grid, joints taped and filled with jointing compound.
  • Two to three coats of skim coat applied and sanded to a smooth finish.
  • L-box / cove frames built off the main grid using additional metal framing.
  • Openings cut for downlights, fans and A/C grilles after the board is up.

Lifespan & maintenance

A well-installed gypsum ceiling in a dry room lasts 15–25 years without major maintenance. Watch for hairline cracks (normal seasonal expansion — fill and repaint) and water stains (always investigate the source upstairs before repairing the ceiling). Cement board ceilings in wet areas are effectively maintenance-free if properly sealed at joints.
