Moss, Algae, Faded Tiles: Worth It or Replace?

Black streaks and green moss on the roof? Here is when a clean or a repaint is enough, and when the tiles need more than paint.

Moss, algae and a faded coating on a tiled roof are mostly a cosmetic problem, and cleaning and repainting can refresh concrete tiles that are still sound. Clay tiles carry their colour through the body and usually only need cleaning. Paint does not waterproof a roof: if tiles are cracked, ridges are loose or the underlayment has failed, repair those first or the new paint only hides the problem. What the black streaks and green patches are

The dark streaks running down a Malaysian roof are usually algae, not dirt. Green cushions in the tile joints and on shaded slopes are moss, and flat grey-green crusts are lichen. All of them grow where the roof stays damp: north-facing or shaded slopes, under trees, and on rough, porous tile faces. On concrete tiles, the coloured surface coating also fades and chalks with sun and rain, so an older roof can look patchy and pale even where nothing is growing.

Is it harming the roof?

Mostly it is a looks problem, but not entirely. Moss holds water against the tiles and can build up where tiles overlap, and loose moss washes into gutters and valleys and blocks them. It also makes the key point: a faded concrete roof is a cosmetic problem, not a leak.

So the question is not whether moss is ugly, but whether anything underneath is failing. A roof that looks tired and does not leak is a cleaning or repainting job. A roof that leaks is a repair job first.

That last row matters. Grey fibre-cement roof sheets on older houses may contain asbestos, and our asbestos roof guide is clear: do not pressure-wash, scrub or blast them, because that releases fibres.

Cleaning: soft wash versus pressure wash

A high-pressure washer shifts moss fast, and that is its problem. Aimed carelessly it can strip the surface of concrete tiles, crack brittle old tiles, and drive water up under the laps into the roof space. A careful clean uses lower pressure, washes in the direction the water flows, and treats the growth with a biocide wash so it dies back instead of regrowing within a season.

  • Clear loose moss by hand or with a soft brush first.
  • Wash downwards, with the tile laps, never upwards into them.
  • Treat algae and moss with a biocide wash so the roots die.
  • Protect gutters and downpipes, and clear them afterwards.
  • Check the ceiling below for water after washing.

Repainting concrete tiles: the process

A tile repaint is only as good as its preparation.   1. Inspect the roof and replace cracked or broken tiles.

  3. Clean and treat the whole roof, then let it dry.
  4. Apply a sealer or primer to chalky, porous tiles.
  5. Apply the coloured topcoats in the chosen colour.
  6. Clear gutters and valleys of wash debris.

What paint cannot do

Paint on tiles is a surface finish, not a waterproofing layer. Tiled roofs shed water through the tile laps and rely on the underlayment and flashings underneath; a coat of paint does not change that. Walking on a tiled roof

Clay and concrete tiles crack under a foot placed in the wrong spot, and the crack may not leak until months later. Roof pitch, height, access and the number of tiles to replace move the price most. A steep double-storey roof needs more setting up than a single-storey slope.

How long a repaint lasts
