When an exterior repaint is due

Outside walls in Malaysia take strong sun, daily heat and cooling, and monsoon rain that arrives almost sideways. Weatherproof exterior paint is made for that, and the paint types guide puts its life outdoors at 5–10 years, against 1–3 years for interior emulsion used outside. The signs that the film has reached the end of its life are easy to check:

  • Chalking. Rub the wall with your palm. If a coloured powder comes off, the binder has broken down and the paint no longer sheds water well. On larger buildings, a coating that is 8–10+ years old and chalks on your hand is one of the signals that a facade programme is due.
  • Fading and patchy colour, worst on the walls that face the afternoon sun.
  • Hairline cracks across the render, especially around windows and at the top of walls.
  • Black or green streaks of algae and mould under ledges and on shaded walls.
  • Bubbling or peeling, which often means water is behind the paint, not that the paint is old.

The exterior repaint process at a glance

A proper exterior repaint is mostly preparation. The painting itself is the short part at the end. This is the sequence a good quotation should follow, stage by stage:

Washing: the step that decides whether the paint sticks

Old exterior paint turns to powder on the surface. New paint laid over that powder is sticking to dust, and it lifts in sheets later. Washing removes the loose chalk, dirt and algae so the sealer can bind to a sound surface.

Mould and algae need treating, not only washing, or they grow back through the new coat within a wet season. After washing, the wall must be allowed to dry before anything is applied. Paint applied to a damp, sun-baked wall is a classic cause of small blisters: moisture in the wall turns to vapour in the heat and pushes the film up.

Crack filling: hairline versus structural

Most exterior cracks are hairline cracks in the render. They are cosmetic, but they matter on an outside wall because driving rain enters through them. A crack that is wider than 3 mm, or still growing, is a different matter. It needs an engineer to look at it before anyone fills it; see structural crack repair. Scaffold, ladders and rope access

Ask whether access is in the price, how long the scaffold stays up, and who is responsible for the neighbour’s side if the scaffold stands on their land or car porch. Sealer and primer: the coat people try to skip

New or patched plaster is highly alkaline, and alkali attacks paint. Exterior jobs typically need full alkali primer before the topcoat on new plaster. On an old repaint, a sealer also binds any chalky surface that washing did not remove, so the topcoat has something firm to hold.

Allow the primer to dry fully, 2–4 hours, before topcoating, longer in humid weather. A quotation that does not name the sealer is the one to question, because it is the coat most often cut to undercut a price.

Two topcoats, and why weather controls the schedule

Most walls need one primer or sealer coat plus two topcoats for an even, durable finish. Weatherproof exterior paint has UV resistance, an elastomeric (crack-bridging) formulation and a water-beading surface, which interior paint lacks. Normal exterior paint or an elastomeric coating?

For a sound wall with only hairline cracking, two coats of a good weatherproof exterior paint is the usual choice. Where a rain-facing wall, gable end or parapet is letting water in, an elastomeric coating does more: it stretches over hairline cracks and acts as part of the waterproofing.
