Tiles are cooler, quieter and longer-lasting; metal is lighter, faster to build and suits low pitches. Clay or concrete tiles last 30–50 years against 20–30 years for metal longspan, and rain noise is low on tiles but moderate to high on metal unless it is insulated. Metal roof vs tile roof at a glance

Most Malaysian terrace houses, semi-Ds and bungalows were built with clay or concrete tiles. Metal roofing, either longspan (the smooth, wide-rib sheet sold under names like ZINCALUME and Colorbond) or IBR corrugated sheet, is what goes on most extensions, kitchen add-ons and car porches. When a roof is due for replacement, the question is whether to stay with tiles or change to metal. This table sets out the published differences:

Heat: which roof keeps the house cooler?

A tiled roof has the better thermal performance of the two. The tiles themselves are heavy and slow to heat through, and the air space under them helps. A bare metal sheet behaves very differently: sheets heat to well over 60°C in the afternoon sun and cool sharply in evening rain, and without a layer underneath, that heat radiates straight into the ceiling space.

The answer is not to avoid metal but to build it properly. The standing seam guide puts it plainly: insulation decides both heat gain and rain noise, and on a house it is the single biggest comfort difference between a good metal roof and a bad one. An underlay of sarking felt or reflective foil is critical for metal roofs in the Malaysian climate. A heat-reflective white topcoat is another upgrade, because it drops the sheet temperature.

Metal has one more heat-related habit: condensation forms on the underside of uninsulated sheets on humid nights. Over a bedroom that shows up as drips or stains that look like a leak. An underlay that drains to the gutter deals with it.

Rain noise

A tropical downpour on a bare metal sheet is loud, and this is the most common complaint about metal on a house. The published ratings are low for tiles, moderate for longspan with insulation, and high for IBR corrugated sheet. Two things reduce it: insulation under the sheet, and a solid deck. For a car porch or a store room, rain noise matters less. Over bedrooms and a living room it matters a lot, which is why many owners keep tiles on the main roof and use metal only on extensions.

How each roof leaks

The two roofs fail in different places. Tiled roofs rarely leak through the tile itself; the water gets in at cracked or slipped tiles, valleys, flashings, ridge mortar and an underlayment that has aged. Metal roofs usually leak at the screws, because each fixing is a hole sealed only by a rubber washer.

The repair bands are the headline ranges of the roof tile leak repair and metal roof leak repair guides. Both say the same thing: most leaking roofs need a diagnosis and a targeted repair, not a new roof. Leak detection is a separate paid visit at RM300 – RM800.

Weight, structure and roof pitch

Tiles are heavy, and a tiled roof needs timber or steel trusses that can carry them. Before putting new tiles on an old roof, check truss capacity. Metal is light, which is why it suits extensions built off an existing wall, and it is good for low-pitch roofs where tiles would not shed water fast enough.

The pitch point cuts both ways. A low-pitch extension roof is a metal job. A steep main roof built for tiles can take metal, but the batten layout changes, which is part of the switching cost below.

What each roof costs to replace

On material and labour alone, tile and longspan land in a similar band. Metal saves on labour and time, tiles cost less per sq ft of material. Stripping the old roof, new battens, gutters and access are extra lines on any re-roof quotation.

Switching from tile to metal, or back

Changing material is not a like-for-like swap. The same guide notes that switching from tile to metal or vice versa requires batten reconfiguration, adding RM3,000 – RM8,000. Its worked example is a single-storey terrace in Petaling Jaya with a 1,400 sq ft roof, replacing 25-year-old clay tiles with new concrete interlocking tiles, for a total estimate of RM18,700 – RM30,000. Switching to metal longspan for the same terrace would run RM16,000 – RM26,000 and take 2–3 fewer days on site.

In a terrace row, also think about the neighbours. A metal roof between two tiled roofs changes the look of the row, and the junctions at the party walls need proper flashings. Check with the local council or the management body before a change of roof material on a landed scheme with design rules.

Lifespan and upkeep

Re-roofing is usually considered when a roof is past 25–30 years for clay tiles or 15–20 years for metal sheet, and leaks keep coming back despite repairs. Upkeep differs too:

  • Tile roofs: keep valleys and gutters clear, have cracked tiles and ridge mortar repaired early, and budget for the underlayment, which ages before the tiles do.

Is a metal roof hotter than a tile roof?
