A general handyman can settle a great deal — fitting a light, siliconing a sink, easing a door. Work on a roof is a different trade entirely. A roofer knows where it is safe to step (step on a tile in the wrong place and you have just created three more leak points), understands the water paths beneath tiles and metal sheets, and turns up with a ladder, a line and a second worker for safety reasons. Call a roofing specialist when: the ceiling drips during rain, tiles look springy or cracked when seen from below, metal sheets have started rusting, or the roof has gone fifteen years without anyone looking at it. Re-screwing is priced by roof area and by how much lap sealing is in scope: a single-slope porch or extension roof, fasteners only, sits at RM500 – RM1,500, while a whole terrace-house roof re-screwed with fresh sealant run along every lap runs RM1,000 – RM2,500 (indicative 2026, Klang Valley). Sheet replacement is quoted at RM800 – RM3,000 by the number of sheets and by access; the tighter RM1,000 – RM2,500 band our other roof guides publish covers the common case of a few sheets on an easily reached slope, and the wider band covers everything from one sheet over a back-kitchen extension to a full run down one side of a roof.
People often ask whether roofers charge by the day or by the hour. General tradesmen do sometimes price by the hour or in half-day blocks, but roof work is almost always priced by the job, with a minimum charge of around RM500: every job on a roof requires transport, a ladder or scaffolding, and at least two workers for safety. Those costs are the same whether the damage is one sheet or twenty, which is why it pays to bundle several small roof jobs into one visit. Type “roofing contractor near me” and Google returns ads, directories and phone numbers belonging to nobody in particular. Distance is not the most important factor: a contractor twenty minutes away with a written warranty is far safer than the man down the lane with no receipt. What you should check instead is whether he actually works in your area (not merely lists it in an advertisement), whether he replies on WhatsApp promptly and with questions that show he understands the problem, whether he is willing to come and inspect before giving a final price, and whether he has before-and-after photographs he can show you. A good roof-leak contractor will ask what type of roof you have, how old the house is and when the leak happens — not quote a price without seeing anything. Use this list on any roof repair contractor — including us. A good tradesman is not afraid of questions:
1. “Can you give me a written fixed price before work starts?” A verbal number is not a quotation.
2. “What is causing my leak, and how did you confirm it?” The answer should refer to an inspection, not to “it is old, everything needs doing”.
3. “What materials will you use?” Sealant brand, type of replacement tile, grade of screw.
4. “Is there a written warranty? How long, and what does it cover?”
5. “Can you show me photographs of similar work you have done?”
6. “How much deposit, and when is the balance due?” Avoid paying in full upfront.
7. “What is NOT included in this price?” Interior ceiling work, waste disposal, scaffolding.

There is a classic pattern we meet over and over: a tukang quotes RM300 without going up to inspect, arrives, climbs straight onto the roof, then shouts down — “bos, it is bad up here, everything has rotted!” — and the price leaps to RM3,000 at the moment you are least able to say no. The variation on it: an approximate patch with cheap sealant, cash collected, and gone before the next rain. The warning signs are consistent — a price given from the ground without going up; a figure far below two or three other quotes; no written warranty and no receipt; a demand for full payment before starting; and the tradesman who “happens to be working in the area” turning up just after a storm. Repairing a leaking roof properly has a reasonable minimum cost, and the quote that looks too good usually ends up the most expensive. Five minutes of checking changes the odds considerably, and the checks are the same ones that decide whether a warranty is worth anything later: you are assessing whether the entity behind the paper will still exist and answer when it rains.

If it goes wrong anyway, your formal routes are the Tribunal for Consumer Claims (TTPM) and a CIDB complaint against a registered contractor — both real, both slow, and both worth very little against an unregistered outfit with no assets and a new phone number, which is precisely why the checks above matter more than the recourse does.
