The layer you have never seen: sarking under your tiles

A tiled roof is not one waterproof layer. It is two, and most people only ever think about the top one. The tiles shed the overwhelming majority of the water, and beneath them — laid over the rafters, under the battens — runs a continuous sheet variously called sarking, underlay, or by the trade name most Malaysian roofers use, sisalation. Its job is to catch whatever gets past the tiles and drain it back down the slope and out at the eaves. On most Klang Valley roofs it is a foil-faced sheet, which also reflects radiant heat and keeps the roof space measurably cooler.

That second layer is doing real work every single storm. Water blown past a tile lap, condensation dripping off the underside of the tiles, dust and grit driven in by a squall — all of it lands on the sarking and runs harmlessly away. It is precisely because it works silently that nobody thinks about it, and precisely because it is invisible that its failure gets misdiagnosed as a tile problem for years.

Why the leak only happens when the wind blows

Roof tiles are lapped, not sealed. Each tile overlaps the one below and interlocks with the one beside it, and gravity does the rest. In vertical rain that is completely adequate: water lands, runs down the face, crosses the lap and leaves at the gutter. Wind changes the physics. A gust pushes rain sideways and generates a pressure difference across the tile, so water is driven up and under the lap rather than down over it. That is not a defect. It is normal behaviour for a lapped roof, and it is exactly the load the sarking exists to absorb.

So a roof with sound sarking can take a squall from any direction and you never know it happened. A roof with failed sarking takes the same squall and the water reaches the ceiling. This is why the leak has three signatures that confuse people. It appears only in storms with wind, not in steady heavy rain. It appears on the windward face, so a change of wind direction changes which room leaks. And a contractor inspecting on a bright dry day can honestly find nothing wrong, because on a dry day there is nothing to find.

The single most useful thing you can do costs nothing: keep a note for one wet season. Date, roughly how hard it rained, which direction the wind came from, and which room leaked. Three entries usually settle the diagnosis, and no contractor can produce that information for you.

How to check it yourself, safely

You do not need to go on the roof, and you should not. Everything worth seeing is visible from inside the roof space with a torch, and the best time to look is during or immediately after a storm.

  1. Get into the roof void safely — a proper ladder, someone else in the house, and stepping only on the joists or on a board laid across them. Never on the ceiling boards.
  2. Look up, not down. Shine the torch across the underside of the sarking at a shallow angle. Tears, brittle edges, blackened patches and holes show up far better in raking light than head-on.
  3. Follow the wet timber uphill. Water runs along rafters and battens before it drops, so trace the wet trail to its highest point — that is near where it entered.
  4. Check for daylight. Pinpoints of daylight through the underlay mean holes; a broad glow along the eaves is normal.
  5. Look for pockets. Sagging bellies of sheet between rafters, particularly ones holding water or silt, are a failure in progress.
  6. Check the eaves. The underlay should carry water out over the fascia and into the gutter. If it stops short or has been tucked behind the fascia, water is being delivered into the building instead of out of it.

Photograph whatever you find. Those photographs are what turn a vague “my roof leaks in the wind” into a quotable scope, and they save you paying someone to go and look.

How long sarking lasts, and what ages it

Sarking is a consumable layer with a finite life, not a permanent part of the structure. Older foil-type underlay has a finite working life that varies widely with the material and the roof space it sits in, so it is worth inspecting rather than assuming — there is no reliable published figure to quote, because the actual figure depends heavily on the material used, on how hot the roof space runs and on how much water has been reaching it. Roofs that have been leaking for years age their own underlay faster, which is why a small unrepaired defect eventually becomes a whole-roof problem.

What ages it: heat cycling in an unventilated roof space, day after day; ultraviolet exposure through gaps and at the eaves; water that has been arriving through a cracked tile or a failed valley and pooling on the sheet; foot traffic from previous repairs, because someone standing between the battens puts a hole straight through it; rodents and birds; and simple embrittlement of the foil and its backing over time. A roof of a certain age with a history of small repairs is the classic candidate. The material has moved on, and this matters when you are deciding between patching and re-laying. Older sarking is typically a foil laminate on a light paper or scrim backing. It reflects heat well and it sheds water well, and its weakness is mechanical: once it embrittles it tears easily, and a tear cannot be repaired in place because there is nothing strong left to bond to.

The current alternative is a woven polymer radiant barrier — a reinforced woven fabric with a reflective face laminated to it. The woven layer is what changes the behaviour: it resists tearing, it holds a fixing without splitting, and it does not shatter when it is old, so a small puncture stays a small puncture instead of running into a long tear. It keeps the reflective function of the foil it replaces. It costs more per square foot than the cheapest foil, and on a job where the tiles are already off, that difference is a small fraction of the total. If you are opening a roof anyway, it is the specification worth asking for by name.

One caution: a reflective sheet only reflects while its surface is clean and it faces an air gap. Sarking buried against insulation or coated in years of dust is doing less thermal work than the brochure suggests. Buy it for the water barrier and the tear resistance; treat the heat benefit as a bonus.

The three honest options, cheapest first

Option one is legitimate and often sensible, provided everyone is honest that it is management rather than repair. It genuinely reduces how much water reaches a weakened sheet, and on a roof with a few more years in it that can be the right economic call. What it is not is a fix, and a contractor who sells it as one is setting up the next disappointment.

What a re-lay actually involves

A re-lay is a strip-and-rebuild, staged face by face. In outline: scaffold or roof-safe access is set up and a covering is made ready; the tiles on one face are lifted and stacked for re-use, with breakage allowed for; the old underlay and battens come off; the rafter tops are checked for rot and termite damage and repaired where soft; the new sarking is laid from the eaves upwards, lapped so every joint sheds downhill, with a slight drape between rafters so water runs in the hollow rather than over the fixings, and carried out over the fascia so it discharges into the gutter; new battens go on over it; the tiles are re-laid, and the ridge and hips are re-bedded and pointed.

Two details are worth insisting on because they are where a re-lay goes wrong. The eaves termination: the sheet must deliver water into the gutter, not behind the fascia. And the valleys and flashings: the new underlay has to be dressed into them properly, which is the natural moment to replace a marginal valley rather than re-laying tiles over one you will have to open again — see valley flashing replacement. If the tiles themselves are brittle and breaking in numbers as they come off, the conversation has quietly turned into a re-roof; re-roofing cost covers that.

What happens if you leave it

Nothing dramatic, for a while — which is exactly why it gets left. The progression is slow and it is one-directional. Ceiling boards stain, then soften, then sag, and a saturated plaster ceiling eventually comes down in a sheet rather than dripping politely. Roof timbers stay damp for longer after each storm, and damp softwood in a warm roof space is both a fungal-decay problem and an attractant for termites. Wiring and light fittings in the ceiling void get wetted repeatedly, which is the genuinely dangerous part. Paint and skim coats are redone every year or two and fail again in the same season.

And the economics move against you. Each patch repair is priced attractively low, but a roof whose second layer has gone produces a new leak point every monsoon, so the patches keep coming; several seasons of them add up to a meaningful share of a re-lay while leaving you with the same roof. What it costs, and what the numbers do not cover

Localised underlay work is quoted as a roof repair job, because the number is driven by the area opened, the tile profile, the access and what is found on the rafters (market estimate 2026, indicative Klang Valley):

The second row is there as a boundary marker, and it is an important one on this topic. Coating a tiled roof does not restore a failed underlay, because the failure is underneath the tiles rather than on top of them — if someone answers a wind-driven leak with a whole-roof coating quote, ask them to explain how it reaches the layer that failed. What a proper quote must itemise

  • Which of the three options is being quoted — load reduction, localised repair, or full re-lay — in those words.
  • The area or the roof faces being opened, not just “the roof”.
  • The underlay material being installed: old-style foil laminate or a woven polymer radiant barrier.
  • Whether battens are being renewed or re-used, and a provisional allowance for rafter and timber repair.
  • How the underlay is terminated at the eaves — over the fascia into the gutter.
  • How valleys, flashings and the ridge are being dealt with while the roof is open.
  • Tile breakage: how many replacements are included, and whether they are salvaged, matched or new.
  • Access and staging: scaffold or roof-safe access, and how the roof is left overnight.
  • What is excluded — ceiling repair, repainting, electrical work, insulation.

Access, staging and wet weather

Opening a roof is the most weather-exposed work on a house, so the staging is the plan. Work proceeds face by face and section by section, and no more is opened than can be closed again before the crew leaves; a covering stays on site for the section in progress. Nobody works on wet tiles. In the monsoon months that means short working days and days stood down, and any contractor offering a guaranteed fixed run of days through the wet season is over-promising rather than better organised.

Access is usually scaffold or a roof-safe system rather than a ladder, because the whole face has to be reachable and tiles have to come down. That is a real line item and it should appear as one. Checking the work, and the maintenance interval

Sarking cannot be flood-tested the way a valley can, because the whole point of it is that it handles water you cannot easily reproduce. What you can do is check the workmanship before the tiles go back on: photographs of the laid sheet showing the laps running downhill, the drape between rafters, and the eaves termination discharging over the fascia into the gutter. Ask for those photographs face by face as the work proceeds — once the tiles are on, none of it is visible again for many years.

Afterwards, keep the wind-and-rain note going for one more wet season. If a leak returns in the same conditions, you have a specific defect to point at rather than a general complaint. And go back to basics on maintenance: clear the valleys and gutters before the wet season, replace cracked tiles promptly, and repoint ridge mortar when it starts breaking away — every one of those reduces the water reaching the new sheet and buys it years. Can sarking be repaired without removing the tiles?

Will coating or painting my roof fix rain blowing under the tiles?
No, and it is worth being firm about this. A coating goes on top of the tiles; the failure is underneath them. Coatings have real uses on the right roof types, but they cannot restore a barrier they never touch, and on a tiled roof they can also seal laps that are designed to breathe and drain.
