A movement joint is a designed gap, not a defect — so a repair that stops it moving has not fixed the leak. What works on a podium, car-park or basement joint, and how to buy it.

An expansion joint — a movement joint, in the wider sense — is a gap built into a structure on purpose. Concrete and steel expand when they heat and contract when they cool, long slabs shrink as they cure, and separate parts of a building settle at different rates. A large podium slab baking under Klang Valley sun and then hit by an afternoon downpour goes through that cycle every day it does not rain and twice on the days it does. Without somewhere to absorb the movement, the structure relieves the stress itself, by cracking wherever it is weakest.
So the joint is not a defect and it is not a construction gap someone forgot to fill. It is the designed weak point that protects everything else, and that single fact governs every sensible repair. A joint has to stay a joint. Any repair that removes its ability to open and close has not fixed the leak; it has moved the crack somewhere less convenient and bought a few dry weeks. This is the same logic that governs concrete waterproofing generally: work with how the material behaves rather than against it.
People rarely go looking for a movement joint until it leaks, and then cannot find it because it is buried under a screed, a tile bed or a coat of paint. In a typical Malaysian mixed-use or condominium block they run in predictable places:
The tell from below is usually a straight-line stain: a drip or an efflorescence trail on a soffit that follows a dead-straight path across a car-park ceiling rather than spreading in a blot. Straight and long means a joint or a construction line; irregular and blotchy usually means something else.
Joints leak in a small number of recognisable ways, and identifying which one you have decides the repair.

The single most common repair on a leaking movement joint in Malaysia is also the one that cannot work: fill it with mortar, cementitious slurry, tile grout or a rigid patching compound, coat over the top, and hand it back. It stops the drip for a while, which is exactly what makes it so popular. Then the slab heats, the joint tries to close, the rigid plug has nowhere to go, and it cracks — usually along one edge, sometimes straight down the middle, sometimes taking a strip of concrete arris with it.

Everything sensible falls into three families, and larger jobs combine them.
PU injection has a place here too, but a narrow one: it is a way to stop water that is actively running through a joint or an adjacent crack so that a proper detail can be built in the dry, not a substitute for the detail. The question a specifier asks is not “how wide is the gap” but “how much does this gap change”. A sealant has a movement capability — the percentage of its installed width it can stretch and compress and still recover — and the joint’s expected movement has to sit inside it. That is why the installed sealant depth relative to its width matters, why the backer rod position is a specification and not a convenience, and why a wide joint on a long exposed deck may be beyond any sealed bead and belong in the cover-plate family instead.
Three practical consequences for a client reading a quote. First, ask what movement the sealant is rated for and how that was matched to the joint — not just the product name. Second, resist the instinct to make the joint narrower with a bit of mortar each side; a narrower joint asks a higher percentage movement of the sealant and fails sooner. Third, ask what happens at the ends: joints do not stop at a wall, they turn up it, and a repair that stops neatly at the upstand and leaves the vertical leg untreated will leak at exactly that point. Terminations, corners and intersections are where joint repairs fail, and they belong on the drawing.
Most joint repairs fail on preparation rather than on product. The sequence that holds: cut out and remove every trace of the old sealant and any mortar packed into the gap along the whole length; clean the joint faces back to sound concrete; cut out and reinstate spalled or crumbling arrises so there is a square, solid edge to bond to; dry the joint faces; prime them if the system calls for it; install the backer rod at a consistent depth; then seal, tool and finish. Where the joint runs into an upstand, kerb or wall, the same preparation continues up the vertical leg.
Two conditions ruin this work and both are common here. Water still running through the joint means nothing will bond — the leak has to be stopped or diverted first, which is where injection genuinely earns its place. And a joint that is wet from an afternoon storm is not ready in the morning; concrete holds moisture in the pore structure long after the surface looks dry. Programme joint work into a dry spell, agree in writing who carries the cost of weather delay, and be suspicious of a contractor willing to seal a joint the same afternoon it rained.
A joint quote should be readable as a bill of quantities, because that is the only way to compare two of them. Insist that it states: the total linear metres of joint, broken down by location and by width; the cut-out and removal of existing material as a separate item; arris and concrete repair as a provisional item with a rate, since the extent is not knowable until the joint is opened; the backer rod type and size; the sealant or bridging system by grade and its stated movement capability; primer where required; treatment of terminations, corners and upstand legs, itemised individually rather than assumed; tie-in to the adjacent deck membrane; and reinstatement of anything removed to get access — paving, kerbs, cover plates, line marking.
Then the commercial lines: how weather delay is handled, what testing is carried out at completion and who witnesses it, and what the warranty document actually covers, what voids it and who honours it if the contractor is not around. Joint repairs are almost always over somebody’s head. In a condominium the joint runs above parking bays that residents use daily; in a mixed-use block it runs above a shop or a lobby. That makes phasing part of the technical scope, not an afterthought.
What to agree before work starts: the joint is repaired in continuous sections so no length is left open overnight in the wet season; each section’s bays are cleared and cordoned with notice given in advance, and residents are told where to park instead; protection is placed below where hot work, grinding or cutting is happening; dust and noise from concrete cutting are scheduled into agreed hours; and any temporary covering is genuinely watertight rather than a sheet of plastic weighted with bricks. A joint repair should not be accepted on the basis that it looks tidy. Build the test into the contract:
Joint repair is quoted per linear metre after somebody has opened a section and seen what is inside, because the two big variables — how much arris repair is needed and whether the joint has been buried under a finish — are invisible until then. Beware a per-metre rate quoted from a photograph; it will carry an exclusion for exactly the work that turns out to be needed. Expect a fixed rate for the sealing itself plus provisional quantities for concrete repair and for the removal and reinstatement of finishes.

Read the last row as the warning it is. Cementitious systems are perfectly good on a sound slab and completely wrong across a moving joint; the joint detail is a separate line item in every honest quotation. Movement joints are consumable details. They are designed to be inspected and periodically renewed, and a building that treats them that way spends a fraction of what a building that waits for the ceiling to stain spends. Put a joint walk into the same routine that clears the roof outlets before the monsoon, and record what you see with dates and photographs so changes are visible.
Act rather than monitor when you see: sealant lifting from one face; a split running down the middle of the bead; the joint packed with grit or rubble; concrete arrises chipping or crumbling under traffic; a cover plate loose, missing screws or rattling under vehicles; a new straight-line stain on the soffit below; or rust staining and flaking concrete under the joint line, which means water has been reaching the reinforcement and the job is now structural as well as watertight.
