A wood-based floor is a moisture gauge you walk on. Read the way it has deformed, find what is wetting it, dry the slab — and only then think about ordering boards.

Wood-based flooring is a moisture gauge you happen to walk on. Every board moves with the water in it, and it moves more across its width than along its length, so the way a floor deforms tells you where the water came from before anyone lifts anything.

💬 Get Your Instant QuoteThe single most useful of those is the cupping row, because it has a direction built into it. A board absorbs water on the wet face and that face expands more than the dry one, so the board curls away from the wet side. Edges up means the bottom is wet. It is not a proof, but it is the strongest free clue you will get.
These two produce different damage and need completely different responses, and the distinction is worth settling before anything else.
From above — a spilled bucket, an overflowing washing machine, a pot boiled dry, an aquarium — hits the top surface first. The finish is affected: a solid timber floor shows a stain or a whitened patch in the lacquer; laminate shows damage that starts at the joint lines where the water went in. It is usually one event, the boundary of the damage is fairly sharp, and if the water is removed quickly the floor sometimes recovers.
From below — a leaking pipe under or in the slab, a wet area next door, a slab that was never dry, moisture rising through a ground-floor slab — wets the underside continuously. The finish on top may look almost untouched at first while the boards cup and the underlay rots. It gets worse rather than better, it recurs after any repair that did not address it, and it is the case where relaying the floor is money thrown away.
A quick reality check: pull up the skirting in the affected area and look at the wall base and the edge of the underlay. If the underlay is damp at the perimeter and the boards are cupped, you are dealing with moisture from below or from the side, whatever anybody says about the spill last year.
Map the damage on paper before you theorise about it. The outline is diagnostic.
Combine the shape with the timing. Damage that worsens after heavy rain points outward, to an external wall or a balcony threshold. Damage that worsens after the neighbours shower points at the party wall. Damage that never varies at all, wet all year, points at a pipe or the slab itself.

Work down that table in order and most floors are diagnosed on the first two rows. If the water meter moves, stop — you have a supply leak and concealed pipe leak detection is the right page. Where those come back inconclusive and the floor keeps moving, that is the point at which a detection visit earns its fee — acoustic listening, thermal imaging and pressure testing applied to the same logic. Water leak detection explains what happens on the visit.
This is the diagnosis most often missed, and it is expensive to miss because the repair people buy instead — waterproofing, injection, a new floor — does nothing.
Malaysian air is warm and holds a lot of water. Cool any surface below the dew point of that air and water condenses on it. A concrete slab kept cold by a floor above a car park, an air-conditioned room over an unconditioned one, a chilled water riser passing through a floor, or an air conditioning unit blowing directly down onto a section of floor will all produce a persistently damp patch with no leak anywhere.
The plastic sheet test settles it in two days: water above the sheet is condensation, water below it is moisture from the structure. The fix is thermal and ventilation work — insulating the cold surface, redirecting the air flow, improving ventilation, running a dehumidifier — not a membrane. Two situations produce broad, even dampness with no leak to find.
A new build or a fresh screed. Concrete and screed are placed wet and give that water up slowly. Lay a moisture-sensitive floor covering over a slab that has not finished drying and the moisture has nowhere to go but into the flooring. This is why flooring manufacturers specify a moisture limit for the substrate and why the honest answer in a newly handed-over unit is sometimes “wait, and measure again”. It is the same construction moisture that produces efflorescence on new condo walls.
A ground-floor slab with no working damp-proof membrane. Older landed housing frequently has no membrane under the slab, or has one that was punctured during construction. Ground moisture then moves up through the slab continuously. The signs are a ground floor only problem, worse in the wet season, often with salting at the skirting line — and the diagnosis and retrofit belong to rising damp, which this page deliberately does not duplicate.
In both cases the options are the same three: wait for it to dry and measure before laying anything; apply a surface damp-proof or moisture-suppression system to the slab before the new floor goes down; or choose a floor covering that tolerates the conditions. The sequence is not negotiable, and every step skipped comes back.
Stop the source. Whatever the table above pointed at — the pipe, the wet room next door, the threshold, the appliance — that repair happens first. Laying new flooring over a live source is the single most common expensive mistake in this whole subject.
Open the floor up. Lift the damaged boards and the underlay in the affected area. Wet underlay is a wick and it will keep the slab damp indefinitely; it also holds the smell. Get it out.
Dry the slab, then confirm it. Ventilate, move air across it with fans, and use a dehumidifier in a closed room if you have one. A concrete slab gives up water slowly, and the drying period is measured in weeks rather than days — longer where the slab is thick, where the water was in it for a long time, or where the room cannot be ventilated. Do not accept a calendar as proof. Confirm with repeated measurements against a dry reference area, and against the moisture limit your new flooring’s manufacturer states.
Then relay. A floor laid onto a slab that measures dry, with a proper moisture barrier and a real perimeter expansion gap, is a floor that will not repeat this.

If the room is one that will always be at risk — next to a wet kitchen, opening onto a yard, on a damp ground-floor slab — the replacement is the moment to reconsider the material rather than repeat it.

The detection line is the one that decides everything downstream. A floor is an expensive thing to lay twice, and the gap between “we replaced the flooring” and “we replaced the flooring and it happened again” is exactly one afternoon of testing.

Be suspicious of any quote that goes straight to flooring. A repair quote for this problem should state: the moisture source the contractor believes is responsible and the evidence for it; the repair to that source, itemised separately from the flooring; the area of flooring and underlay being removed and disposed of; the drying method and the expected drying period; how substrate dryness will be verified before laying, and against what limit; whether a moisture barrier or damp-proof membrane is being applied to the slab; the new floor covering, underlay and perimeter expansion gap; skirting removal and reinstatement; and making good.
Then ask: What is the source, and what test showed you that? How will you prove the slab is dry before you lay anything — and what happens if it is not dry on the day you planned to start? Is the source repair on this quote, or a separate one? What perimeter gap are you leaving, and how will the skirting cover it without pinning the floor? If it cups again within the year, what is the process? A contractor who wants to lay a floor next week without answering the second question is quoting on your optimism. Most repeat failures come from four omissions, and all four are cheap at the time of laying.
A moisture barrier over the slab. On a ground floor, on a new build, or anywhere the slab has any history of damp, the barrier under the floor is not an upsell. A real perimeter expansion gap. Wood-based flooring moves; if it cannot move at the edges it moves upwards in the middle. Skirting should cover the gap, not clamp the floor into it. A hard threshold at every wet boundary. Where a timber or laminate floor meets a wet kitchen, a yard, a bathroom or a balcony, there should be a level change or a fall away from the opening, not a strip of trim over a continuous tile line — the threshold detail is covered on wet kitchen floor waterproofing. And keep the room ventilated. A closed, unconditioned room over a cool slab is the environment that turns a small moisture problem into a cupped floor and a musty smell.
