Drips under the metal roof on dry mornings? It may be condensation, not a leak. Here is how to tell and what fixes it.

If a metal roof drips on dry, humid mornings and stops once the sun is up, it is usually condensation, not a leak: warm, moist air meets the underside of a sheet that has cooled overnight, and water forms and drips along the purlins and screw lines. A leak drips when it rains, at particular points. Sealant on the laps will not stop condensation; an insulation or underlay layer under the sheet, ventilation and less moist air below will. What metal roof condensation is

A bare metal sheet loses heat quickly to a clear night sky. By early morning its underside can be colder than the air below it. In our humid climate that air holds a lot of moisture, and when it touches the cold sheet, the moisture turns into droplets, exactly like the outside of a glass of iced water. The droplets run along the sheet and fall from the lowest points: the purlins, the screw heads and the edges of the laps.

The two can happen together. An old roof can leak at a lap and sweat everywhere else, so fixing one does not rule out the other.

A simple check you can do

  1. Pick a dry morning after a clear night, with no rain for a day or two.
  2. Look at the underside with a torch soon after sunrise. Condensation shows as beads spread across the sheet.
  3. Wipe a patch dry and look again after a short while. If it beads again with no rain, the water is coming from the air.
  4. On a rainy day, look again. Water running from one point during rain is a leak.
  5. Note what is under the roof: wet laundry, a kitchen, a porch that is washed often, or plants all add moisture.

Fixes that do not work

  • Sealant on the laps and screws. The water is forming on the underside, not coming through the joints.
  • Replacing screws and washers. Worth doing if they have failed, but it will not stop condensation.
  • Sealing the space under the roof airtight. The roof insulation guide warns against this; moisture needs a path to vent.
  • Laying insulation over a leak. Any real leak must be traced and fixed first, or the insulation hides it.

Fixes that work

Condensation needs one of two things to stop: the underside of the sheet must stay warmer, or there must be less moist air touching it. In practice:

  • An insulation layer bonded to the underside. The roof insulation guide notes that on a metal roof that sweats on humid mornings, a well-bonded PU foam layer keeps warm moist air away from the cold sheet, which can stop the dripping.

Why it is worth fixing

Condensation is not harmless just because it is not a leak.
