Water at the aircon hole in your wall has three quite different causes, and the fix depends entirely on which one it is: rain tracking inward through the sleeve, condensate backing up out of the drain hose, or the refrigerant line sweating inside the wall because its insulation stopped at the wall face. What the aircon wall penetration actually is

Every split-unit air conditioner needs a hole through an external wall. The indoor unit on your bedroom wall and the condenser outside are joined by a bundle: two copper refrigerant lines wrapped in foam insulation, a control cable, and a condensate drain hose that carries away the water the indoor unit pulls out of the air. That bundle passes through a core-drilled hole, typically wide enough to take the whole bundle plus a little slack, and on the outside it usually disappears into a length of plastic trunking that runs down the wall to the condenser.

That hole is a deliberate, permanent breach of the building envelope, made after the wall was built and waterproofed. Every part of it — the fall of the hole, what fills the gap around the bundle, what covers the outer face, and where the trunking stops — is a detail that either keeps water out or lets it in. It is also almost always installed by an air-conditioning technician rather than by anyone whose trade is keeping water out of walls, which is why the same handful of mistakes shows up again and again.

Three causes that look identical from inside

From inside the room, all three of these look the same: a wet patch on the wall around or below the indoor unit, sometimes running down to the skirting. They need completely different repairs, and telling them apart costs nothing but attention.

  • Rain tracking inward through the sleeve. Water running down the outside wall face, or driven at it by wind, finds the annular gap around the pipe bundle and follows it through. It happens during and shortly after rain, and it happens whether or not the aircon is switched on.
  • Condensate backing up. The indoor unit produces water continuously while it runs. If the drain hose is blocked, kinked, laid without a continuous fall, or its outlet is sitting in a puddle or pushed into a drain, that water backs up and overflows — usually out of the indoor unit itself, sometimes tracking back along the bundle to the wall. It happens only when the unit is running, is worst on humid days, and has nothing to do with rain.
  • The refrigerant line sweating inside the wall. The suction line runs cold. It is insulated with foam sleeving — but if that insulation was cut short at the wall face, taped badly at a join, or has been crushed inside the hole, the bare cold copper sits in warm humid air inside the wall and condenses water onto itself, exactly the way a cold glass sweats. It happens only when the unit is running, drips at the wall line rather than at the unit, and is completely independent of rain.

A fourth possibility deserves ruling out before any of these: external wall seepage that happens to surface near the penetration because the hole is a horizontal interruption in the wall. That one keeps producing water for hours after rain, and usually shows damp elsewhere on the same elevation. How rain gets in through the sleeve

When the cause is rain, it is almost always one of these:

  • The hole falls the wrong way. A core-drilled penetration should be drilled with a slight fall towards the outside, so that anything entering the sleeve runs back out under gravity. A hole drilled dead level, or worse, falling inward because it was easier to start from inside, turns the sleeve into a funnel pointing at your wall.
  • The annulus was never properly filled. The gap between the pipe bundle and the drilled hole has to be closed with a non-hardening mastic or putty that stays flexible and stays stuck. Expanding foam alone is a common shortcut and a poor one: it is open-celled at the cut face, it absorbs and holds water, and where it is exposed outside it breaks down in UV.
  • There is no wall cap, or the wrong one. A proper outer cover is a flange or cap that sits over the hole, is sealed along its top and sides, and is deliberately left open at the bottom so anything that does get behind it can drain out. Sealing all four sides is the classic well-meant mistake — it traps water inside instead of letting it escape.
  • There is no drip loop. Outside the wall, the pipe bundle should dip below the level of the hole before it rises or runs to the condenser, so that water running along the pipes reaches a low point and drips off there rather than being carried into the hole. Where the bundle runs straight from the condenser and upward into the wall, the pipes themselves are a wick.
  • The bundle enters at the top of a trunking run. Water that gets inside vertical trunking runs down it — but if the trunking is fitted so that the hole sits below a length of trunking, that water arrives at the hole rather than draining away at the bottom.

Why the trunking is not a weather seal

The plastic casing running down the outside wall is a cable-and-pipe cover. Its joints are snap-fit, its corners and tee pieces are push-together mouldings, and its back is open against a wall that is rarely flat. It was designed to tidy up pipework and to protect the insulation from sunlight, not to keep rain out. Rain gets inside a trunking run at every joint and at the top of every vertical section, and once inside it runs down the inside face of the wall behind the trunking — which is exactly where the penetration is.

Two consequences follow. First, sealing the outside of the trunking joints is not a fix for a leaking penetration; the water is already behind it. Second, the top of a trunking run should be closed and sealed to the wall so that water cannot enter it from above, and the bottom should be left open so anything that does get in can escape. A trunking run sealed at the bottom and open at the top is precisely backwards, and it is common.

The order to diagnose it in

  1. Switch the aircon off for a full dry day. If the wall dries out and stays dry, the cause is condensate or line sweating, not rain. This single test resolves most cases and costs nothing.
  2. Run the unit for an hour on a dry day. If the wall gets wet with no rain in sight, you have confirmed it is the unit, not the weather.
  3. If it is the unit: where does the water appear? At the indoor unit itself points to the condensate drain. At the wall line, in a ring around the pipe entry, points to insulation stopping short and the cold line sweating.
  4. If it is rain: does it need wind? Rain-only-with-wind points at the outer face — a missing or badly sealed cap. Rain in any direction points at the fall of the hole and the annulus.
  5. Look at the outside. From a safe position, check for a wall cap, whether the bundle dips below the hole before running on, whether the trunking is sealed at the top, and whether the annulus is filled with anything other than foam.
  6. Does it drip for hours after rain? Then treat it as wall seepage first, and re-check the penetration only after the wall is dealt with.
  7. Only then hose-test. Wet the wall above the penetration, then the penetration itself, then direct the hose upward at the outer face from below.

What a correct repair looks like

A repair that lasts addresses the path, not the stain. Depending on which cause the diagnosis found:

  • Re-form the annulus. Rake out foam and old sealant, clean the sleeve, and close the gap around the bundle with a flexible non-hardening mastic that stays adhered to both the pipework and the masonry. Where the hole is large or ragged, a PVC sleeve set to fall outward can be bedded in first and the annulus sealed at both faces.
  • Form a drip loop. Outside the wall, drop the bundle below the level of the hole before it runs on, so water on the pipes leaves at that low point.
  • Fit a proper wall cap. A flange over the hole, sealed at top and sides, open at the bottom. Never sealed all round.
  • Correct the trunking. Close and seal the top of the run against the wall, leave the bottom open, and make sure the penetration is not sitting under a length of trunking that feeds water to it.
  • Continue the insulation through the wall. If the cold line is sweating, the foam sleeving has to be continuous through the penetration and properly joined and taped, not butted up to the wall face on each side. This is an aircon fix, not a waterproofing one, and it usually needs the bundle drawn back slightly.
  • Clear and re-fall the condensate drain. Also an aircon fix: flush the hose, remove kinks, give it a continuous fall to a free outlet that is not sitting in standing water.
  • Deal with the wall, if the wall is the problem. Render repair and a coating over the affected area, which is priced by area rather than as a point repair.

The order matters. Sealing the penetration while the real source is a saturated wall or a blocked drain simply moves the damp patch. And re-plastering or repainting inside before the source is fixed guarantees a second visit.

Penetration work is a small, precise job; the cost is mostly diagnosis and access rather than materials (market estimate 2026, indicative Klang Valley except where marked as ours):

Two of those rows deserve a caveat. PU injection belongs on this page only when the diagnosis is a crack in the concrete or masonry near the hole, not as a default treatment for a leaking sleeve — injecting resin into a penetration that simply needs its annulus re-formed is money spent on the wrong problem. And the coating row applies when the wall face is the source: on a wall area of about 60 square feet that is RM240 – RM600 (market estimate 2026, indicative Klang Valley). If the diagnosis turns out to be condensate or a sweating line, the work belongs to an air-conditioning technician rather than to a waterproofing crew, and we will say so.

What to ask before you sign

  • “Have you seen the wall wet with the aircon switched off?” If nobody has done the off-for-a-day test, the diagnosis is a guess.
  • “Which way does the hole fall?” A contractor who has not looked cannot answer this.
  • “Are you sealing the wall cap all round?” The right answer is no — top and sides only.
  • “Is the pipe insulation continuous through the wall?” If they have not checked, the sweating cause has not been excluded.
  • “Is the trunking top sealed and the bottom open?” Ask them to show you afterwards.
  • “Is the internal patching and painting included?” Get it on the quote either way.
  • “Will you hose-test it with me?” Twenty minutes that settles whether the job worked.

Access, high floors and wet weather

The outer face of an aircon penetration is often the hardest part of the job to reach. On a landed house it is usually a ladder or a light tower. On a condominium it may be on a facade with no balcony, in which case the work needs rope access or a gondola, and — just as importantly — the building’s permission, because works to a strata facade normally need the management’s written consent. Weather matters for the same reason it does on any sealing job: mastics and coatings need a dry, clean substrate and an uninterrupted cure window, and a wall that has been wet for a week is not dry at the surface even if it looks it. In the monsoon that usually means an early start and a willingness to reschedule. The diagnostic half of the visit, by contrast, is better done in the wet — if you can get someone to look at the wall during rain, the answer is usually visible in minutes.

What happens if you leave it

A chronically damp patch around an aircon penetration goes through a predictable sequence: paint blisters, the skim coat softens and powders, mould colonises the damp band, and the smell arrives before the stain is obvious. Where the penetration is above a built-in wardrobe or a bed head, the damage lands on furniture rather than on the wall. If the cause is a sweating refrigerant line, there is a second cost: an uninsulated section of suction line is also losing cooling capacity into the wall, so the unit works harder for the same room temperature. And on a strata building, damp that spreads far enough eventually becomes an argument with the management about the external face — far easier to have while the stain is still small and localised. Testing the repair properly

  1. Dry the wall completely first. A test on a wall that is still wet from last week tells you nothing.
  2. Hose test in stages. Wet the wall above the penetration for ten minutes and watch inside. Then the penetration itself for ten minutes. Then direct the hose upward at the outer face from below, to imitate wind-driven rain — the stage a badly sealed cap fails.
  3. Run the aircon for two hours on a dry day. This is the other half of the test, and it is the one people skip. If the wall wets with no rain, the remaining cause is condensate or a sweating line and the waterproofing repair was not the whole answer.
  4. Check the drain outlet while the unit runs. Water should be leaving the hose steadily and freely.
  5. Wait for a real storm before repainting. Fresh paint hides exactly the evidence you would need.

Why is water coming in through the aircon hole in my wall?
There are three separate causes and they need different fixes. What does help is closing and sealing the top of the trunking run against the wall and leaving the bottom open so anything inside can drain out. That pairing is reversed surprisingly often.
Should the wall cap be sealed all the way round?
No. A wall cap or flange over the penetration should be sealed along its top and both sides and deliberately left open at the bottom, so that any water which does get behind it can drain back out. Sealing all four sides is a well-meant mistake that turns the cap into a cup: the water still gets in, and now it cannot get out, so it goes through the wall instead.
