The bottom track is a drained channel, not a seal — here is why it overflows, the jug test that finds the cause in ten minutes, and the repair ladder from free to full balcony works.

The most useful thing to understand about a sliding door is that the bottom track was never designed to keep water out by sealing. It is designed to manage water. Rain that lands on the glass runs down and into the track. Rain blown at the door gets past the brush or pile seals on the sliding leaf, because those seals exist to stop draughts and insects, not water under pressure. All of it collects in the channel at the bottom, and the channel gets rid of it through small openings — weep holes or drainage slots — in the outer face or the outer base of the track, which let the water out onto the balcony or patio.
That means a sliding door is a drainage device, and every drainage device fails the same way: it overflows when water cannot leave as fast as it arrives. In a Klang Valley storm, water arrives at a full-height sliding door very fast indeed. The margin between working and overflowing is set almost entirely by how freely the track drains, and by whether the floor outside is lower than the water level inside the track. Almost every “my sliding door leaks in heavy rain” problem is one of those two things.
Weep holes are small openings, often slotted rather than round, in the outer wall or the outer base of the bottom track. Some systems have a simple hole; others have a hinged flap or a small cover that lets water out and reduces how much wind is driven back in. They are not a defect and they are not a leak path in normal use. Sealing them converts a self-draining track into a bathtub.
Two things follow. First, if you find a track with silicone in the weeps, removing that silicone is the first repair to try and it costs almost nothing. Cut it out carefully, clear the slot right through, and flush the track. Second, when anyone works on the balcony floor — retiling, decking, waterproofing, adding a step — the finished outside level and the weep line have to be considered together. Two levels decide whether a sliding door can ever be watertight in a storm: the level of the outside finished floor relative to the inside floor, and the direction the outside floor falls. The outside should sit lower than the inside, and it should fall away from the door towards an outlet. Where a balcony or patio has been retiled once or twice over the years without removing the old finish, the outside level creeps upward each time until it is level with, or above, the inside — and at that point no amount of sealing will help, because the water has a downhill path into the room.
You can check both yourself. Put a spirit level across the threshold to compare levels, and pour a jug of water onto the balcony a metre from the door to see which way it runs. If it runs towards the door, or simply sits there, you have found the problem and it is a floor problem, not a door problem. The fixes are real construction: re-laying the fall, cutting in a drainage channel or linear grating immediately outside the door, adding a proper outlet, or lifting the threshold. None is a tube of sealant, and any contractor who proposes one should be asked how the water is going to leave.
Some sliding doors leak only in a storm with wind on that face, and never in ordinary rain. That is a real and different pattern. Wind pressure on a facade pushes water past the pile seals faster than still rain does, pushes it up and over the inner upstand of the track, and simultaneously reduces how freely the weeps can discharge against the pressure outside. High-floor condominium units feel this most, because wind speeds are higher and there is nothing to break them.
The honest implication is that on an exposed high floor, the drainage has to be in better condition than it would need to be on a sheltered ground-floor patio to achieve the same result. There is no realistic way to make a sliding door behave like a wall in a driven storm; what you can do is make sure every weep is clear, the seals are fresh, the track is clean, and the floor outside falls away decisively. Frame and glazing seal failure. If water is appearing at the head of the door, running down the inside of the glass, or wetting the wall at the jambs, it is entering at the perimeter joint or through failed glazing beads, not overflowing the track. The tell is height: track overflow always starts at floor level and spreads outward across the floor; a frame leak starts above floor level. The repairs are different — a frame leak is a perimeter joint and sealant job on the outside face, covered in window and door leak repair.
Condensation on the glass. In an air-conditioned room behind a large expanse of glass, humid outside air condenses on the cold inner face and runs down into the track, which can look exactly like a leak. The tell is that it happens on humid days regardless of rain, it stops when the aircon is off, and the water is on the glass rather than at the track’s inner edge. A third to rule out on a ground floor: water rising through the floor slab, or arriving along the skirting from an adjacent wall that is itself seeping — our external wall seepage guide covers that case and who is responsible for it. If the track is dry but the floor near it is wet, the door is not the source.
Note what is not on that list: running a bead of sealant along the inside edge of the track. That traps water on the inside and does nothing about the reason it got there.

Clearing weeps and a floor trap is maintenance and should be near-free if someone is already on site. Seal replacement and a local repair to expose buried weeps sit in the point-repair band. Once the answer is the balcony floor rather than the door, the job is priced by area: a small balcony of about 60 square feet works out at RM360 – RM600 for a cementitious system or RM480 – RM840 for a flexible two-part membrane (market estimate 2026, indicative Klang Valley), before tiling. Cutting in a drainage channel and forming a new outlet is quoted per project because it depends on where the water can be taken to.

A sliding door track needs clearing every three to six months, and more often if it faces a tree, a construction site or a dusty road. Vacuum the channel dry, clear each weep with a soft wire or a blast of air, flush with a jug of water and confirm the discharge outside. Clear the balcony floor trap at the same time and check the seals for hardening or gaps. This is the highest-value ten minutes of maintenance in most condominium units, because the failure it prevents damages flooring, skirting and whatever is standing near the door.
