A sliding door bottom track is not a seal — it is a drained channel meant to collect water and let it out through weep holes in its outer face. When it overflows into the room the water is leaving too slowly, not arriving too fast: blocked or siliconed-over weeps, a balcony that ponds or falls the wrong way, or a blocked floor trap. How a sliding door track is supposed to work

The most useful thing to understand about a sliding door is that the bottom track was never designed to keep water out by sealing. It is designed to manage water. Rain that lands on the glass runs down and into the track. Rain blown at the door gets past the brush or pile seals on the sliding leaf, because those seals exist to stop draughts and insects, not water under pressure. All of it collects in the channel at the bottom, and the channel gets rid of it through small openings — weep holes or drainage slots — in the outer face or the outer base of the track, which let the water out onto the balcony or patio.

That means a sliding door is a drainage device, and every drainage device fails the same way: it overflows when water cannot leave as fast as it arrives. In a Klang Valley storm, water arrives at a full-height sliding door very fast indeed. The margin between working and overflowing is set almost entirely by how freely the track drains, and by whether the floor outside is lower than the water level inside the track. Almost every “my sliding door leaks in heavy rain” problem is one of those two things.

Why the track overflows

  • The weep holes are blocked. Dust, sand, insect nests, dead leaves, hair and general grit accumulate in a track that is rarely cleaned properly, and the weeps are the lowest, narrowest part of it.
  • The weeps have been sealed shut. The single most common man-made cause. Somebody — a previous owner, a contractor, sometimes a well-meaning cleaner — sees water in the track, assumes the holes are the leak, and fills them with silicone. The track then holds water permanently and overflows in the first real storm.
  • A floor finish has buried them. New balcony tiles, a decking layer or an outdoor screed laid up against the door often rises above the outer face of the track and covers the weeps entirely. This is a very common consequence of a balcony renovation, and the leak starts immediately afterwards.
  • The balcony ponds or falls inwards. The floor outside a sliding door should fall away from the door towards its outlet. If the fall is flat, or worse, tips back towards the threshold, the door sits in the low point of a shallow pool.
  • The balcony floor trap is blocked. Even a perfectly built balcony floods if its outlet is choked with grit, leaves or a lost bottle cap. Then the pond rises to the threshold and comes in.
  • The threshold has no height over the outside finish. Where the outside floor level is at or above the inside level, there is no head available to drive the water out and nothing to stop it running in.
  • The seals are worn. Perished brush pile and hardened gaskets let far more water into the track than a fresh set, which pushes a marginal drainage arrangement over the edge.
  • The track was installed without falls or with the wrong drainage arrangement. On some installations the weeps end up on the wrong side of a later external tiling line, or a continuous bead of sealant along the outside of the frame closes the very gap the water was meant to leave through.

Weep holes: the part everybody blocks

Weep holes are small openings, often slotted rather than round, in the outer wall or the outer base of the bottom track. Some systems have a simple hole; others have a hinged flap or a small cover that lets water out and reduces how much wind is driven back in. They are not a defect and they are not a leak path in normal use. Sealing them converts a self-draining track into a bathtub.

Two things follow. First, if you find a track with silicone in the weeps, removing that silicone is the first repair to try and it costs almost nothing. Cut it out carefully, clear the slot right through, and flush the track. Second, when anyone works on the balcony floor — retiling, decking, waterproofing, adding a step — the finished outside level and the weep line have to be considered together. Threshold height and which way the balcony falls

Two levels decide whether a sliding door can ever be watertight in a storm: the level of the outside finished floor relative to the inside floor, and the direction the outside floor falls. The outside should sit lower than the inside, and it should fall away from the door towards an outlet. Where a balcony or patio has been retiled once or twice over the years without removing the old finish, the outside level creeps upward each time until it is level with, or above, the inside — and at that point no amount of sealing will help, because the water has a downhill path into the room.

You can check both yourself. Put a spirit level across the threshold to compare levels, and pour a jug of water onto the balcony a metre from the door to see which way it runs. If it runs towards the door, or simply sits there, you have found the problem and it is a floor problem, not a door problem. The fixes are real construction: re-laying the fall, cutting in a drainage channel or linear grating immediately outside the door, adding a proper outlet, or lifting the threshold. None is a tube of sealant, and any contractor who proposes one should be asked how the water is going to leave.

Wind-driven rain and pressure on high floors

Some sliding doors leak only in a storm with wind on that face, and never in ordinary rain. That is a real and different pattern. Wind pressure on a facade pushes water past the pile seals faster than still rain does, pushes it up and over the inner upstand of the track, and simultaneously reduces how freely the weeps can discharge against the pressure outside. High-floor condominium units feel this most, because wind speeds are higher and there is nothing to break them.

The honest implication is that on an exposed high floor, the drainage has to be in better condition than it would need to be on a sheltered ground-floor patio to achieve the same result. There is no realistic way to make a sliding door behave like a wall in a driven storm; what you can do is make sure every weep is clear, the seals are fresh, the track is clean, and the floor outside falls away decisively. The jug test: diagnosing it yourself in ten minutes

  1. Clear the visible debris. Vacuum the track dry first, so you are testing drainage and not a pile of grit.
  2. Pour a litre of water into the bottom track at one end and watch. In a healthy track it drains away steadily and you can see it emerging at the weeps on the outside.
  3. Time it. Water that sits in the channel with no visible discharge outside means the weeps are blocked, sealed or buried. That is your answer.
  4. Look at the outer face of the track from the balcony. Find the weeps. If you cannot find any, look at where the tile or decking line meets the frame — they may be under it.
  5. Pour a jug on the balcony floor a metre from the door. Which way does it run? Towards the outlet is correct; towards the door or nowhere at all is the problem.
  6. Flood-test the balcony outlet. Run the tap or a hose into the trap for a minute. Slow or gurgling discharge means the outlet is choked and the balcony will pond in a storm regardless of the door.
  7. Compare levels across the threshold with a spirit level. Outside lower than inside is what you want.

Those seven steps identify the cause in the large majority of cases, and they cost nothing. Do them before you accept a quote, because they also tell you whether the quote you are being given addresses the actual failure.

The two problems this gets confused with

Frame and glazing seal failure. If water is appearing at the head of the door, running down the inside of the glass, or wetting the wall at the jambs, it is entering at the perimeter joint or through failed glazing beads, not overflowing the track. The tell is height: track overflow always starts at floor level and spreads outward across the floor; a frame leak starts above floor level. The repairs are different — a frame leak is a perimeter joint and sealant job on the outside face, covered in window and door leak repair.

Condensation on the glass. In an air-conditioned room behind a large expanse of glass, humid outside air condenses on the cold inner face and runs down into the track, which can look exactly like a leak. The tell is that it happens on humid days regardless of rain, it stops when the aircon is off, and the water is on the glass rather than at the track’s inner edge. Condensation vs water seepage separates them properly.

A third to rule out on a ground floor: water rising through the floor slab, or arriving along the skirting from an adjacent wall that is itself seeping — our external wall seepage guide covers that case and who is responsible for it. If the track is dry but the floor near it is wet, the door is not the source.

The repair ladder, cheapest first

  1. Clean the track and clear the weeps. Vacuum, then flush, then confirm discharge outside. Free, and it solves a surprising share of cases.
  2. Cut out any silicone in the weeps. Also close to free, and it is a repair, not a bodge.
  3. Clear the balcony floor trap. No door works if the balcony is a pond.
  4. Replace the pile and brush seals. A parts-and-labour job that reduces how much water reaches the track in the first place.
  5. Expose buried weeps. Where a floor finish has covered them, cut back the finish locally and reinstate a clear discharge path.
  6. Cut in a drainage channel or linear grating outside the door. The standard durable answer where the balcony cannot easily be re-fallen — it intercepts the water before it reaches the threshold.
  7. Re-lay the balcony fall and re-waterproof. The real fix where the floor falls the wrong way, and the point at which the job becomes a balcony job rather than a door job.
  8. Raise the threshold or change the track detail. The last resort, because it usually means taking the door out — at which point sliding door cost is worth reading, since replacing the door outright is sometimes the cheaper end of that decision.

Note what is not on that list: running a bead of sealant along the inside edge of the track. That traps water on the inside and does nothing about the reason it got there.

Clearing weeps and a floor trap is maintenance and should be near-free if someone is already on site. Seal replacement and a local repair to expose buried weeps sit in the point-repair band. What to ask before you sign

  • “Where are the weep holes on this track, and are they discharging?” If they cannot point at them, they have not looked.
  • “Are you sealing anything in the track?” The correct answer for the weeps is no, permanently.
  • “Which way does the balcony fall?” Ask them to show you with water.
  • “Have you flow-tested the floor trap?” One minute of a running hose settles it.
  • “If the fix is the floor, is tiling included?” Get it in writing either way.
  • “Will you water-test the repair with me before you leave?” This is the one question that separates a diagnosis from a guess.

Testing the repair

  1. Jug test first. A litre into the track should drain visibly at the weeps within a short time. No discharge outside means nothing has been fixed.
  2. Flood the balcony. Run a hose on the balcony floor for ten minutes and watch the outlet keep up and the water run away from the door, not towards it.
  3. Spray the door face. Hose the closed door from outside for ten minutes, working from the bottom up, with someone inside watching the inner edge of the track.
  4. Then spray at an angle, upward and across. This is the closest imitation of wind-driven rain available without a fan, and it is the stage a marginal repair fails.
  5. Keep a towel line down for the first storm. Do not repair the flooring or skirting inside until the door has been through a genuine downpour.

Maintenance interval

A sliding door track needs clearing every three to six months, and more often if it faces a tree, a construction site or a dusty road. Vacuum the channel dry, clear each weep with a soft wire or a blast of air, flush with a jug of water and confirm the discharge outside. Clear the balcony floor trap at the same time and check the seals for hardening or gaps. This is the highest-value ten minutes of maintenance in most condominium units, because the failure it prevents damages flooring, skirting and whatever is standing near the door. Why does water overflow from my sliding door track in heavy rain?
Because the track is a drained channel, not a seal, and the water is leaving it too slowly.
