Hidden gutters behind parapets and eaves: why they overflow into the house, the overflow and outlet fixes, and when to reline or replace.

A concealed gutter is a channel built into the roofline, behind a parapet or inside the eave, so the roof edge looks clean from the street. Its weakness is where the water goes when it fails: an exposed gutter overflows down the outside wall, but a hidden gutter overflows over its inner edge into the roof space and onto your ceiling. Most leaks come from blocked outlets, too few or too small outlets, a gutter that has lost its fall, failed joints or lining, and no emergency overflow. ClickBina's guides put a concealed or built-in gutter at RM50 – RM80+ per metre new, and a liquid PU liner for an existing gutter at RM10 – RM18 per sq ft (indicative 2026, Klang Valley).
Modern terraces, semi-Ds and bungalows often hide the gutter so the roof reads as a crisp line or a flat parapet. ClickBina's gutter types guide describes concealed or built-in box gutters as hiding inside the roofline of premium modern homes: they look superb and fail expensively. Older shoplots, flats and some 1970s–80s landed houses have a related type, the concrete (RC) gutter cast into the parapet.
| Type | Where you find it | Typical weak point |
|---|---|---|
| Metal box gutter behind a parapet | Modern houses with a parapet hiding a pitched roof | Outlets, joints, lost fall, no overflow |
| Built-in eave gutter | Houses with a slim fascia line and no visible gutter | Water backing up under the roof sheets or tiles |
| Valley box gutter between roofs | Between two roof planes, or between your roof and a neighbour's | Catchment from two roofs into one channel |
| Concrete (RC) parapet gutter | Older shoplots, flats, some older landed houses | Hairline cracks and failed screed; slow soaking into the wall |
ClickBina's factory box gutter guide explains the key difference: an eaves gutter that overflows spills down the outside and stains a wall, while a box gutter that overflows spills over its inner upstand, under the roof covering, and onto whatever is below. On a house that means the ceiling, the cornice and sometimes a light fitting. Because the gutter is out of sight, blockages go unnoticed until water appears indoors, which is why the gutter types guide says scheduled cleaning is the entire maintenance strategy for a concealed gutter.
| What you see | Most likely cause | Check first |
|---|---|---|
| Water pours in along the roof edge only in heavy rain, then stops | Overflow: blocked or undersized outlets | The outlets, during rain if it is safe |
| Slow drip that continues for hours after rain | A hole or failed joint fed by ponded water | Standing water in the gutter after the roof dries |
| Stain at one point that returns after every patch | A joint opening and closing with heat | The joint detail at that point |
| Leak just inside the gutter line, under the roof | Water drawn or blown back up under the roof covering | How far the roof sheets or tiles lap into the gutter |
| First storm after a dry spell floods the ceiling | Leaves and grit built up while it was dry | Whether anyone cleared the gutter before the monsoon |
If the source is still unclear, leak detection is a separate paid visit at RM300 – RM800 on ClickBina's published rate. Where the stain hugs the ceiling edge and the gutter checks out, the parapet wall itself may be the path; our parapet wall leak guide covers that.
The factory box gutter guide calls the missing overflow the cheapest item on the page and the most valuable. An emergency overflow is a slot, scupper or spout through the outer face of the gutter, set above the normal water level but below the inner upstand, so that if an outlet chokes the water spills harmlessly outside instead of into the house. ClickBina's gutter and downpipe repair guide lists box gutters with no overflow provision among the commonest faults it corrects. If your hidden gutter has no overflow, adding one is usually the first job.
The factory guide's decision test works for houses too. Three questions: is the gutter big enough for the roof it drains, does it fall to its outlets, and is it still sound enough to carry a membrane? Three yeses point to a liner. Any no means correcting that first.
| Option | When it suits | What it will not do |
|---|---|---|
| Clean, clear outlets, add an overflow | Every case; sometimes the whole answer | Fix holes, failed joints or a gutter that is too small |
| Correct the fall and re-form outlets | Ponding, slow-draining gutters | Seal leaking joints on its own |
| Line the gutter with a seamless membrane | Right size, sound, but leaking at joints or with pinholes | Add capacity, create fall or bridge a perforated base |
| Replace the gutter | Perforated over long stretches, too small, or wrong profile | Nothing, if the outlets and overflow are designed in |
For concrete gutters the gutter types guide is direct: you do not replace a concrete gutter; you clean it, repair the cracks and reline it with a waterproof coating, which is membrane work. Where access to a concealed gutter is expensive, the same guide suggests stainless steel or a well-detailed concealed box, because a failure means opening up the roofline.
These are ClickBina's published figures (indicative 2026, Klang Valley). Liners are measured on the developed girth of the gutter, up one side, across the base and up the other, not on its length.

💬 WhatsApp for a quoteThe gutter types guide gives a concealed box gutter a life of 20+ years if it is waterproofed properly. The access is often the larger cost, which is why a repair should fix the outlets and overflow at the same time as the leak.
For a new house still under its defect liability period, gutters that pond or overflow are a developer defect; our new-house roof and gutter defects guide explains how to record them.
