The white bloom on a new wall is a receipt for water that has already moved through it. Here is how to tell a building drying out from a leak that will keep coming back — and what to do about each.

What efflorescence actually is

Efflorescence is a deposit, not a growth. Cement, sand, screed, tile adhesive and grout all contain water-soluble salts — most of them left over from the chemistry of cement setting. When liquid water moves through that material it dissolves those salts and carries them along. Where the water reaches a surface and evaporates, the water leaves and the salt stays. What you see is the residue: a fine white powder, a crust along a grout line, or in a bad case a hard glassy crystalline scale.

Two properties of that residue matter for the repair. First, it is a symptom of water movement. Salt cannot walk out of a wall on its own; something wet carried it. Second, the deposit changes over time. The fresh bloom is largely soluble and comes off with a dry brush. Left in place, the calcium compounds in it react with carbon dioxide in the air and convert to a carbonate that is far less soluble — the hard, chalky, stubborn crust that no amount of scrubbing shifts. That single fact is why the first month is the cheap month and the second year is the expensive one.

You may also meet the vertical version of the same thing on a car park soffit or under a leaking slab: a lime run, sometimes a small stalactite, hanging where water has been dripping through concrete for a long time. Same mechanism, longer running time. If that is what you are looking at, the water path is not subtle and inter-floor leakage is the more useful starting point.

Why brand-new condos get it

A new building is full of water that was put there on purpose. Concrete is placed wet. Screeds are laid wet. Tile adhesive, grout and plaster all go on wet. That construction moisture has to leave the structure, and as it leaves it does exactly what the section above describes — it carries dissolved salt to the nearest evaporating surface. So a first-year bloom in a newly handed-over unit is often just the building drying out, and it is the most benign version of the problem.

Malaysian handover conditions push it harder than most. Units are commonly tiled and grouted on a young screed because the programme demands it, then closed up with the windows shut and no air conditioning running for weeks or months before anyone moves in. Warm, still, humid air is the slowest possible drying environment, and a sealed empty unit gives the moisture only one route out: through the joints and the finishes you can see. Balcony thresholds, the bathroom kerb, the yard, the skirting line and the grout joints across a large tiled floor are where it shows first, because those are where the build-up is thinnest or the joint most permeable.

What is not normal is a bloom that appears in one concentrated area, that reappears in the same place every time it rains, or that shows up years after handover in a unit that has been lived in and dried out. That is an active water path, and it has a cause you can find.

The bloom that fades and the bloom that returns

Splitting efflorescence into two cases is the single most useful thing you can do before spending money, because the two need opposite responses.

  • Construction moisture (fades). Broad and thin, spread over a large area rather than concentrated, appears in the first months after handover or after a wet trade such as tiling, and gets easier to remove each time. The right response is patience plus ventilation: open the unit up, run air through it, run the air conditioning if it is installed, and dry-brush the deposit off as it appears. It will get lighter. Do not seal, do not paint over it and do not pay anyone to inject anything.
  • An active water path (returns). Concentrated in one patch, a stripe, or a line following a joint; reappears in the same footprint after cleaning; often tracks the weather — heavier after a storm, heavier after the neighbour showers, heavier after the planter is watered. This is not a cleaning problem at all. Something is delivering water to that spot on a repeating basis and the salt is simply the receipt.

The decision rule we use on site is deliberately blunt: clean it twice. If the second cleaning is easier than the first and the bloom is thinner and wider, you are watching a building dry. If the second bloom comes back in the same shape, same size, same place, stop cleaning and start looking for water.

Where it appears, and what each location tells you

Efflorescence is confused with three other things, and the wrong diagnosis wastes real money. Here is how they separate:

The one that matters most here is rising damp, because it also produces salt and it also happens near floor level. The separator is simple: rising damp needs a wall in contact with the ground, so it is a ground-floor and older-building problem, and it is not what is happening on the eleventh floor of a building handed over last year. Diagnosing the moisture path before you clean anything

Work in this order. It costs almost nothing and it stops you buying the wrong repair.

  1. Photograph it with a scale. Put a ruler or a coin in the shot. You are going to compare this against the same view in three weeks, and memory is a poor instrument.
  2. Map the footprint. Mark the edge of the affected area in pencil. Broad and diffuse points to drying; a hard-edged patch or a stripe points to a path.
  3. Find what is on the other side. Walk round the wall. Nine times out of ten the answer is a shower, a sink, a yard, a planter, a downpipe or the outside face of the building.
  4. Correlate with events. Note whether it worsens after rain, after the neighbour showers, after the planter is watered, or on no schedule at all. This single observation eliminates more suspects than any tool.
  5. Do the tape test. Tape a square of plastic sheet tightly to the surface and leave it a day or two. Water under the plastic means moisture is coming out of the structure. Water on top of the plastic means the room air is condensing on a cold surface, which is a different problem entirely.
  6. Clean it once and wait. Then apply the clean-it-twice rule above.
  7. Escalate only if it returns. A moisture meter comparison against a dry reference wall, and if the source is still unclear, a proper detection visit. Water leak detection explains what happens on that visit.

If the unit was handed over recently, log the observation in writing with the developer or the management office as soon as you see it, with your dated photographs, before you commission any private repair. Keeping the record straight costs nothing and is much harder to reconstruct later.

Removing the deposit without making it worse

The order here is not arbitrary — each step exists to avoid a specific way of making the problem worse.

  • Dry first. A stiff dry brush and a vacuum. Fresh efflorescence is largely soluble and the dry route removes most of it with no side effects at all.
  • Water second, sparingly. If a damp cloth is needed, use as little water as will do the job and dry the surface afterwards. Every litre you introduce dissolves more salt and carries it back into the wall, ready to bloom again next week. Hosing down an efflorescing wall is the classic way to invite a repeat performance.
  • Chemical cleaner last, and only on a test patch. Acid-based efflorescence removers do shift the hardened carbonate crust, and they also etch cement, dull polished stone, damage some tile glazes and burn skin. If you use one, use a proprietary product exactly to its own instructions, try it on an offcut or a hidden corner first, keep it off adjoining metal and timber, rinse and neutralise thoroughly, and then let the surface dry completely.
  • Never sandblast or wire-brush a soft finish. You will take off the surface along with the salt and give the next bloom an easier exit.

On natural stone — marble, granite, and honed limestone in particular — do not experiment. Acids and stone are a bad combination and a botched clean can mean a re-polish. Marble floor polishing covers what that repair involves.

Closing the moisture path

If the bloom keeps coming back, the treatment is whatever stops water reaching that spot. There is no efflorescence-specific repair; there is only the repair for the source you found.

  • The bathroom on the other side. The most common answer in a condo. The fix is re-waterproofing the wet side — either a coating over the existing surfaces or a full hack and retile.   • The external skin. Cracks, failed sealant at window perimeters and tired render let driven rain into the wall. Sealing from outside is the correct direction of travel; sealing the inside face traps the water. See external wall seepage and wall waterproofing.

  • Genuinely just drying. Then the treatment is ventilation and time, and anyone selling you a system is selling you something you do not need.

Where the concrete itself is the path — a porous or honeycombed section rather than a discrete crack — crystalline waterproofing and cementitious systems are the relevant families, because both work with the substrate rather than sitting on top of it.

Sealing and painting — why the timing decides the outcome

Almost every failed efflorescence job we are called to has the same history: someone sealed or painted while the wall was still wet. Understand what the two product families do and the sequence becomes obvious.

A penetrating sealer soaks in and makes the surface water-repellent while still letting vapour out. Applied to the outside face of a dry wall it is a sensible way to reduce how much rain the skin absorbs. Applied to a wall that is still carrying water, it simply moves the evaporation zone a few millimetres inward — the salt then crystallises behind the treated layer, and the pressure of those growing crystals is what lifts render and spalls the face off masonry.

A film-forming paint or coating is worse in the same situation, because it is a barrier rather than a repellent. Trapped moisture blisters it, peels it, and pushes salt into the interface. A damp-seal or anti-damp paint applied over an active water path buys a few months of clean wall and then fails visibly.

So: fix the path, let the substrate dry, remove the deposit, confirm it has stopped returning, and only then consider a sealer — on the correct face, which for wind-driven rain is the outside. If someone offers to paint over it today, that is a decorating job dressed as a repair.

What treatment costs

There is no meaningful price for “efflorescence treatment” on its own, because cleaning a fresh bloom is a domestic chore and a recurring bloom is priced as whatever repair the source needs. What the quote must itemise, and what to ask

A quote that says only “treat efflorescence and repaint” is not a repair quote. Insist that it states, line by line: the moisture source the contractor believes is causing it and how they established that; the removal method and the product family if a chemical is involved; whether a test patch is being done first; the drying period allowed before anything is applied; the exact preparation (grinding back, raking out grout, cutting out failed render); the system going on, on which face, and how many coats; making good and redecoration; and access, scaffolding or working at height where the outside face is involved.

Then ask five questions. What is the source, and how did you confirm it? If the answer is vague, everything after it is guesswork. Are we sealing the inside face or the outside face, and why? How long are you allowing it to dry, and how will you decide it is dry? If this bloom returns in the same place, what do we do next and who pays for it? Can we test one square metre first? What happens if you leave it

If it really is construction moisture, very little — it fades and the story ends. The risk is entirely in the other case, where the deposit is the visible end of a water path that is still running. Left alone, that path keeps wetting the same material, and the consequences arrive in a predictable order: the soft deposit hardens into a carbonate crust that is far more work to remove; paint and render lose adhesion around the damp zone and start to flake; salt crystallising just below a sealed or painted surface pushes the face off in flakes; the persistently damp material becomes a comfortable home for mould; skirting, door frames and any timber in contact begin to suffer; and if the source is a leak feeding a slab, the unit below eventually sees a stain.

None of that is fast. All of it is cheaper to stop at the powder stage than at the spalling stage, which is the entire argument for spending a detection fee early. Not if it is still coming back. A film-forming paint or damp-seal coating over a wall that is still carrying water traps the moisture, and the salt then crystallises behind the film — which is what blisters paint and pushes flakes of render off the wall. Even a breathable penetrating sealer applied too early only moves the evaporation zone a few millimetres inward. Fix the source, let the substrate dry, confirm the bloom has stopped returning, and seal after that.
Why does the white bloom keep coming back after I clean it?
Because cleaning removes the salt but not the water that carried it. A bloom that reappears in the same footprint — especially one that gets worse after rain, after someone showers next door, or after a planter is watered — is telling you the path is still open.
