Water coming up, not down: why this one is different

Most car porch water problems arrive from above, and that is what nearly every contractor will assume when you call — a leaking porch roof, a failed slab over the porch, a blocked gutter. Those are covered in car porch roof leak, and if your problem is drips, ceiling stains or tide marks on the soffit, that is the page you want.

This page is about the opposite direction: a porch floor that is permanently damp from underneath. The tell is simple and it costs nothing to check. Water arriving from above dries up within a day or two of dry weather. Water arriving from below does not — it is still damp on the third dry day, it is often worse in the middle of the porch than at the drip line, and it produces a chalky white bloom along the grout joints that keeps coming back after you scrub it off. Once you have seen that pattern, everything else on this page follows from it, and the repairs are completely different from a roof repair.

How water gets up through a concrete slab

Concrete looks solid and is not. A cast slab contains a network of fine interconnected pores left by the water used to mix it, and those pores behave like an enormous number of very thin straws: water in contact with the underside is drawn upwards through them by capillary action, against gravity, with no pressure needed at all. A porch slab sits directly on compacted fill that is in contact with the ground, and in Malaysia that fill spends much of the year wet. So there is a permanent supply at the bottom and a permanent evaporation at the top, and the slab quietly transmits water between the two.

On a bare concrete porch that happens without anyone noticing, because the water evaporates from the surface as fast as it arrives. Tiling changes the balance. Tile, tile adhesive and grout are far less permeable than bare concrete, so the moisture reaches the underside of the tile and largely stops there. Three things follow. It collects at the bond line and progressively breaks the adhesive, which is why tiles go hollow and then loose. It finds the only remaining escape route — the grout joints — and evaporates there, leaving behind the salts it carried up, which is the white bloom. And because the surface is never allowed to dry, the whole build-up stays wet indefinitely.

The damp-proof membrane that is not there

The component that is supposed to stop all of this is a damp-proof membrane: a continuous sheet laid on the prepared fill before the slab is cast, so the concrete never touches damp ground. It is cheap, it is quick, and it is completely invisible once the concrete is poured — which is exactly why it is the component most often missing on an older or informally built porch.

There are three common histories behind a porch that behaves this way. It was cast without a membrane at all, which is usual on older properties and on porches extended or re-laid by a general contractor rather than as part of the original build. It had one, but it was punctured during construction and never repaired — a sheet with holes in it is not a barrier. Or the porch was extended and the new slab was butted against the old one without the membrane being carried through, so the joint is the path. You cannot tell which from above, and it rarely changes the repair, but it does explain why a porch that has been fine for twenty years can start doing this after a neighbouring drain is re-laid or a garden bed is built against it.

These are not exclusive. A porch with no fall and no membrane is common, and fixing the fall alone will improve it without curing it. Work out which of them are in play before anyone quotes, because each one has a different and much cheaper fix than the full re-lay.

The plastic sheet test: settle it in a day

There is a simple test that distinguishes moisture rising through the slab from moisture condensing out of the air, and you can do it yourself with materials from any hardware shop.

  1. Choose a spot that is showing the problem, and let it dry as far as it will — ideally after a dry day.
  2. Tape a square of clear plastic sheet, roughly half a metre each way, flat onto the floor. Seal all four edges with tape so no air can get under it.
  3. Pick somewhere out of direct sun, or shade it, so you are not simply measuring the sun heating the plastic.
  4. Leave it for at least a day, longer if you can. Two or three days gives a clearer result.
  5. Lift it and look at the underside.

Droplets on the underside of the plastic, or a slab noticeably darker under the sheet than around it, means moisture is coming up out of the floor: the plastic simply stopped it evaporating and it collected. A dry underside with moisture on the top of the plastic instead means the water is condensing out of the room air onto a cold surface, and no waterproofing work will help — that is a ventilation and surface-temperature problem. Repeat the test in two or three places, because a porch can have a wet corner and a dry one. Photograph the results; they make a far better basis for a quote than a description.

Find the water source before you buy any repair

Ground moisture under a porch is not a fixed quantity. It is fed, and often it is fed by something specific and cheap to fix. Walk the porch and look for these before you spend anything on the slab:

  • A downpipe discharging beside the porch rather than into a drain. A single downpipe puts the runoff of a whole roof face into the ground a metre from your slab, every storm.
  • A garden bed, planter or turf built up against the slab edge. Wet soil held permanently against the edge of the concrete is a continuous supply, and the soil level sitting above the slab level makes it worse.
  • A blocked or collapsed surface drain along the boundary or across the front of the porch, so water sits instead of leaving.
  • A garden tap, hose reel or car-wash point that drips, or a wash-down routine that soaks the same patch daily.
  • Ground that falls towards the house rather than away from it, so every rainfall drains under the porch.
  • Neighbouring works — a re-laid drain, a raised driveway, a new boundary wall — that changed where water goes.

Correcting the source and the falls is the cheapest thing on this page, it is often a genuine improvement on its own, and it protects whatever you spend afterwards. A porch re-tiled over a new barrier while a downpipe still soaks the fill beside it will look better for longer, but you will have paid for a repair and left the cause running.

Why sealing the top usually makes it worse

The instinctive response is to seal the surface — a sealer over the tiles, a coating over the whole porch, an epoxy floor paint. On a floor with moisture pushing up from below, that instinct is close to exactly wrong, and understanding why saves a good deal of money.

The moisture arriving from underneath has to go somewhere. At the moment it escapes slowly through the grout joints, which is untidy but harmless. Seal the surface and you close the last escape route, so moisture accumulates at the underside of the finish and the pressure of it builds. Film-forming coatings applied on the dry face then blister and peel — not because the product was cheap but because it was asked to hold back water pushing from behind, which most of them are not designed to do. Salts that were crystallising harmlessly at the grout line start crystallising just under the surface instead, and expanding salt crystals can spall the face of a tile or lift a coating in flakes. And the damp simply migrates to whatever you did not seal: the edges, the wall, the next bay.

Waterproofing systems that are designed to work against water pushing from behind exist — the cementitious and crystalline families, which bond into the concrete and resist so-called negative-side pressure rather than sitting on it as a film. Those are the right chemistry here, and they are covered in cementitious waterproofing and crystalline waterproofing. A general-purpose floor paint is not, and neither is a decorative tile sealer.

What a full re-lay with a new barrier involves

Step four is the one that actually resets the porch, and it is worth knowing what it contains so you can read a quote. In outline: the tiles and the bedding screed are hacked off down to the structural slab and carted away; the slab is cleaned, and any cracks, honeycombing or open joints are cut out and made good, because a barrier is only as continuous as the surface under it; a negative-side waterproofing system is applied over the whole slab in coats, taken up the edges as an upstand against the house wall and any kerb so that water cannot simply come around the side of it; the system is cured properly, which takes days rather than hours and cannot be rushed; a new screed is laid to a fall so surface water leaves the porch; and the porch is re-tiled and grouted.

Three things decide whether it lasts. The upstand at the edges — a barrier that stops at the wall line leaves the damp a way around. The curing time, which is where a rushed job fails first. And the falls, because a re-tiled porch that still ponds has fixed one problem and kept another. Ask about all three specifically. The wall at the edge of the porch

Very often the porch floor is not the only thing affected, because the same ground moisture is available to the wall beside it. The signature there is different: a tide line low on the wall, paint blistering and peeling in a band above the floor, plaster going soft and powdery, and the same white bloom appearing on the render. If you fix the floor and leave the wall, the damp patch simply stays where it is and the porch still looks wrong.

The wall side is treated as rising damp: a chemical damp-proof course injected into the mortar bed to form a horizontal barrier, then the affected plaster cut out and replaced once the wall has dried. That drying takes time and cannot be short-cut by painting over it. What a proper quote must itemise

  • The evidence for the diagnosis — ideally the plastic sheet test result, not just an opinion.
  • What is being done about the water source: downpipe, garden bed, drains, ground falls. If nothing, why not.
  • The area in square feet, and whether tiles and screed are being hacked off or worked over.
  • The waterproofing system by type — cementitious or flexible two-part — and how many coats.
  • The upstand height at the walls and any kerb, stated as a dimension rather than “as required”.
  • The curing period before the screed goes on, and what happens if it rains during it.
  • The new falls, and where the surface water is being taken to.
  • Tiling: material, whether the existing tiles are being re-used, and the grout type.
  • Debris removal and disposal, which on a hacked porch is a real cost.
  • Whether the adjoining wall is included or excluded.

Checking the work, and living with the porch afterwards

Before the screed goes on, ask to see the barrier: photographs of the applied coats across the whole slab, and of the upstands turned up at every edge. That is the moment when the work is checkable, and it is the last one. A porch can also be given a simple standing-water check once the falls are in — run a hose across it and confirm the water leaves rather than collecting in a low spot.

Afterwards, repeat the plastic sheet test a few weeks after completion in the place that used to be worst. A dry underside is your evidence that the barrier is doing its job. Then keep the causes off: keep the downpipe discharging into a drain, keep soil and planters back from the slab edge, keep the surface drains clear before the wet season, and re-grout promptly if joints start to open. If white bloom reappears in one small area, treat it as information rather than as a disaster — it is telling you where the barrier or the upstand was weakest, and it is far cheaper to deal with early.
