Bathroom re-waterproofing in detail

A bathroom re-waterproofing job follows a fixed sequence. Skipping any step leads to recurring leaks:

  • Step 1 — Hack tiles: floor and wall tiles (up to 300 mm height) are removed. Partial hacking is a shortcut that nearly always fails.
  • Step 2 — Inspect and repair slab: cracks, honeycombing and pipe penetration points are sealed with epoxy putty or hydraulic cement before waterproofing is applied.
  • Step 3 — Apply waterproofing: 2–3 coats of cementitious slurry or a PU membrane, paying special attention to corners, floor-wall junctions and pipe boots (the highest failure points).
  • Step 4 — Flood test: the drained bathroom floor is filled with water for 24–48 hours; the ceiling below is checked for any seepage before proceeding.
  • Step 5 — Screed: a 25–40 mm sand-cement screed bed is laid to restore the floor level and slope.

Flat roof & wet deck waterproofing

Malaysia’s tropical rains make flat roof waterproofing one of the most critical maintenance items for terrace houses and older condos. The two main systems used are:

  • Torch-on bitumen membrane: a 3–4 mm thick SBS-modified bitumen sheet is heat-welded to the roof slab. Highly durable, excellent for large flat roofs. Cost: RM 10–18/sq ft applied (two-layer system). A 400 sq ft roof costs RM 4,000–7,200 for waterproofing only.
  • Polyurethane (PU) liquid coating: a liquid-applied seamless membrane, ideal for roofs with complex penetrations (pipes, vents, air-con brackets). Cost: RM 12–20/sq ft. A 400 sq ft roof costs RM 4,800–8,000.

Both systems require the roof surface to be clean, sound and free of standing water before application. Old felt or screed that is saturated must be removed first (add RM 2–4/sq ft for hacking and disposal). A high-quality roof waterproofing job should carry a 10-year warranty.

Balcony & planter box waterproofing

Balconies are a leading source of inter-floor leakage in condos and apartments. Water pools at the floor-wall junction, finds micro-cracks in ageing grout, and eventually seeps into the unit below.
