Zinc roofing in Malaysia is priced two ways: the sheet material, and the installed job. ClickBina's guides put corrugated zinc or IBR sheet at RM4 – RM8 per sq ft for material, with labour on top at RM3 – RM5 per sq ft; a smoother metal deck or longspan sheet is RM6 – RM12 per sq ft plus RM3 – RM6 labour. A small corrugated zinc cover over a drying yard or service area is quoted per metre run instead, at RM250 – RM500 per metre run installed (indicative 2026, Klang Valley). The price of a single sheet follows the same logic: its length times its cover width times the material rate, so a longer or thicker sheet costs more.
In Malaysia “zink” is the everyday word for any thin steel roof sheet, whether it is the old galvanised corrugated sheet on a kampung house, the trapezoidal IBR sheet on a back-kitchen extension, or a colour-coated longspan over a car porch. The word hides real differences in steel thickness, coating and profile, and those differences are what you are paying for. A sheet's price is its cover area multiplied by the material rate for that thickness and coating. The cover width is the part that remains visible once the sheet overlaps its neighbour, not the full rolled width. As an example of a published figure, one Malaysian maker lists its AP RIB trapezoidal sheet at an effective cover of 762 mm, which our specification guide quotes. So when you ask a hardware shop for “harga zink” by length, also ask:
Two sheets of the same length from different shops can differ in all four, which is why a cheaper sheet is not always the cheaper roof.
The installed price adds labour, fixings, flashings, ridge caps, gutters and access to the sheet. Here is how ClickBina's published figures line up for the common zinc jobs (indicative 2026, Klang Valley):

Corrugated zinc is the cheapest roof per square foot on these lists, which is why it still covers so many drying yards, sheds and rear service areas. The per-square-foot rate covers sheet and labour. These items are priced separately on most quotes, and they are where two quotes for the same roof drift apart:

Flashings at walls, foil or insulation under the sheet, and any purlin changes are also separate lines. Ask for each to be named so you can see what a lower quote has left out.

The same guide notes that corrugated zinc and IBR sheet are generally expected to last 15 to 20 years in Malaysia, and metal deck or longspan 20 to 30, with coastal and industrial areas shortening both.
A bare zinc sheet heats quickly in the afternoon sun and is the loudest roof in a storm.
