What a laminate flooring installation actually involves

Laminate is a floating floor. The planks are a dense fibreboard core with a printed decor layer and a clear wear coat on top, and they click into each other rather than being glued or nailed to the slab. The whole floor sits loose on a thin underlay and is held in place only by its own weight and the skirting around the edges. That single fact explains almost everything about how it is installed and how it fails.

A normal Klang Valley job runs in this order: clear and protect the room, check the slab for flatness and moisture, grind down or fill anything out of tolerance, roll out the underlay, dry-lay the first row to set the plank direction, click the field, cut around door frames and columns, fit the transition strips at doorways, then close the perimeter with skirting or beading. A single bedroom of around 120 sq ft is a one-day job for a two-man team. A full 3-bedroom condo is typically two to three days including preparation and rubbish removal.

The work that decides quality is almost all invisible once the floor is down. Nobody can see the moisture reading or the expansion gap behind the skirting — which is exactly why cheap quotes cut them first. Subfloor flatness and moisture: the step that decides everything

Because laminate floats, it can only be as flat as what it sits on. Any hollow under a click joint becomes a flex point, and a flex point becomes a broken joint. Any moisture coming up out of the slab has nowhere to go but into the fibreboard core, which swells irreversibly — a swollen laminate plank cannot be dried out and restored, it can only be replaced.

Two checks should happen before a single plank is opened:

• Flatness. A long straightedge laid across the slab in several directions. Localised dips get filled with levelling compound; high spots get ground down. Older landed properties and any floor that has had tiles hacked off will nearly always need some of this.
• Moisture. Ground-floor slabs in Malaysia sit on damp earth and push water vapour upward all year. Upper-floor condo slabs are usually dry, but a slab that has recently been screeded, or a unit that has had a leak, is not. If a contractor quotes laminate without asking what is under it, they are quoting the plank and hoping. Levelling is an honest line item, not an upsell.

Laying over existing tiles vs hacking first

Laminate can usually be laid directly over existing ceramic or porcelain tiles, and in the Klang Valley that is the single biggest saving available on a re-flooring job. Hacking tiles out costs money, generates a skip-load of rubble, and leaves a rough bed that then needs screeding — the existing corpus benchmark for removing tiles is about RM3 per sq ft for hacking plus disposal, before any levelling is added on top.

Lay over the tiles when: the tiles are well bonded (tap-test them — a drummy, hollow sound means loose), the surface is level, grout lines are narrow, and the resulting floor height still clears your doors and any threshold. Hack first when: tiles are lifting or cracked, the floor slopes, the grout lines are wide enough to telegraph through, or the extra height would foul a door, a wardrobe plinth or a bathroom threshold.

Height is the detail people forget. Underlay plus plank typically adds around 10–14 mm on top of whatever is already there. In a condo with sliding wardrobe tracks or a tight bathroom step, that matters more than the material choice does.

Underlay and the moisture barrier

The underlay is not padding. It does three jobs at once: it takes up minor surface irregularity so the click joints are not point-loaded, it deadens the hollow drum sound a floating floor otherwise makes, and — when it includes a film layer — it stops slab vapour reaching the plank core.

• Foam underlay is the standard for upper-floor condo bedrooms with a known-dry slab. Cheapest, thinnest, no vapour protection on its own.
• Foam with a bonded film (or a separate polythene damp-proof membrane laid first, with the seams lapped and taped) is what any ground-floor room in Malaysia should get. This is not optional on a slab-on-ground.
• Denser acoustic underlay is worth specifying in condos, where footfall noise into the unit below is a real source of management complaints, and in home offices and bedrooms above living areas.

We publish no RM figure for laminate underlay because the site has never priced that specific product — the underlay rate on our parquet flooring cost guide → is for a plywood underlay under secret-nailed timber, which is a different product and a different trade. What you should do instead is make the quotation name the underlay type, its thickness, and whether a separate damp-proof membrane is included. A quote that just says “c/w underlay” tells you nothing.

AC wear rating: which grade for which room

Laminate is graded by an abrasion class — AC1 through AC5 — which describes how much traffic the wear layer will take before it dulls through. This is a durability class, not a price band, and it is the spec most often left off a Malaysian quotation. Ask for it in writing.

For a rental unit, AC4 pays for itself the first time you avoid a re-lay between tenancies. For an owner-occupied bedroom, AC3 is genuinely enough. Plank thickness (usually 8 mm or 12 mm) is a separate spec from the wear class: thicker planks feel more solid underfoot and bridge minor subfloor irregularity better, but a thick plank with a low wear class still scuffs through.

Expansion gaps — the reason laminate buckles in Malaysian homes

Every laminate floor grows and shrinks with humidity. In an air-conditioned Klang Valley bedroom the swing between a sealed, cooled room and a shut-up unit during a wet week is significant, and the floor must be free to move at its perimeter or it will move upward instead. That is what peaking is: a ridge across a joint, usually mid-room or in a doorway, caused by a floor with nowhere left to expand.

What a correct installation does:

• Leaves a perimeter gap around every wall, column, pipe and door frame — then hides it under skirting or beading, never fills it with grout, silicone or cement.
• Breaks the floor at doorways with a transition profile rather than running one continuous sheet of laminate from room to room through a narrow door opening.
• Does not trap the floor under heavy fixed items. Built-in wardrobes and kitchen cabinet plinths should sit on the slab with the laminate cut around them, not be dropped on top of a floating floor and pin it down.
• Lets the planks acclimatise in the room, flat and unopened, for a day or two before laying, so they are already at the room’s humidity when they are clicked together.

Peaking is nearly always a fixable fault in the first year: the skirting comes off, the perimeter is re-cut, and the floor settles back. Left for a season, the click joints themselves break and the planks need replacing.

Door undercuts, transitions and skirting vs beading

The finish details are where a competent installer separates from a fast one:

• Door leaves may need trimming at the bottom once the floor height rises. Confirm before the day who is doing that, and whether re-hanging and re-painting the cut edge is included — if not, it becomes a separate handyman visit. See our door repair guide →.
• Door frames should be undercut so the plank slides beneath them. A plank scribed around the frame and silicone-filled looks like a repair from day one.
• Transition strips at every doorway and at every change of material — laminate to tile, laminate to the bathroom threshold. These cover the expansion gap and take the impact of the door swing.
• Skirting or beading. New skirting gives the cleanest line but costs more and needs painting. Scotia beading fixed to the existing skirting is faster and cheaper and is the usual choice in tenanted units. Either way the fixing goes into the wall, never down through the floor — pinning the beading to the planks defeats the expansion gap entirely.

Where laminate must never go

Laminate’s core is compressed fibreboard. Surface water that sits in a joint for a few hours will wick in, and the swelling that follows is permanent. There is no sealer or coating that changes this, and no laminate sold as “water-resistant” makes it a wet-area floor.

• Never: bathrooms, shower rooms, wet kitchens, laundry and yard areas, external balconies, anywhere with a floor trap.
• Think hard: dry kitchens (a dishwasher or fridge leak sits unnoticed under a cabinet for days), ground-floor rooms in older landed houses, and any room that has had rising damp — see rising damp in Malaysian homes →.
• Mopping matters. Laminate is cleaned with a barely-damp mop, not a sloshed bucket. Tell whoever cleans the property — this is a common cause of edge swelling in rentals and after a post-renovation clean →.

Damaged planks, aftercare and what your quotation must itemise

A single damaged plank in the middle of a floating floor can be swapped without lifting the whole room — the joints are cut out, the replacement is trimmed and glued in place. It is fiddly but it is a half-day job, not a re-lay. Which is why you should keep the offcuts and one unopened pack: laminate decors are discontinued constantly, and an exact match two years later is largely luck.

Day-to-day: felt pads under every chair and table leg, a doormat at the entrance so grit never gets walked in (grit is what actually wears the top coat, not shoes), a barely-damp mop, and any spill wiped immediately rather than left to find a joint.

Before you accept a laminate installation quotation, make sure it names all of the following:

• Plank brand, decor, thickness in mm and AC wear class — not just “laminate flooring”.
• Underlay type and thickness, and whether a separate damp-proof membrane is included on ground floors.
• Subfloor preparation as its own line: levelling compound, grinding, or tile removal at the published hacking-and-disposal benchmark of about RM3 per sq ft — and what happens if the slab turns out worse than expected once the room is cleared.
• Skirting or beading, which one, and whether painting is included.
• Transition strips at every doorway, and door trimming and re-hanging if the height changes.
• Furniture moving, rubbish removal and the final clean — the three items most often left out and charged on the day.
• Wastage allowance (typically around a tenth of the floor area) and who keeps the offcuts.
