• Cost: Gypsum partitions are generally cheaper per sq ft than brick (RM15–RM38 vs RM30–RM60+ for brick with plaster both sides), especially on taller walls.
• Speed: Gypsum installs in hours; brick requires laying, curing, plastering and drying — typically 5–10 days per wall.
• Weight: Gypsum partitions are significantly lighter — an important factor in high-rise condos with limited slab load capacity.
• Modification: Gypsum walls are easy to cut, move or remove. Brick partitions require hacking and generate substantial debris.

• Wall height. Standard 10 ft (3 m) ceilings are costed into most rates. Non-standard heights (double-volume, atrium) require custom framing and increase labour cost by 20–40%.

• Using standard gypsum board in bathrooms or kitchens — it absorbs moisture, weakens and collapses tile adhesive within 1–3 years. Always specify MR (green) board for wet areas.
• Skipping electrical conduit during boarding — adding switches, sockets or light points after the wall is closed means cutting it open again.
• Inadequate stud spacing for heavy fixings. A standard 600 mm stud spacing does not support heavy shelving, TV mounts or kitchen cabinets. Specify 400 mm stud spacing or blocking where heavy items will hang.
