Aluminium composite panel is the default shopfront and facade cladding in Malaysia — and the panel is the least important part of the system. This is what actually decides whether ACP cladding lasts, stays dry and satisfies the authority.

An aluminium composite panel is a flat sandwich: a thin aluminium skin on each face, bonded to a core material in the middle, finished with a factory-applied coating. It is popular because it is light, it is rigid enough to stay flat over a large face, it can be routed and folded into trays and curves on site or in a workshop, and it comes in a consistent colour and gloss across a whole elevation in a way that painted render never manages.
It is not a roofing product. People search for an “ACP roof” because they have seen ACP on the fascia band that wraps the edge of a car porch, a shopfront canopy or a petrol station forecourt — the vertical or near-vertical strip you see from the street — and assumed the cover above it is the same material. It rarely is. The cover is usually a profiled metal sheet, a standing-seam metal roof, or a polycarbonate sheet; ACP is the fascia and the soffit that tidies its edge. Asking for an ACP roof deck invites a quotation for something that will not perform as a roof: it is not designed to be trafficked, to span as a structural deck, or to shed water down a long slope on lapped joints. In the Klang Valley you will see ACP doing five jobs, and the specification changes considerably between them. Knowing which one you are buying is the first step to a comparable quotation.

Two panels can look identical, weigh about the same, take the same coating and cost very differently — because of what is between the skins. Core type is the single most important thing on an ACP quotation and the single most common thing to be left off it. Ask for the core to be named on the quotation, in words, and ask for the manufacturer’s product documentation for the exact panel being supplied. If a supplier cannot or will not produce it, you are not buying a specified product.
Alongside the core, three other panel properties belong in writing. Total panel thickness and skin thickness, both in millimetres: a thin skin dents from a ladder, oil-cans visibly across a large flat face and shows every fixing behind it, and skin thickness is the easiest place to quietly cheapen a quotation. The coating type and the colour or finish reference, because coating grade is what decides how the elevation looks after five years of Malaysian sun and rain, and because a re-order for a repair has to match. The warranty and who gives it — the panel maker usually warrants the coating and delamination, while the contractor warrants the installation; those are two different documents with two different durations, and a quotation that says only “warranty provided” gives you neither.
Fire performance of facade cladding is a serious regulatory subject, and this guide will not tell you which panel satisfies any particular requirement — that is decided by the authority having jurisdiction for your building, its use and its height, not by a contractor and not by a website. What this guide will tell you is how to ask, because the questions are simple and most buyers never put them in writing.
Ask the supplier to state, on the quotation and in the submission documents, exactly which panel product is being supplied, what its core is, and what test evidence and certification the manufacturer holds for that exact product — issued by whom, and referencing what. Then ask your consultant or contractor to confirm with the local authority and with BOMBA (Jabatan Bomba dan Penyelamat Malaysia) what is required for your specific building before the panel is ordered, and to keep that confirmation on file. The words to refuse are the unqualified ones: “fire rated”, “fireproof” or “FR grade” with nothing after them, no product named and no document attached, mean nothing at all. A substitution on delivery is the other risk — require that the panel delivered is the panel quoted, and check the labelling on the crates before installation begins. What you pay for on an ACP job is mostly invisible once it is finished. The panel is folded into a tray with returns on each edge, stiffened where it is large, and hung on a substructure — typically aluminium or steel framing fixed back to the structure — set out so that every panel lands flat and every joint lines through. The substructure carries wind load, allows the panel to expand and contract, and creates the cavity behind the cladding.
Three things in that build-up deserve to be named on the drawing rather than left to the installer. The fixing back to the structure: what the anchors are, what they are fixed into, and what happens where the substrate is weak, hollow or already cracked — concrete, brick, lightweight block and an existing render skin are four different problems. The bimetallic contact between aluminium framing and steel fixings, which needs isolating so the two metals do not corrode each other in a wet tropical cavity. And the movement allowance, because a long elevation in full sun moves, and a panel fixed rigidly at both ends either buckles or tears at the fixing. Ask to see a setting-out drawing showing panel sizes, joint lines and where the substructure runs. On a re-skin, ask what happens to the existing wall finish first.
ACP cladding is a rain screen, not a waterproof membrane. Water gets behind cladding — through joints, around openings, down the face in wind-driven rain — and a properly designed system expects it to, then drains it back out at the bottom and at each interruption. A system designed to keep every drop out by sealing every joint with silicone has only one failure mode, and it arrives the day the first sealant bead fails.
That makes three details worth confirming. Openings and interruptions: how the cladding meets window heads and sills, doors, the roof edge and the base of the wall, and where the flashings go. Drainage: where water in the cavity is meant to leave, and whether that path can be blocked by debris. Above all, cladding over a wall that is already leaking hides the leak and delays the diagnosis by years. Deal with external wall seepage and any facade waterproofing work first, while you can still see the wall.
Access is often the largest single cost driver on a facade job and the one most likely to be assumed rather than priced. Ground-floor shopfront work may need nothing more than a tower scaffold and a night shift; an upper-level elevation needs full scaffolding, a mast climber, a gondola or rope access, each with its own cost, its own safety regime and its own lead time. The other coordination items are electrical and structural. Illuminated signage or facade lighting integrated into the cladding needs a supply, containment and weatherproof entries, and the connection is work for a competent person registered with Suruhanjaya Tenaga (the Energy Commission) — not the cladding installer, unless he holds that registration. Anything that loads the structure, penetrates a structural element or changes the building envelope is a question for a qualified engineer and, in many buildings, for a submission. There is no list price for facade cladding, so the quotation is your only instrument of comparison. Refuse a single line reading “supply and install ACP cladding”. Ask for this structure instead:

That is a small residential fascia band on a new structure. It is not a facade rate, it is not a per-square-foot rate, and it should not be scaled up to estimate a shopfront or an elevation.
ACP is low maintenance, not no maintenance. Washing the face periodically keeps the coating looking as intended and lets you spot problems early; harsh abrasives and aggressive solvents damage the coating, so use whatever the panel manufacturer specifies. The genuine maintenance item is the sealant. Sealant joints have a finite life in Malaysian sun and rain, and a facade whose joints were last done a decade ago is due for inspection whether or not anything is visibly wrong.
Watch for four symptoms on an older installation and act on them rather than repainting over them.

Look at finished elevations rather than renders, and look at them from an angle in strong sunlight — that is when flatness, joint alignment and oil-canning show. Ask to see a setting-out drawing from a previous job and a photograph of the substructure before the panels went on; a contractor who has those is a contractor who works from drawings. Ask what they do when the wall behind turns out to be unsound, and expect an answer involving repair and a variation rather than longer screws.
On the commercial side, get the quotation in the itemised form above, confirm the panel product and certification will be supplied in writing before ordering, and check CIDB registration for anything of scale.
