What Each Does and How to Choose

Sagging main door, slamming closer or a hole in the wall behind the handle? Here is what each piece of door hardware does, which type suits which door, and what repairs cost.

Hinges carry the door, a closer brings it back at a controlled speed, and a stopper ends the swing. Use stainless hinges where it is humid, ball-bearing hinges and enough of them on heavy main doors, and keep fire-rated doors on certified like-for-like hardware. What each piece of door hardware does

A door is a heavy panel that has to swing thousands of times a year, stay square, latch every time and stop before it hits the wall. Three small parts do most of that work. The hinges carry the weight and set the line of the door. The closer, where one is fitted, brings the door back and controls the speed. The stopper decides where the swing ends. When a door misbehaves, one of these three is almost always the cause, so it pays to know which does what.

Door hinge types you will be offered

Most house doors in Malaysia hang on butt hinges: two flat leaves joined by a pin, one screwed to the frame and one to the edge of the door. Within that family the differences that matter are how the knuckle turns and what the hinge is made of.

  • Plain butt hinge. The standard hinge on bedroom and hollow-core doors. Fine for a light door; the knuckle wears on a heavy one.
  • Ball-bearing butt hinge. Bearings between the knuckles take the load, so a heavy leaf swings smoothly and the hinge wears more slowly. The usual choice for solid timber main doors.
  • Lift-off hinge. The leaf lifts off the pin, which makes it easy to remove the door for painting or moving furniture.
  • Spring hinge. A spring in the knuckle pulls the door shut. A simple alternative to a closer on light doors, with no speed control.
  • Concealed and pivot hinges. Hidden in the edge of the door or set into the floor and head of the frame, used on flush and full-height designer doors.

Hinge material and finish in a humid climate

Finish matters more here than in a dry climate. Plated steel hinges rust in humidity, which is why the door repair guide recommends replacing worn bathroom hinges like-for-like in stainless steel. A rusting hinge stains the door and frame, stiffens and eventually loses its pin.

For outside doors, wet kitchens, bathrooms and yard doors, ask for stainless steel hinges and stainless screws. For dry interior doors, plated or brass-finish hinges are usually fine. Whatever the material, all hinges on one door should match, and each needs its full set of screws.

Heavy doors: how many hinges, and which kind

Main doors in solid timber or engineered leaves are heavy, so they work their hinges loose and sag until they scrape the frame or refuse to latch. The fix is not a longer screw into a crumbling hole. It is enough hinges of the right grade, fixed into sound timber.

A light bedroom door often hangs on two hinges. A heavy main door, a tall door or a door with a lot of glass is normally hung on a third hinge as well, and ball-bearing hinges are the usual choice. If you are changing to a heavier door, such as a solid-core leaf for sound or security, ask whether the frame and the existing hinges can carry it before the new leaf arrives. Why hinges fail, and what the repair costs

Nearly every door that stops closing properly has a hinge problem. Screws work loose under the leverage of the door, the top hinge pulls out of its stripped holes and the leaf drops a few millimetres. The proper repair is to re-plug stripped screw holes with hardwood dowels or oversized fixings, replace worn hinges and re-hang the door square.

Door closers: surface, concealed and floor spring

A door closer is a hydraulic unit that closes the door for you. When the door is opened, the spring inside the closer stores energy; the energy is then released to close the door, and the hydraulics control how fast it moves. There are three main families, described in dormakaba’s product overview:

  • Surface-mounted (overhead) closers. The familiar box and arm at the top of the door. They come with a range of arms, mounting plates, brackets and painted finishes to suit almost any door, and they are the easiest to fit and service.
  • Concealed closers. Built into the door head or the frame, so nothing shows when the door is closed. They keep a clean look but need the door and frame prepared for them.
  • Floor springs. Set under the finished floor at the pivot of the door. They are suited to heavy-duty doors such as glass shopfront and entrance doors, and have to be planned before the floor is finished.

For a house, a closer is most often fitted to a main door, a door between the house and the car porch, or a door that must stay shut to keep aircon in. In a shop or office, closers are standard on entrance and toilet doors.

Adjusting a door closer

A closer that slams or stops short can usually be adjusted rather than replaced. Most closers have separate adjustments, typically small valves on the body:

  • Closing speed: how fast the door swings through most of its travel.
  • Latching speed: the last part of the swing, set so the latch clicks in without a slam.
  • Closing force: how hard the spring pushes, matched to the size and weight of the door.
  • Backcheck: a cushion that stops the door being flung open against the wall.

Adjustments drift over time. In office access systems, a closer that drifts out of adjustment until the lock never sees a properly closed door is a common cause of “the door does not lock any more”; see door access systems. A closer that leaks oil has failed inside and needs replacing, not adjusting.

Hinges and closers on fire-rated doors

Some condo unit entrance doors and many doors in commercial buildings are fire-rated. On a rated door, the hardware is part of what the rating depends on, so hinges and closers cannot be swapped for whatever is cheapest. A replacement must keep the rating: a like-for-like certified replacement, not a cheaper lookalike. The locksmith guide explains the same rule for locks.

Hold-open closers need care here. dormakaba notes that closers with a hold-open function are, in principle, not suitable for fire or smoke doors, because the door has to stay shut to stop fire and smoke spreading. The exception is a closer with an electromagnetic hold-open linked to a power supply and smoke detector, which releases the door in a fire. Wedging a fire door open defeats it for the same reason. If you are not sure whether a door is rated, check with the building management before changing anything on it.

Door stoppers and door holders

A stopper is the cheapest part of the set and the one people forget until the handle has punched a hole in the plaster. The main types:

  • Floor stop: a small post or dome fixed to the floor. Strong, but it can be a trip point, and fixing it means drilling the tiles.
  • Wall stop: a rubber buffer on the wall at handle height. No drilling of floor tiles, but it needs a solid wall behind it.
  • Magnetic or hook holder: holds the door open against the wall, useful for bedroom doors in a breeze. Not for fire-rated doors.
  • Hinge-pin stop: fits on the hinge itself. Quick to add, but on a heavy door it strains the hinge.

Put the stop where the door would hit first, usually the handle, and choose a floor stop only where nobody walks.

Choosing hardware by door

  • Main door (solid timber or engineered): stainless ball-bearing hinges, enough of them for the weight, a stopper, and a closer if you want it to shut behind you. If it is a condo entrance, check the fire rating first.
  • Bedroom and study doors: plain butt hinges and a wall or floor stop. A magnetic holder if you like it open.
