For a standard bathroom of roughly 35–45 sq ft of floor plus the wet-wall upturns, the RM4,500 – RM9,000 splits roughly like this:

Tiling is the largest single line, which is why the tile you pick matters more than any other decision. The membrane itself is one of the cheaper items and the one that decides whether the bathroom leaks.

Which tiles work on a wet bathroom floor

A bathroom floor needs a tile that grips when wet and does not absorb water. Look for a porcelain or homogeneous tile with a slip-resistance rating of R10 or higher for the shower zone, and avoid glossy tiles on the floor however good they look in the showroom. Smaller tiles or mosaic in the shower give more grout lines, which helps grip and makes the fall to the trap easier to form; large tiles look calmer but need a flatter base and more careful cutting round the trap.

What moves the price

  • Size: the floor area plus how far up the walls you tile; full-height walls add several times the floor area.
  • Tile type and grade: ceramic at one end, porcelain and stone at the other.
  • Large formats: the largest tiles add RM2 – RM5 per sq ft in labour for handling and cutting.
  • Hacking: removing and disposing of old tiles adds RM3 – RM6 per sq ft.

Hack and re-tile, or tile over the old tiles?

Tiling over sound old tiles saves the hacking and disposal line and several days of dust. It works when the old tiles are firmly bonded, the floor is flat, the floor level can rise a little at the door and, above all, the bathroom is not leaking. Hacking is the right answer when tiles are hollow or loose, there is a leak into the room below or the next wall, the floor does not drain to the trap, or you want to move the trap or the toilet.

Never re-tile over a failed membrane

New tiles on a bathroom that is already leaking only hide the problem until the ceiling below stains again, and then the new tiles have to come up too. If there is a stain below, damp at the bottom of the next wall or a musty smell, find the cause first. How a bathroom re-tile is done

  1. Protect the rest of the home and the route out; shut off water to the bathroom.
  2. Remove the fittings, then hack the old tiles and screed down to the slab and clear the debris.
  3. Check and pressure-test the pipes in the floor and walls while they are exposed.
  4. Lay a new screed with falls to the trap, then the waterproofing membrane with upturns at the walls.
  5. Flood the floor for a ponding test before any tile goes down.
  6. Tile the walls and floor, grout, then refit the toilet, basin, tap and shower set and seal the joints.

Condos, landed houses and doing two bathrooms together

In a condo, the management usually needs a renovation application, a deposit and set working hours, and debris has to go out by the service lift. In a landed house access is easier but the bathroom may sit over a living room, so the membrane matters just as much. Doing two bathrooms in one job costs meaningfully less than two jobs a year apart, because the hacking, the waterproofing crew and the tiler are mobilised once. How to avoid a bad tiling job

  • Ask for an itemised quote: hacking, screed, membrane, ponding test, tiles, laying and refitting as separate lines.
  • Insist on a ponding test before tiling, and ask to see it.
  • Tap the finished tiles: a hollow sound means poor adhesive cover and a tile that may crack or lift.
  • Pour water on the floor: it should run to the trap without standing puddles.
  • Check lines, cuts round the trap and fittings, and that tile edges sit flush.
  • Keep a box of spare tiles from the same batch for future repairs.
