There is no single ceiling board price per sheet in Malaysia: a sheet of plain gypsum (“siling kapur”) costs less than a moisture-resistant, calcium silicate or PVC board, and thickness and brand move the price again. What people mean by a “siling kapur” sheet

In Malaysian shops and on contractor quotes, “siling kapur” covers several different boards. In older terraces and flats it often means the small flat boards laid in a visible grid, which can be lifted out and replaced one at a time. In newer homes it usually means large gypsum plasterboard sheets screwed to a frame, taped and skimmed so the joints disappear. Both are “plaster ceilings” to most owners, but they are bought, cut and replaced in very different ways.

Before asking for a price per sheet, work out which one you have. Look for straight lines in a regular grid across the ceiling: if the boards sit on a visible metal or timber grid, you have a tile-type ceiling. If the ceiling is one smooth surface with no lines, it is jointed plasterboard, and a single “sheet” cannot be swapped without cutting, taping and repainting around it.

Board sizes: 2x4 tiles and full plasterboard sheets

The size question matters because a replacement board has to fit the gap exactly. The common sizes you will meet are set by the grid or the sheet, not by the shop:

Shops may also sell square boards for older ceilings. Whatever the label, measure an existing board edge to edge and check its thickness before buying, because older ceilings were not always built to today's sizes. Board types, from cheapest to dearest

The board type is the biggest single difference between two sheet prices. Relative to each other:

What decides the price of one sheet

  • Material: plain gypsum, moisture-resistant gypsum, calcium silicate or PVC, as in the table above.
  • Thickness: a thicker board uses more material and costs more per sheet.
  • Size: a full plasterboard sheet costs more than one small grid tile, but covers far more ceiling.

  • Edge and face: tapered-edge boards made for jointing, or pre-finished faces for grid tiles.
  • Quantity and delivery: one or two sheets from a shop cost more each than a bundle for a whole room.

Because all of these change from shop to shop and month to month, a per-sheet price you are quoted only means something once you know the material, thickness and size it refers to. Ask for all three in writing.

Swapping a few damaged sheets

Replacing only the damaged boards is usually far cheaper than a new ceiling. ClickBina's ceiling replacement guide sets the line at roughly a third of the surface: below that, replacing the affected panels alone makes sense. How the swap works depends on the ceiling:

  1. Find and stop the cause first. Most damaged boards are water-damaged. A new board under the same leak fails the same way.
  2. Check the frame. Rusted hangers or termite-eaten battens mean new boards will sag too.
  3. Grid ceilings: lift the old tile out, check the grid, and drop in a board of the same size and thickness.
  4. Jointed ceilings: cut the damaged area back to a neat rectangle between frame members, screw in a new piece, tape and skim the joints.
  5. Repaint the whole panel or ceiling, not just the patch, so there is no colour halo.

A new grid tile often looks brighter than its neighbours, so many owners repaint the whole grid ceiling at the same time. On a jointed ceiling, the taping, skimming and painting are most of the work, not the board.

Old ceiling boards: check for asbestos first

Some older Malaysian homes still have asbestos-cement ceiling sheets, often in the same flat grid as other boards. If yours might, do not cut, drill, break or sand them, and do not lift them out yourself. Have them identified first. A small repair is mostly the visit, the setup and the repaint, not the board itself, which is why batching several damaged areas into one visit is the cheapest way to buy this work.

When to stop swapping sheets

  • More than about a third of the ceiling is stained, sagging or soft.
  • The frame has failed: rusted hangers, termite damage or battens that have crept.
  • The same boards have been wet more than once; gypsum that has been soaked does not regain its strength.
  • You want to move lights, add a cove or lower the ceiling anyway, which needs a new frame.

Buying sheets yourself or having them fitted

Buying a few boards and fitting them yourself can work on a dry grid ceiling where a tile simply lifts out and the new one is the same size. It is a poor idea on a jointed ceiling, where the cutting, taping and skimming decide whether the repair shows, and on anything that might be asbestos.
