Ceiling, partition, bathroom, porch or cabinet: the right board for each spot, and why water decides most of it.

Use gypsum board for dry, air-conditioned rooms; moisture-resistant gypsum or calcium silicate where there is steam; calcium silicate or cement board where it can actually get wet or sits outdoors; and keep plywood for carpentry, not ceilings or walls. Gypsum is the lightest, cheapest and smoothest to finish but sags and stains when wet. Calcium silicate and cement-based boards do not break down in water, so they suit bathrooms, wet kitchens and porch ceilings. The four boards in one minute

Four sheet materials do most of the board work in Malaysian homes, and they are often confused on quotations because contractors call several of them "plaster" or "board". The difference matters because each one reacts differently to water, heat and load.

Gypsum board: the dry-room default

Gypsum board is what most people mean by a "plaster ceiling": boards screwed to a light metal frame, jointed with tape and compound, skim-coated and painted. It is light, quick to install and gives the smoothest paint finish, which is why it is the standard for living rooms, bedrooms and offices.

  • Standard (ivory) board: 9.5 mm or 12.5 mm on ClickBina's gypsum partition guide; dry rooms only.
  • Moisture-resistant (green) board: 12.5 mm; for rooms with steam rather than splashing water.
  • Fire-rated board: 12.5 mm or 15 mm; used where a wall or ceiling has a fire-resistance requirement, such as some commercial spaces.
  • Acoustic builds: two layers with insulation in the frame cavity for bedrooms and home theatres.

Its weakness is water. A leak from the floor above or a roof will soak a gypsum ceiling, which then sags, stains and has to be cut out. Fix the leak first, then replace the board.

Calcium silicate board: for steam, splashes and half-outdoor spaces

Calcium silicate is a mineral board with no paper face, so there is nothing for mould to feed on and nothing that turns soft when it gets wet. It holds its shape where gypsum would sag, and it is used for bathroom ceilings, wet kitchens, ceilings under a bathroom on the floor above, and porch or balcony ceilings.

It is heavier than gypsum and slightly harder to finish smooth, so the joints and edges need proper sealing, and the cost per sq ft is a little higher. ClickBina's car porch ceiling guide recommends it, or cement board, for an open porch, where standard gypsum absorbs moisture and sags.

Fibre cement and cement board: outdoors and behind tiles

Fibre cement board is made from cement-based materials reinforced with cellulose fibre. It is fixed to a timber or light steel frame and painted, and ClickBina's exterior cladding guide covers it as cladding for extensions, gable ends and porch walls. Cement boards are also used for eaves soffits and as a rigid base that tiles can be fixed to on a framed wall.

Two cautions. A cement-based board is not waterproof just because it is cement: one maker lists an interior lining as suitable for bathrooms but not inside showers. And claims such as "termite-proof" or "fire resistant" should be backed by the test report for that exact board, not a sales sheet.

⚠️ Old houses may still have asbestos-cement sheets in ceilings, eaves or roofs. Do not cut, drill or break them yourself; have them identified first.

Plywood: carpentry, not ceilings or walls

Plywood is timber veneer glued in layers with the grain crossing, which makes it strong and good at holding screws and hinges. That is why ClickBina's cabinet material guide recommends moisture-resistant plywood as the carcass for kitchen cabinets and vanities, where MDF and particleboard swell if they get wet.

Plywood is not a ceiling or partition board in a Malaysian home: it is timber, so it can be attacked by termites, it moves with humidity and it needs a fire-safe finish in many settings. It is useful hidden inside a gypsum wall as a backing panel where a TV bracket, a heavy cabinet or a grab bar will be fixed.

Wet areas: a board is not waterproofing

The most expensive mistake is treating a "water-resistant" board as if it were a waterproof layer. For ceilings, ventilation decides how long any board lasts. Even calcium silicate will show mould on its paint if a bathroom never dries out, so an exhaust fan and a gap under the door matter as much as the board. Plan an access panel under pipes and the water heater so the ceiling does not have to be cut later.

The plaster ceiling guide puts the step up from gypsum to cement board at about RM2 – RM4 per sq ft for the material and the extra labour to cut and fix it. On a bathroom or porch ceiling, that is a small difference next to replacing a sagging gypsum ceiling.

What the quotation should say

  • The board type and brand for each area, not just "plaster ceiling" or "board".
  • The board thickness, and whether it is standard, moisture-resistant or fire-rated.
  • The frame: metal stud or ceiling grid, and the spacing for heavier boards.
  • Jointing: tape, compound and skim coat, and how edges are sealed on calcium silicate or cement board outdoors.
  • Access panels under pipes, the water heater and aircon units.

What is the difference between gypsum board and calcium silicate board?
Gypsum has a paper-faced gypsum core that absorbs water and sags. Calcium silicate is a mineral board that does not break down when wet, so it suits bathrooms, wet kitchens and porch ceilings.
Can I use gypsum board in a bathroom ceiling?
