A quick, low-cost floor from a roll? What sheet vinyl and real lino are, where they work, and where planks or tiles last longer.

Sheet vinyl comes in large flexible rolls cut to fit the room, so a floor has few or no joints and the surface is impermeable to water; most of what Malaysians call “lino” is actually sheet vinyl, while true linoleum is made from linseed oil, cork and wood flour on a fabric backing. It is a low-cost, fast cover for old tiles, rentals and store rooms, but every bump in the floor shows through and a thin sheet tears or wears through its print. What sheet vinyl is

Sheet vinyl is vinyl flooring in large, continuous, flexible sheets. Unlike vinyl tiles and click planks, a vinyl sheet floor is completely impermeable to water across its surface, because there are no joints every few feet for water to find. It is cut to the room on site and can be glued down or laid loose.

Most residential sheet vinyl is a layered product: a backing, a printed design layer that imitates wood, stone or tile, and a clear wear layer on top. Cushioned versions have a foam layer underneath that makes the floor softer and warmer underfoot.

Sheet vinyl largely replaced linoleum because it is cheaper and faster to make, and many people still call it lino. In Malaysian shops, “lino” or “tikar getah” rolls are almost always vinyl; true linoleum is a specialist, higher-cost product.

Where roll vinyl makes sense at home

  • Over old tiles in a rental: a quick refresh that can be lifted later, especially if laid loose.
  • Store rooms, utility areas and maid's rooms: low cost and easy to mop.
  • Children's play areas: cushioned sheet is softer and warmer than tile.
  • Temporary floors: while you save for a proper renovation, or before selling or renting out.

The sheet should rest in the room before cutting so it relaxes and does not shrink back after fitting. Loose-lay is the easiest to remove, which landlords and tenants like, but it can ripple in heat or shift under furniture in large rooms.

Subfloor: every bump shows through

Sheet vinyl is thin and flexible, so any unevenness in the floor below shows through: grout lines, chipped tiles, ridges in a cement screed and grit left under the sheet. These must be smoothed first. Over old tiles, deep grout lines can telegraph through as a grid pattern, and hollow or loose tiles should be fixed or removed.

Seams, edges and wet areas

Where a room is wider than the roll, two sheets meet at a seam. At home, seams are usually glued or sealed; in clinics and food premises they are heat-welded with a plastic rod and the floor is turned up the wall as a cove, which ClickBina's clinic infection-control finishes guide covers. Plan the layout so seams avoid doorways and high-traffic paths.

In a bathroom or wet kitchen, water that gets under the edges or a seam is trapped and can smell or lift the sheet. A sealed or welded edge, or tile, is the safer choice in truly wet rooms.

How long it lasts, and sheet vs SPC planks

The thickness of the sheet and its wear layer decide how long it lasts. Once traffic wears through the print layer, the damage is obvious, and thin sheets can tear. True linoleum, with colour through its body, wears more gracefully.

Care makes a big difference to a thin floor. Put mats at the doors to stop grit, use felt pads under chair and table legs, lift rather than drag heavy furniture, and mop with a mild cleaner instead of harsh solvents. Keep direct afternoon sun off light colours with curtains or blinds, and deal with spills at the edges quickly so water does not creep underneath.

Removing old lino

Old sheet floors in older homes may have a felt or paper backing, and before about the 1980s such backings sometimes contained asbestos. If an old sheet floor is being lifted, especially a glued one, have the backing checked before anyone scrapes or sands it. Glued sheets also leave adhesive that must be removed or levelled before the next floor.

Is lino the same as vinyl?
Not strictly. True linoleum is made from linseed oil, cork and wood flour on a fabric backing; most rolls sold as lino are sheet vinyl.
Can sheet vinyl be laid over old tiles?
Yes, if the tiles are sound and the surface is smoothed; otherwise grout lines and chips show through the sheet.
Is roll vinyl good for a rental unit?
