Retractable Awning Malaysia
Motorised, Manual & Fabric (2026)

How folding-arm awnings work, crank or motor, which fabric, when to roll it in, and when to replace the fabric instead of the awning.

Grey fabric retractable awning on folding arms extended over a condo balcony

A retractable awning is a fabric cover on folding arms that rolls out from the wall for shade and back into a roller when you do not need it, either by hand crank or by a motor hidden in the roller tube. It suits balconies, patios, shopfronts and windows where you want sun some of the time. ClickBina's awning guide puts a retractable canvas or fabric awning at RM400 – RM900 per metre run installed, with fabric typically replaced every 5–8 years at RM400–RM1,200 for a standard width; a motorised version is quoted on site (indicative 2026, Klang Valley). Roll it in for storms and strong wind: it is shade, not a permanent rain roof.

How a retractable awning works

Wikipedia's article on awnings describes the common modern type, the lateral arm or folding arm awning, as two, three or four tension arms and a top tube carried on a torsion bar that fixes into wall, soffit, fascia or roof brackets, which spread the load into the structure. As the fabric unrolls, the tension arms straighten and hold it out taut; as it rolls back, the arms fold flat against the wall. Because there are no posts, the space underneath stays clear.

TypeHow it worksWhere it suits
Folding arm (open)Roller and fabric fixed to the wall with nothing covering them when closedCovered balconies and shopfronts under an overhang
Folding arm with cassetteThe fabric rolls into a closed box that protects it when retractedExposed walls where the closed fabric would otherwise sit in the rain
Drop armRoller at the top and side arms that swing down and outShading a single window
Retractable patio coverFabric on guide rails, designed to be waterproofPatios that need rain cover as well as shade

The difference between open and cassette matters in Malaysia: Wikipedia notes that early awnings left part of the fabric exposed when retracted, and that moisture pooling in the folds sped up deterioration. A cassette or a position under an overhang keeps the rolled fabric dry. Our awning design gallery shows a cassette folding-arm awning over a balcony door.

Manual crank or motorised?

Manual (hand crank)Motorised
OperationA crank handle turns a gear on the rollerMotor inside the roller tube, run by remote or wall switch

Daily useFine for an awning you open now and thenEasier for wide awnings or ones you open and close every day
ExtrasNoneCan take a wind sensor that retracts it automatically
What can failCrank gear, handle, arm springsMotor, remote, switch, and the same arms and springs

Wikipedia notes that motors now usually sit inside the roller tube with a built-in receiver, and that newer designs add a wind sensor for automatic retraction in high wind. Any motorised awning needs an electrical point at the motor, so plan where the power comes from before the brackets go up. WhatsApp us your job details for a quote on the awning, and mention that it needs a power point.

Fabric types

The fabric is the part you see, and the part that wears out. Wikipedia describes solution-dyed acrylic as the most common fabric for folding arm awnings, citing its weight, stable dimensions and strong UV filtering and resistance, with grades for water repellence, and notes that cotton canvas was replaced by acrylic and polyester fabrics from the 1960s. In practice you will be offered:

  • Solution-dyed acrylic: resists UV, comes in water-repellent grades, and is the usual choice for home awnings.
  • Polyester fabrics: the other common modern choice.
  • Traditional canvas: the old look; heavier and slower to dry.

ClickBina's awning guide gives canvas and fabric covers a light transmission of 10–40% and good heat insulation, which is why they feel cooler underneath than clear polycarbonate or glass. Darker colours give deeper shade; lighter colours show stains sooner.

Wind and rain: what fabric can and cannot do

Retractable awnings are shade first. Wikipedia describes lateral arm awnings as water-resistant rather than waterproof, and contrasts them with retractable patio cover systems that are designed to keep rain out. That has three practical rules:

  1. Roll it in for storms. The awning guide says to retract it in storms and strong wind; an extended awning catches the wind like a sail.
  2. Do not leave it out in heavy rain at a shallow angle. Water pools in the fabric, stretches it and strains the arms.
  3. Never roll it away wet for long. Let it dry fully before rolling, or mildew grows in the folds.

If you need a cover that stays out in the rain, a fixed awning is the better tool; our polycarbonate roofing guide covers the most common one.

The same guide gives a retractable fabric awning a life of 5–10 years on the fabric, against much longer for the frame, which is why the fabric is the running cost to budget for.

A frame in good condition rarely needs replacing; most old awnings are brought back with new fabric and a mechanism service. The awning guide recommends servicing the retractable mechanism once a year.

Balconies, patios, shopfronts and windows

  • Condo balconies: management approval first. Many buildings allow retractable awnings on balconies under their by-laws, but check before you buy.
  • Patios and back yards: pick the projection to shade where you actually sit, and confirm the wall can take the bracket loads.
  • Shopfronts: the awning must not block the five-foot way; our five-foot way canopy guide covers the approvals.
  • Windows: a drop arm awning shades one window from the afternoon sun without darkening the room all day.

Looking after the fabric and mechanism

  • Brush off leaves and dust regularly; wash with a soft brush and mild soap, then rinse.
  • Let the fabric dry completely before rolling it away.
  • Retract it before storms and when you go away.
  • Have the arms, springs and crank or motor serviced once a year.
  • Check the wall brackets and the sealant around their fixings, so rain does not track into the wall; our awning wall-joint guide explains why fixings leak.

Common Questions

How much is a retractable awning in Malaysia?
ClickBina's awning guide puts a retractable canvas or fabric awning at RM400–RM900 per metre run installed (indicative 2026, Klang Valley). A motorised version is quoted on site.
How often does awning fabric need replacing?
Typically every 5–8 years, at RM400–RM1,200 for a standard width on ClickBina's figures. The frame usually lasts much longer.
Can a retractable awning stay out in the rain?
Light rain at a good angle is fine, but most fabric awnings are water-resistant rather than waterproof. Retract it in storms and strong wind, and dry it before rolling it away.
Is a motorised awning worth it?
For a wide awning or one you open every day, yes. It needs a power point at the motor, and can take a wind sensor that retracts it automatically.
What fabric is used for retractable awnings?
Solution-dyed acrylic is the most common, because it is light and resists UV well. Polyester and canvas fabrics are also used.
Can I put a retractable awning on my condo balcony?
Often yes, but only with management approval under the building's by-laws. Ask before you order.
My awning sags in the middle. What is wrong?
Usually stretched fabric or tired arm springs. Re-tensioning or new arms can fix it; badly stretched fabric needs replacing.
