Want the view and the breeze without worrying about a child or a cat on the balcony? Here is how invisible grille is priced, how it compares with a normal grille, and what to check before a condo lets you fit it.

An invisible grille is a row of thin, tensioned stainless-steel cables fixed across a window or balcony opening. It is fitted mainly to stop children and pets falling, while keeping the view and the breeze. It is quoted by measuring the opening, usually per square foot, and the price moves with the cable specification, the gap between cables, the height of the opening and how hard it is to reach. Because those vary so much from one opening to the next, we quote each opening rather than publish a single rate. Conventional grille prices are set out below for comparison. An invisible grille replaces the heavy bars of a normal grille with a series of thin stainless-steel cables, usually running vertically, held in tension between two tracks. The tracks are fixed to the top and bottom of the opening, or to its sides for horizontal runs. From a few metres away the cables almost disappear, which is why the product is popular in condos where owners do not want the view from the living room cut into squares. Our door and window types guide describes it in one line: stainless steel, cable-based, unobtrusive, allows full ventilation, higher cost.
What it is not matters just as much. An invisible grille is a fall-prevention barrier. It is not a burglar bar. A person with the right cutting tool can get through a cable, and that is partly the point, because it keeps an escape route possible in an emergency. If your real worry is break-ins on a ground-floor window or a terrace house back door, a conventional welded grille is the security product, and the metal grille cost guide covers it.
Most invisible grilles in the Klang Valley go into high-rise homes, and the buyers tend to fall into a few groups:
No barrier replaces supervision. Even with cables fitted, keep climbable furniture, planters and storage boxes away from windows and railings. A cable run starts working only above its bottom track. So a low sill with a chair beside it is still the risk to look at first.
The two products solve different problems. This is how they compare on the points owners ask about most:
| Point | Invisible grille | Conventional welded grille |
|---|---|---|
| Main job | Stops falls from windows and balconies | Stops break-ins, and stops falls as well |
| View and light | Almost unobstructed | Cut into bars or a pattern |
| Breeze | Full ventilation | Good, but the bars take up part of the opening |
| Break-in resistance | Low: cables can be cut with the right tool | High, when anchored into concrete |
| Emergency exit | Cables can be cut to get out; confirm how with the installer | Needs an openable panel with a lock |
| Condo facade rules | May be easier to get approved, because it barely changes the look | Design and colour are usually controlled by management |
| How it is priced | Measured per opening, usually per square foot | Per square foot by material, published on our grille guide |
For a high-floor condo balcony, where the main risk is a fall, an invisible grille does the safety job while keeping the view and breeze. A welded metal grille also stops falls and adds break-in resistance, which matters more on ground-floor or easily reached openings, but condo management usually controls its design and colour. With either, keep chairs and planters away from the railing, since cables only protect above the bottom track.

Invisible grille is sold by the area of the opening it covers, which is why every serious quote starts with a tape measure. Some sellers price per square foot of opening and others per foot of width at a set height. Ask which, so two quotes can be compared. The things that move the number are:
Online kits are cheaper per square foot because the price covers only the parts. The work that makes a fall barrier safe is the fixing into sound material and the tensioning, and a kit leaves both to you.
These are the site's published figures for conventional welded grilles, quoted from the metal grille cost guide. They are not invisible grille prices. We show them so you know what the welded alternative costs for the same opening (indicative Klang Valley ranges for 2026):
| Conventional grille (not invisible grille) | Mild steel | Aluminium | Stainless steel (SS304) |
|---|---|---|---|
| Standard window grille, per sq ft | RM80 – RM130 | RM130 – RM200 | RM180 – RM280 |
| Sliding window / door grille, per sq ft | RM100 – RM160 | RM150 – RM230 | RM200 – RM320 |
| Standard bedroom window, 3 ft × 4 ft | RM960 – RM1,560 | RM1,560 – RM2,400 | – |
An openable panel with a lock on a conventional grille adds RM200 – RM600 per unit for the mechanism, according to the same guide. Invisible grille has no such panel, which is one reason owners compare the two. Your invisible grille quote is a separate figure that we give after seeing the opening.
In a strata building the facade belongs to everyone, and our strata renovation rules guide lists “changing window grille designs” among the external changes that need management approval. It also names external window grille designs and balcony railings as common property that an owner cannot alter on their own. So before any installer drills a balcony:
Invisible grille can be the easier approval because it barely changes how the building looks from outside, but that is not automatic. Ask first.
Grilles can trap people in a fire. Our grille guides stress that bedrooms need an openable grille on the window for escape, and the door and window guide says fixed grilles need a quick-release emergency grille so the occupants have a way out. With invisible grille the cables themselves are the escape route, because they can be cut. Before you sign, ask the installer three things: which tool cuts the cable, whether you should keep one at home, and where it should be stored so an adult can reach it and a child cannot.
Fire-escape requirements vary by building. If your unit has only one exit door, check with the management office or your local authority before covering every opening, whatever the grille type.
The words “invisible grille” cover products that differ a lot. These are the questions that separate them. Get each answer written on the quote:
| Ask | Why it matters |
|---|---|
| Stainless steel grade of the cable | The grade decides how well it resists rust. For coastal homes our grille guide recommends SS316 over SS304 |
| Cable thickness and whether it is coated | Thicker cable is stronger. A coating changes the look and how the cable feels |
| Gap between cables | A tighter gap keeps small children and cats in, and it also costs more |
| What the tracks are fixed into | It should be concrete or a structural frame, never plaster or hollow brick |
| How tension is set and checked | A slack cable is a gap, so ask how they check it at handover |
| How to cut a cable in an emergency | This is your escape route, so ask for the tool and the method |
| Management approval | Who prepares the drawing, and whether work waits for approval in writing |
A typical apartment's windows and balcony are usually fitted in a single visit once the parts are ready. Bigger jobs, or openings that need special access, may take longer.
Invisible grille needs little care, but it is not zero. Wipe the cables and tracks now and then, especially on a balcony that faces a main road or the sea. Every few months, press a few cables in the middle of the run. They should all feel equally tight. Call the installer if you see any of these:
Do not hang laundry, plants or bags on the cables. They are designed to hold a person back, not to carry a load all day.
