The window faults that actually bring us out

Malaysian homes are overwhelmingly glazed in powder-coated aluminium, and aluminium windows are built from a small number of moving parts that wear in predictable ways. That is good news: the fault list is short, the diagnosis is usually visual, and most of it is repairable without touching the frame. The trick is naming the fault correctly before anyone quotes, because the same symptom — “my window is stuck” — can be a five-minute adjustment or a new sash.

Heat and rain drive nearly all of it. A west-facing elevation expands and contracts every day of the year, which works screws loose and fatigues the small steel and stainless parts inside an aluminium extrusion. Airborne dust and grit settle in the tracks, and the moment a roller flat-spots, the flat spot chews the track and the chewed track eats the next set of rollers. Nothing here is exotic; it is simply maintenance that nobody does until the window stops working.

Casement hardware: friction stays, handles and hinges

A casement is held, carried and controlled by its friction stays — the scissor arms hidden in the gap when the window is open. They do two jobs at once: they carry the whole weight of the sash and they provide the friction that stops the window slamming in a gust. When they wear, both jobs fail together, which is why a tired casement is simultaneously stiff to open and unwilling to stay put in the wind. Stays are sold in matched pairs sized to the sash, and fitting the wrong length is the single most common bad repair in this category: too short and the window will not open far enough to clean, too long and it fouls the frame.

The handle is the other wear item. In most Malaysian aluminium casements the handle drives a multi-point espagnolette bar or a simple cam that engages keeps on the frame. Handles fail from the inside — the gearbox wears, the drive pin shears, or the fixing screws pull through the thin extrusion wall. A handle that turns freely and does nothing is a handle fault. A handle that turns fully but the window still will not hold is usually the keeps, not the handle. Getting that distinction right before ordering parts saves a second visit.

Two practical points worth insisting on. First, ask for stainless-steel stays and hardware on any window with weather exposure; plated mild steel rusts and then seizes, and a seized stay bends the sash when somebody forces it. Second, ask what happens to a stripped screw hole. The correct answer is that the hole is re-plugged or moved to sound material, not that a fatter screw is driven into a torn extrusion — that repair lasts one monsoon. Sliding windows: rollers, tracks and alignment

Sliding sashes fail at the bottom. The rollers carry the sash across a track that collects dust, sand and the fine grit that blows off Klang Valley construction sites, and once a roller stops turning it starts skidding. A skidding roller develops a flat spot, the flat spot gouges the track, and the gouged track destroys the replacement rollers within months. This is why a sliding window repair should always include the track, not only the rollers — a roller-only quotation on a visibly chewed track is a repair with a short warranty attached.

The repair sequence is unglamorous and it works: lift the sash out, strip and vacuum the track, inspect the track lip for wear and distortion, fit new rollers sized to the sash weight, dress or replace the track insert where one exists, then re-hang and set the height so the sash meets its jamb evenly top to bottom. Silicone spray on a dirty track is not maintenance; it is grit-flavoured grease, and it accelerates the wear it appears to relieve.

Alignment is the part homeowners underestimate. A sash that meets the jamb hard at the top and shows daylight at the bottom is telling you the sash, the frame or both are out of square — and no amount of new hardware will make it weather-tight until that is corrected. On upper floors this matters twice over, because a sash that does not seat evenly is also the sash that whistles and lets wind-driven rain past in a storm.

Cracked, fogged and loose glass

Glass comes into a repair conversation three ways: it is cracked, it has come loose in its bead, or — in a double glazed unit — the seal has failed and it has fogged internally. A crack is straightforward, if not always cheap: the pane is measured, cut, and re-bedded into the sash with new gaskets or beads. A pane rattling in a loose bead is often just a re-bedding job. A fogged sealed unit cannot be repaired at all; the unit is replaced as a unit.

Specify the glass rather than accepting “glass” on a quotation. Those are material rates, not a fitted price for your window, and they are worth knowing because the difference between float and tempered is a safety decision as much as a cost one. Any pane a person can walk into, fall against or reach through — low-level glazing, a full-height panel, anything beside a stair — is a case for a safety glass, and that judgement belongs to whoever specifies it, not to the cheapest quotation.

Gaskets, weatherstrip and the perimeter bead

There are two quite different seals on a window and they are constantly confused. The gasket is the rubber or wedge strip that seals the moving sash against the frame, and the bead or gasket that holds the glass in the sash. The perimeter seal is the sealant joint between the outside of the window frame and the wall. Gaskets are a hardware item and they perish from heat and UV — they go hard, shrink back from the corners, and stop pressing. The perimeter joint is a sealant job entirely, and it is the one that causes leaks.

Both are repairable, but not by the same trade in the same way. Re-gasketing means sourcing the right profile for the extrusion, which is easy on current systems and genuinely hard on a twenty-year-old proprietary frame — another point that pushes an old window towards replacement. Weep holes and frame drainage

An aluminium window is not designed to keep every drop of water out of the frame. It is designed to catch what gets in and drain it back outside through small slots along the bottom of the outer frame — the weep holes. Paint them over, silicone across them, or let them silt up with dust and dead insects, and the frame becomes a bathtub. The water then finds the next lowest exit, which is usually the inside face of your sill.

Clearing and testing weep holes is the cheapest genuinely useful thing anyone can do to a window, and it is often bundled into a diagnosis visit rather than charged as a job. It is also the first thing to check before agreeing to any waterproofing work: a “leaking” window with blocked drainage is not leaking, it is flooding from the inside out, and sealing it harder makes it worse. Repair or replace: how to decide

The decision is made by the frame, not by the fault. If the extrusion is sound, the corners are tight and the frame sits square in the opening, hardware is replaceable more or less indefinitely and repair is the right call. If the frame is pitted through, visibly distorted, or the sash corners have opened so it will not hold square, you are renewing hardware on something that will keep moving — and the second repair usually arrives inside a year.

The last row is not an oversight. Condos, facades and who owns the window

In a strata building the question of who pays is settled before the question of what it costs. Broadly, what is inside your parcel is yours and the building envelope is common property, but the boundary runs through the window in ways that differ between schemes — and the by-laws, not common sense, are what decides. Two practical constraints follow. Anything touching the external face — the frame perimeter, the outside of the glass, the facade around it — usually needs management consent and, above the first floor or two, proper access equipment rather than a ladder off a balcony. What a window repair quotation must itemise

A single line reading “repair window” is not a quotation, it is a hostage note. Because hardware is not priced on this site and cannot honestly be, the itemisation is what protects you. Ask for:

  • The fault, named. Which part has failed, on which window, and how that was established — not “window not working”.
  • Parts, by name and quantity. Friction stay pairs and their length, handle set and type, roller sets and quantity per sash, gasket profile and metres, glass type and thickness.
  • Material specification. Stainless or plated hardware, and the glass type in words — float, tempered or laminated — with the thickness in millimetres.
  • Labour, separately from parts. Including whether a second visit to fit ordered parts is included or charged again.
  • Access. Who provides ladders, scaffolding or rope access on an upper floor, and whether management permits and deposits are in the price.
  • Making good. Sealant, beads, touch-up to the coating, and clearing the debris.
  • Warranty. Separately on parts and on workmanship, with a stated period — and a note of what voids it.
  • The replacement alternative. On any window where the repair approaches the RM250–RM600 per panel replacement rate, ask for both prices side by side and decide with the numbers in front of you.
