Illustrative concept design: narrow condo balcony lounge with deck tiles, a cushioned bench and potted tropical plants

A condo balcony is not a small garden. It is a narrow strip of common facade that you use but do not fully control: management usually decides what may be fixed to the railing, whether anything may be enclosed or roofed, and what colour a blind or grille must be. It also carries the aircon compressor ledge, a floor that must keep draining to its outlet, and strong wind on the higher floors. These 13 concept designs show how condo, apartment and flat owners fit seating, plants and laundry into that one strip without breaking the house rules. Use the filters below to narrow them by style or by seating and utility ideas.

How to plan a condo balcony

Start with what the building fixes, then decide what the strip is for. Most condo balconies are long and shallow, sit between the living room sliding door and the railing, and already hold the compressor ledge and a floor trap. That leaves room for one main use and one or two small extras, not a full outdoor room.

  • One main use. Pick a coffee spot, a green corner, a pet patch or a laundry strip, and let the rest support it.
  • Keep the walkway. Leave a clear path from the sliding door to the compressor ledge and the floor trap, so cleaning and aircon servicing stay easy.
  • Fix to walls, not railings. Benches, racks and fans are safer on the side walls and ceiling than hanging from the balustrade.
  • Think about the floor first. Deck tiles, turf and benches must not block the fall of the floor or the outlet.
  • Match the facade. Blinds, grilles and screens show from outside, so choose colours the building already uses.

ClickBina's balcony design gallery covers balconies in general, and the terrace house balcony gallery covers landed homes, where the rules are looser and the space is usually deeper.

What management usually allows on a strata balcony

Every building has its own house rules, so read yours and ask the management office before ordering anything that shows from outside. In most condos the questions come up in the same places:

  • Enclosures and roofs. Glass enclosures, roofs and awnings over a balcony change the facade and usually need written approval, and some buildings do not allow them at all.
  • Grilles. Many buildings approve one grille design for every unit, often an invisible grille, so ask which design is accepted.
  • Blinds and screens. Outdoor blinds and louvre screens are often limited to one colour so the building looks uniform.
  • Things on the railing. Planters, racks and laundry over the railing are a common complaint; many buildings ask owners to keep them inside the balustrade line.
  • Wet works. Hacking tiles, new pipes and waterproofing usually need a renovation application and a refundable deposit.

The invisible grille guide explains how grilles are approved and quoted in strata buildings.

Practical limits on a narrow, high-floor strip

  • Wind. Higher floors get strong gusts. Choose heavy pots, fold chairs away and keep anything light off the railing.
  • Floor falls and the outlet. The balcony floor slopes to its floor trap. Anything laid on top must let water reach it, or the water ponds against the sliding door.
  • Waterproofing. A leaking balcony slab stains the ceiling of the unit below. Re-waterproof before any new tiles go down, and do not hide a leak under deck tiles. The balcony waterproofing guide explains the signs.
  • The compressor. The outdoor unit needs open air in front of its fan and a safe way for a technician to reach it, so screens must be removable. See the aircon ledge guide.
  • Power and water. Fans, lights and sinks need proper new points and drains, planned before the finishes.

What a condo balcony makeover costs

ClickBina's balcony renovation cost guide puts a basic balcony refresh (retile, waterproof and repaint the railing) at RM5,000 – RM10,000, waterproofing a balcony slab with a liquid membrane at about RM1,500 – RM3,000, and composite (WPC) decking at RM18 – RM35 per sq ft installed (indicative Klang Valley ranges for 2026).

For smaller items, the laundry rack cost guide lists a basic wall-mounted foldable rack at RM200 – RM500, the aluminium louvre guide lists a balcony louvre screen at RM200 – RM400 per sq ft, and the artificial turf guide lists mid-range turf at RM7.50 – RM11.00 per sq ft supplied and laid. Invisible grilles are quoted after measuring the opening, and benches, blinds and fans are priced per job or as items.

Common Questions

What can I do with a small condo balcony?
Pick one main use, such as a coffee spot, a green corner or a laundry strip, and keep a clear path to the compressor ledge and the floor trap. Fix benches, racks and fans to the walls and ceiling rather than the railing.
Can I enclose my condo balcony?
Only if your management approves it. Glass enclosures and roofs change the facade, so most buildings need written approval and some do not allow them. Check the house rules before you order anything.
Is an invisible grille allowed on a condo balcony?
Many buildings accept one approved grille design, often an invisible grille, but it is not automatic. Ask the management office which design is accepted. Invisible grilles are quoted after measuring the opening.
Can I lay deck tiles over my balcony tiles?
Yes, if the existing floor is sound, still drains to its outlet and does not leak. Deck tiles should never hide a leak. ClickBina's cost guide lists composite (WPC) decking at RM18 – RM35 per sq ft installed, for comparison.
How do I hide the aircon compressor on my balcony?
A removable louvre screen hides the outdoor unit while letting it breathe. Leave the fan side open enough for airflow and make sure a technician can still reach the unit for servicing.
How much does a basic balcony refresh cost?
ClickBina's balcony renovation cost guide puts a basic refresh of retiling, waterproofing and repainting the railing at RM5,000 – RM10,000 (indicative Klang Valley, 2026).
Are the designs on this page real ClickBina projects?
No. They are illustrative concept designs that show condo balcony options. Your balcony is assessed and quoted to its own size, condition and building rules.
