Wainscoting is panelling on the lower part of a wall, most often slim moulding frames under a top rail, painted with the wall. A good design comes down to three choices: the style (moulding frames, shaker, board and batten, beadboard or raised panels), the rail height, set against your ceiling, window sills, switches and furniture, and the material, which must suit the room: moisture-resistant MDF for dry rooms, PVC or polymer anywhere near water. How to choose a wainscoting design

Start with the room, not the moulding catalogue. Look at the ceiling height, where the windows, switches and sockets sit, what furniture will stand against the wall, and whether the wall has ever been damp. Those facts decide the style and the rail height more than any trend.

  • Applied moulding frames if you want the classic look most Malaysian homes choose. Slim profiles suit condos; larger frames suit tall landed rooms.
  • Shaker or flat panels for a cleaner, modern line behind a bed or along a dining wall.
  • Board and batten or beadboard for corridors, utility areas, kids' rooms and guest toilets, where the wall takes knocks.
  • Raised panels and full-height panelling for formal rooms, studies and double-volume stair halls, where there is space for a heavier profile.

In a small room, restraint looks more expensive than a busy wall: one panelled wall, slim mouldings and one paint colour. In a bigger room you can carry the panelling round every wall and add a second colour below the rail.

Practical limits to check before you commit

  • Damp comes first. Never panel over a damp wall. Find and cure the cause, then let the wall dry; see why mould grows behind wall panels.
  • Material by room. Keep standard MDF away from water: bathrooms, wet kitchens, yards, balconies and the wall behind a washing machine are not MDF locations.
  • Termites. If the property has any history of termites, use PVC or polymer at the lower levels and treat the wall before you cover it.
  • Sockets and switches. Moving them is electrical work and happens before the mouldings go up.
  • Strata rules. In a condo, non-structural feature walls are normally allowed with management approval; check the strata renovation rules first.

What drives the price of wainscoting
