12 Ideas for the Balcony Over the Porch

Browse 12 balcony looks for a double-storey terrace, where the balcony is the flat porch roof outside the master bedroom, then see what each one involves.

📍 We serve KL, Selangor & Putrajaya.

Illustrative concept design: porch-roof balcony with timber decking, a frameless glass railing, two chairs and potted plants, a terrace row across the road

On most double-storey terraces the balcony is the flat roof of the car porch, outside the master bedroom. It is open to rain, shares a low parapet with the neighbour and drains onto the porch below, so waterproofing and drainage come first and looks come second. The ideas that suit it are light: decking over sound tiles, a new railing, an awning over the door, planters, a screen against mosquitoes and good lighting. Enclosing it as a room changes the building and needs approval. These 12 concept designs show terrace balconies in modern, tropical and practical styles.

How a terrace balcony works

On a double-storey terrace the balcony is usually the flat roof of the car porch, reached through a sliding door from the master bedroom. Three things follow from that. It is a roof, so it must stay watertight. It drains through an outlet and a down pipe onto the porch, so the floor must fall toward the outlet. And it sits right next to the neighbour's balcony, separated only by a low party wall.

  • Fix the water first. If the porch ceiling below is stained, sort out the waterproofing and the outlet before any decking, turf or planters go down.
  • Keep it light. Decking, a new railing, an awning, planters and lights change the balcony without changing the building.
  • Plan privacy at the shared end. A planter wall or screen on your side of the party wall works better than a solid wall.
  • Think about the door. An awning keeps rain out; a mosquito screen lets you leave it open.
  • Do not enclose it without approval. Turning the balcony into a room changes the facade.

Waterproofing and drainage first

Most terrace balcony problems show up below it: a stained porch ceiling, peeling paint or water dripping along the beam. The balcony waterproofing guide covers the membrane and the wall turn-up, and the flat roof ponding guide explains why the screed under the tiles must fall to the outlet.

Anything laid on top, from decking to turf to planters, should leave the outlet reachable and should not stop water flowing to it. Planters need their own waterproofing and drain.

Rules and limits on a terrace balcony

  • Enclosing it. Turning the balcony into a room or adding a roof over it changes the facade; the renovation permit guide treats facade changes as external alterations that need approval, and the illegal extension guide covers what happens when they are built without it.
  • The shared parapet. The low wall between your balcony and the neighbour's is shared; see the party wall guide.
  • Weight. A porch roof is not built for heavy planters, soil or water features without an engineer's check.
  • Railing safety. Keep the railing at a safe height with small gaps, especially with children at home.
  • Drips and noise. Drying racks, awnings and outlets should not drain onto the neighbour's side.

What a terrace balcony makeover costs

ClickBina's balcony renovation cost guide puts a basic balcony refresh (retile, waterproof, repaint railing) at RM5,000 – RM10,000, waterproofing a balcony slab at approximately RM1,500 – RM3,000, and composite decking at RM18 – RM35 per sq ft installed. Those figures are written for condo balconies; a terrace porch-roof balcony is often larger, so expect the total to scale with the area.

For the door, the awning design guide quotes polycarbonate at RM350 – RM700 per metre run. Railings, pergolas, screens and lighting are quoted per job.

Common Questions

Why does my porch ceiling leak under the balcony?
The balcony is the porch roof. Failed waterproofing, a blocked outlet or a floor that does not fall to the outlet lets water into the slab and out through the porch ceiling.
Can I lay decking on my terrace balcony?
Yes, over sound, waterproofed tiles with a working outlet. Composite decking is listed at RM18 – RM35 per sq ft installed in ClickBina's balcony renovation cost guide.
Can I enclose my terrace balcony as a room?
Only with approval. Enclosing it changes the facade and the building, and doing it without approval risks enforcement.
How do I get privacy from the neighbour's balcony?
A tall planter or a screen on your side of the shared parapet gives privacy without building on the shared wall.
What is the cheapest balcony upgrade?
A basic refresh: retile with a proper fall, re-waterproof and repaint the railing. ClickBina's guide puts it at RM5,000 – RM10,000.
Can I put plants on the porch-roof balcony?
Pots and light planters, yes, if they drain and stay off the outlet. Heavy built-in planters need an engineer's check and their own waterproofing.
Are the designs on this page real ClickBina projects?
No. They are illustrative concept designs that show terrace balcony options. Your balcony is assessed and quoted to its own slab, drainage and rules.
